Trade Arabia24-04-2025

Al Khayyat Investments (AKI) has opened its state-of-the-art Fulfilment & Innovation Centre in Dubai Industrial City, that will serve as a cornerstone for the company's continued regional expansion.
Spanning 1 million sq ft, the facility quadruples AKI's fulfilment capacity in the UAE while enabling faster and more efficient delivery of goods to AKI's extensive partner and customer network. Initially, the centre will focus on supporting AKI's growing retail, e-commerce, and distribution businesses, serving more than 30,000 business customers as well as supporting home delivery services for consumers. The centre already has an on-time delivery rate of 98.5% for orders requested within 24 hours.
AKI achieves this through multiple storage solution systems, with a capacity of 78,000 pallets and 67,000 bins. The site already handles over half a million units per day, with the capability to triple this figure. It includes provisions to expand by nearly 200,000 sq ft and adding 22,000 additional pallet positions in the near future. Operations are supported by a fleet of over 150 vehicles, with the warehouse processing an average of 65,000 orders per month. This includes approximately 17 million units shipped monthly, with an average of 23,000 unique B2B customer deliveries.
Zaid S Al Khayyat, Managing Director of AKI, highlights that the opening builds on the goals set out in the Dubai Economic Agenda (D33) to capitalise on Dubai's strategic location and advanced infrastructure to raise the city's status as a preferred destination for major international companies and investments.
"This represents a pivotal moment for AKI as we innovate across a diverse portfolio of businesses and partnerships to bring more people the things that matter to them," states Al Khayyat. "Yet this facility is not just about enhancing our own operations. It is a strategic investment that creates long-term value for our partners and customers, while contributing to the UAE's future-focused economy. Above all, it represents the power of our people driving our business forward every day."
'Dubai Industrial City is proud to be the home of AKI's new fulfilment centre,' says Saud Abu Alshawareb, Executive Vice President – Industrial at TECOM Group PJSC. 'Our district's proximity to Jebel Ali Port, Al Maktoum International Airport, and an Etihad Rail freight terminal enables connectivity for Al Khayyat Investments' new fulfilment centre and sets it up for long-term success. Home to more than 1,100 manufacturing champions and 350 operational factories, Dubai Industrial City is committed to supporting such strategically significant projects, in line with Operation 300bn, Make it in the Emirates, and Dubai Economic Agenda 'D33'.'
Samer Sabri, Group Chief Supply Chain Officer at AKI, adds: "This facility is a testament to the extraordinary teams within AKI who embrace diverse thinking to push boundaries, do more, and set the benchmark in supply chain excellence. The facility will truly redefine AKI's position within the UAE market, ensuring swifter and more efficient distribution capabilities for our growing business ecosystem.'
Digitisation, Sustainability & Connectivity
The centre's design reinforces how AKI is leading the way in digital transformation and sustainability within supply chain operations, with a fully paperless environment.
The facility incorporates cutting-edge automation technologies and smart design processes such as pick-to-light systems, multitier conveyor systems, dynamic and fixed bin allocation replenishments, and drone routines for faster and more precise inventory checks. Together, these have significantly increased AKI's supply chain and fulfilment productivity.
Meanwhile, the centre is designed to operate with a lower carbon footprint. It incorporates eco-friendly features such as an on-site solar energy scheme alongside advancements in efficient cooling and responsible waste management systems.

Dubai Real Estate Prices Likely To Face Double-Digit Fall After Years Of Boom, Fitch Says

Dubai's real estate market prices are likely to face a double-double-digit fall in the second half of the year and in 2026, ratings agency Fitch said in a report on Thursday, marking a sharp turn after years of a post-pandemic boom. A spike in deliveries in 2025 and 2026 to a planned 210,000 units, doubling from the previous three years, is likely to cause a record increase in supply and push prices down by no more than 15%, the agency said. The possible drop would follow a rise of around 60% in residential units prices between 2022 and the first quarter of this year in Dubai, where massive infrastructure spending, generous income tax policies and relaxed social and visa rules lured thousands of foreigners after the COVID-19 pandemic, including Russians amid war in Ukraine. Real estate plays a vital role for the economy of the emirate, the Gulf's hub for business and tourism, with sector transactions worth 761 billion dirhams ($207.22 billion) last year, rising 36% in volume, according to Dubai government data. In the past, Dubai suffered painful corrections akin to the property crash in 2009 which required a $20 billion Abu Dhabi-led bailout. The government has since taken measures to deleverage and strengthen the sector, and consolidated major state-owned real estate developers. It has also pursued an economic reboot anchored in what it hopes is sustainable growth, including a 10-year plan known as D33, to double output and become one of the world's top four financial centres. Fitch said on Thursday that banks and homebuilders can tolerate a decrease in prices. It noted that while real estate remains the largest component in UAE banks' lending books, banking sector exposure to firms operating in real estate had dropped to 14% of total gross loans at end of last year from 20% three years earlier. The attractiveness of properties in prime locations, which include palm tree-shaped artificial island Palm Jumeirah, together with delays in project completion would also help mitigate pricing pressure.

ADNOC signs $1.6bn critical industrial equipment deal

Abu Dhabi National Oil Company (ADNOC) has announced that it has signed framework agreements worth AED6 billion ($1.64 billion) with 12 UAE-based firms for making of critical industrial equipment in the country, supporting the 'Make it in the Emirates' initiative. The long-term agreements are for the manufacturing of cables and pressure vessels. These include nine companies for 10 types of pressure vessels. They are: ADOS Engineering Industries, Arabian Industries, Berg Industries, Euro Mechanical & Electrical Contracting Company, Metalfab Middle East, Micoda Process Systems International Company, Nash Engineering FZCO, Polar Specialized Industries (PSI), and United Metal Works Est. Factory Abu Dhabi. The deal was also inked with three companies for four types of cables. The cable manufacturers are: Dubai Cable Co. (PVT) Ltd, Mark Cables and National Cable Industry. According to ADNOC, they will potentially create up to 1,300 skilled private-sector jobs, ensure availability of these equipment across its value chain, cut delivery times and mitigate global supply chain risks, it stated. The framework agreements will accelerate investment across industrial zones in Abu Dhabi, Dubai and the Northern Emirates, deepening the impact of ADNOC's In-Country Value (ICV) programme in boosting UAE manufacturing capacity, building a more resilient industrial base and enhancing business continuity. The signing of the agreements was witnessed by Dr. Sultan Ahmed Al Jaber, UAE Minister of Industry and Advanced Technology and ADNOC Managing Director and Group CEO at the 'Make it in the Emirates' forum currently taking place in Abu Dhabi. Yaser Saeed Almazrouei, ADNOC Executive Director, People, Commercial and Corporate Support, said: "These frameworks agreements to manufacture pressure vessels and cables in the UAE highlight ADNOC's success in strengthening the resilience of our supply chain, expanding the UAE's manufacturing base and creating jobs in the private sector through our In-Country Value programme." "We are providing greater visibility into the products we intend to purchase locally and we encourage businesses to capitalise on ADNOC's huge pipeline of local manufacturing opportunities through the Make it with ADNOC app to enhance business continuity and create long-term sustainable value," he stated. The companies within the framework agreements are located across key industrial zones, including Industrial City of Abu Dhabi (ICAD), Khalifa Economic Zones Abu Dhabi (KEZAD), Dubai Industrial Park, Jebel Ali Free Zone (Jafza), and industrial areas in Sharjah and Umm Al Quwain. This highlights ADNOC's commitment to enabling balanced industrial growth across the UAE and ensuring that the benefits of localisation are shared nationwide, it stated. ADNOC said it plans to purchase AED90 billion ($24.5 billion) worth of locally manufactured products in its procurement pipeline by 2030. The company's ICV programme has driven AED242 billion ($65.9 billion) back into the UAE economy and enabled 17,000 Emiratis to be employed in the private sector since 2018.
