Q I am a retired bank officer aged 70. I have a health insurance policy with a coverage of ₹4 lakh under a special scheme of IBA (Indian Bankers Association). The maximum coverage for family is ₹4 lakh under the scheme. Top-up to a maximum of ₹5 lakh is available. I want to have a coverage of minimum ₹20 lakh for me and my wife. Kindly advise.
M. Gopinathan
A The policy, which you have currently, might be a group health insurance policy designed for retired bank staff. The policy might not be customisable or might be subject to negotiations between IBA and unions. Against this backdrop, it is advisable to take a separate individual health policy, in addition to your bank policy, with a basic coverage (Sum Insured) of ₹5 lakh. If you cannot afford this additional individual base policy, you can go with your bank policy itself. But, having a individual health policy has more benefits.
For a coverage of up to ₹20 lakh, you can buy a super-top up health insurance policy, with a deductible of ₹5 lakh, if you purchase an individual base policy for this amount. If you prefer to use only the bank policy, then your deductible amount for the super top-up policy must be ₹4 lakh only.
There are two top-up policies available in the market viz. top-up and super top-up.
Both are completely different. For a complete understanding about the difference between the two policies, you can refer to the Moneywise article titled 'Top-up vs. super top-up' dated March 17, 2025. The premium cost for the super-top up health insurance policy is costly when compared with the top-up policy. Still, for your age, it is advisable to buy the super top-up policy to avail maximum benefits. Most health insurance companies offer both the policies, but you need to be careful to check whether you are really buying the super top-up policy. You can also buy an individual health insurance base policy with the Sum Insured of ₹20 lakh but that is highly expensive, and we would not suggest it.
Q I am 73 years old. I want to sell my 4-cent land purchased in 2007. What will be my tax liability under the Income Tax Act.
Sivanandan
A In the Union Budget 2024-2025, presented on July 23, 2024, Union Finance Minister Nirmala Sitharaman said long-term capital gains on all financial- and non-financial assets will attract a tax rate of 12.5%. However, in her Budget speech, she did not explicitly mention that the reduced 12.5% (from the earlier 20%) tax rate on LTCGs is without the indexation benefit.
Later, on August 7, 2024, the Finance Bill 2024 was passed in the Lok Sabha with an amendment that gave a relaxation to the new capital gains tax on real estate. The amendment was introduced after widespread criticism from various corners, including Opposition parties and tax professionals. As per the amendment, individuals or Hindu Undivided Families (HUFs) who purchased houses or other immovable property before July 23, 2024, have two options regarding the treatment of long-term capital gains and they can choose any one option that is suitable for them. First option is they can choose to pay straight 12.5% tax on the capital gains without claiming the indexation benefit. Or the second option is that they can choose to pay 20% tax on capital gains, after claiming the indexation benefit.
Further, according to the Income Tax Act and as per the Union Budget 2024-25, if you have owned an immovable property (land) for more than two years (24 months), then it is considered a long-term asset. In your case, you have purchased the land in 2007 and therefore, if you earn capital gains by selling the land, it will be considered Long Term Capital Gain (LTCG).
Since you have purchased before the July 23, 2024 window, you can choose any one of the tax rates – 12.5% on capital gains without indexation or 20% on capital gains with indexation benefit. The choice is yours.

UltraTech lines up ₹10,000 cr capex for FY26 to bolster capacity

Cement maker UltraTech, which expects around 7 per cent growth in FY26, has allocated up to Rs 10,000 crore as capex to bolster its capacity as well as energy and efficiency initiatives, according to the company's latest annual report. The Aditya Birla group firm recently acquired South-based India Cements and the cement business of Kesoram Industries, and added 26.3 MTPA of grey cement capacity to its portfolio. It has planned an organic capacity addition of 28.8 MTPA by FY27. UltraTech, which crossed the Rs 75,000 crore revenue mark in FY25 and is now very close to 200 MTPA (million tonnes per annum) capacity, anticipate a reduction in "net debt to EBITDA ratio", helped by a higher volume growth and improving margins. "Although our net debt to EBITDA (pre-tax profit) ratio rose to 1.33x in March 2025, we anticipate higher volume growth and an improving EBITDA profile to reduce this rapidly," its Managing Director K C Jhanwar said while addressing the shareholders. Like other cement makers, UltraTech also faced a lowered sales realisation amidst tepid demand conditions last year, which marginally declined its EBITDA (earnings before interest, taxes, depreciation and amortisation) compared with FY24. The cement demand has reached approximately 435 million tonnes in India, and with tailwinds such as continued government focus on infrastructure development, affordable housing, and urbanisation is expected to bolster the demand further, the company said. Moreover, the government in its Union Budget allocated Rs 11.21 lakh crore for the infrastructure sector, providing further tailwind to demand for cement. "While cement demand moderated to 4-5 per cent in FY 2024-25 owing to a temporary slowdown in government infrastructure spending and a prolonged monsoon, it is likely to rebound to 6-7 per cent in FY 2025-26," Jhanwar added. He further said UltraTech added 42.6 MTPA of consolidated grey cement capacity through organic and inorganic growth in FY25, taking total capacity to 188.8 MTPA. As of June 30, 2025, the company's consolidated capacity has reached 192.26 MTPA and is accelerating its journey towards the 200 MTPA capacity milestone, he added. On scaling up the capacity, Jhanwar said, besides acquisitions of India Cements and Kesoram Industries, the company has added 16.3 MTPA through organic expansions, which accounted for 55 per cent of India's total cement sector expansion in FY25, reinforcing its industry-leading position. On India Cements and Kesoram, he said the two entities have significantly strengthened our footprint in the attractive South India market. "We are unlocking further value through energy and efficiency initiatives. For instance, at the erstwhile Kesoram units, we are expanding green energy capacity by 107 MW to enhance operational efficiencies," he said. For India Cement, which achieved EBITDA break-even in the March 2025 quarter after efficiency improvements, UltraTech said "a capex plan is being made for investments over the next two years for improvement in all areas of operations to bring these assets at par with UltraTech standards". UltraTech is facing competition from Adani group firm Ambuja Cements, which is also adding capacity through acquisitions and pacing up organic capacity addition at existing units. It has crossed 100 MTPA capacity in FY25 in a record time, mainly through acquisitions, and now aims to reach 118 MTPA by FY2026 and 140 MTPA by FY2028. Adani Group, which jumped into the Cement sector in September 2022 after acquiring controlling stakes in Ambuja Cement from Swiss firm Holcim for cash proceeds of USD 6.4 billion (about Rs 51,000 crore), owns ACC Ltd. Later, it acquired small companies such as Hyderabad-based Penna Cement, Saurastra-based Sanghi Industries and Orient Cement from the CK Birla group. 71,000 offers made in second round of PM internship pilot project

The Prime Minister Internship Scheme's Pilot Project has received applications nearly four times the total 1.18 lakh internship opportunities offered by 327 companies, according to a parliamentary reply. However, these companies have made a total of 71,000 internship offers so far, Minister of State for Corporate Affairs Harsh Malhotra informed the Lok Sabha on Monday. 'Currently, rolling out of offers and the process of acceptances and joining by interns is in progress,' the reply stated. In the first round of the pilot project, fewer than 15 per cent of candidates who were offered internships ended up joining the scheme. Malhotra said 22 per cent of the total applications in the second round were from Scheduled Caste and Scheduled Tribe candidates, of whom 16.8 per cent received internship offers. In the first round, partner companies made over 82,000 internship offers to more than 60,000 candidates, out of which over 28,000 accepted the offers. Ultimately, around 8,700 candidates joined their internships. The government has utilised approximately ₹50 crore under the scheme since its inception. For FY26, an allocation of ₹10,831.07 crore has been made in the Union Budget for the PM Internship Scheme (PMIS), according to the reply. Data from the Ministry of Corporate Affairs (MCA) showed that Assam led the states with the highest number of internship candidates at 1,408, followed by Uttar Pradesh with 1,067. Among the participating companies, Oil and Natural Gas Corporation Limited offered the highest number of internships at 841, followed by Oil India Limited with 492 opportunities. In Round II of the PM Internship Scheme Pilot Project, which commenced on 9 January 2025, about 327 partner companies posted over 1.18 lakh internship opportunities. Against these, approximately 4.55 lakh applications were received from more than 2.14 lakh applicants. As of 15 July 2025, Malhotra said, partner companies had made over 71,000 offers. The Prime Minister Internship Scheme (PMIS) was announced in the Union Budget for 2024–25. It aims to provide internship opportunities to one crore youth in the top 500 companies over five years. The pilot project, targeting 1.25 lakh internship opportunities in one year, was launched on 3 October 2024. 'The shortlisting process is aimed at promoting diversity and social inclusivity in the internship programme through representation of Scheduled Castes, Scheduled Tribes, Other Backward Classes, and Persons with Disabilities in the shortlist sent to the concerned company for further selection as per their respective processes and criteria,' Malhotra informed Parliament.

PHDCCI suggests RBI measures to improve credit access for MSMEs

New Delhi, Jul 28 (PTI) A delegation from industry lobby PHDCCI met RBI Governor Sanjay Malhotra and suggested a set of policy reforms aimed at enhancing credit access, regulatory support, and financial efficiency for India's Micro, Small, and Medium Enterprises (MSMEs). The meeting was held last Friday at the RBI headquarters in Mumbai. 'The chamber appreciated the Union Government's move to expand credit guarantee schemes and urged the RBI to ensure effective implementation. To that end, it was suggested that RBI should create designated help desks at field offices level to support MSMEs facing credit access challenges," PHDCCI said. A key recommendation included streamlining and rolling out the proposed Micro Credit Facility Cards, announced in the Union Budget, with a Rs 5 lakh limit each. PHDCCI proposed renaming them to distinguish from consumer credit cards, standardizing issuance procedures, ensuring interest rate caps, and launching a centralised portal for monitoring card applications. The industry lobby also stressed upon the need to digitise and standardise banking documentation across institutions to reduce physical paperwork and promote transparency. In a push for inclusive financing, PHDCCI advocated for removing the current Rs 20 lakh cap on Priority Sector Lending classification for credit through NBFCs, requesting an increase to at least Rs 1 crore to support working capital needs in line with revised MSME definitions. Besides the above recommendations, some key points were also discussed in the meeting including extension and expansion of the Interest Equalization Scheme to cover service exporters, aligning with India's ambitious USD 1 trillion export target. The chamber also pitched for faster clearance of deposited cheques, suggesting a 24-48 hour credit window to ease cash flow for MSMEs; and sought regulatory intervention against 'unfair practices by credit rating agencies, particularly those demanding advance fees and NOCs for rating withdrawal". It also called upon the RBI for revision of NPA classification norms, recommending an extension of the overdue threshold from 90 to 180 days to reflect realistic MSME working capital cycles.
