Dubai Residential Reit gains 13.64% on market debut

Dubai Residential Reit on Wednesday rose 13.64 per cent at the close of trade after its listing on the Dubai Financial Market (DFM).
The Shariah-compliant income-generating closed-ended real estate investment fund and one of the largest owners and operators of residential real estate in Dubai, listed at Dh1.1 per share, opening trading at Dh1.21, rising to as high as Dh1.31 before paring gains to close the day at Dh1.25. It hit a low of Dh1.20 during the day's trading.
The listing marks a significant milestone for Dubai's capital markets, introducing the GCC's first listed pure-play residential leasing focused Reit and the region's largest listed Reit with 35,700 residential units under management. It also represents the first Reit to list under the UAE's updated regulatory framework and the first listing on the DFM in 2025, underscoring Dubai's position as a leading hub for diversified investment opportunities.
The initial public offering (IPO) of Dubai Residential Reit raised Dh2.145 billion ($584 million), with overwhelming interest from local, regional, and international investors, reflecting strong confidence in Dubai's mature residential real estate market. The offering of 1.95 billion units was fully subscribed within minutes of the book opening, resulting in a final offer price set at the top of the indicated range, Dh1.10 per offer unit.
Dubai Residential Reit debuted with a market capitalisation of Dh14.3 billion and a projected gross dividend yield of 7.7 per cent for 2025. In response to exceptional demand, DHAM Reit Management, the fund manager increased the size of the offering from 12.5 per cent to 15.0 per cent of the company's total issued unit capital. The total gross demand surpassed Dh56 billion, resulting in the issue being oversubscribed 26 times at the final offer price.
Following the listing, DHAM Investments, the selling unitholder, a subsidiary of Dubai Holding, retains a majority stake of 85 per cent in Dubai Residential Reit.
To mark the listing, Malek Al Malek, group chief executive officer of Dubai Holding Asset Management and chairman of the investment committee of DHAM Reit Management LLC, and Nabil Ramadhan, chief strategy and marketing officer at Dubai Holding Asset Management and Chairman of the Board of Dubai Residential Reit, rang the market-opening bell at DFM, accompanied by Helal Al Marri, Chairman of the DFM Board of Directors, Hamed Ali, Chief Executive Officer of DFM and Nasdaq Dubai, along with Amit Kaushal, Group Chief Executive Officer of Dubai Holding and Omar Karim, Group Chief Investment Officer of Dubai Holding.
Al Marri said: 'The successful debut of Dubai Residential Reit on DFM exemplifies our broader efforts to expand access to asset classes that reflect the economic ambitions of Dubai. It speaks to the continued evolution of our capital markets and the strength of investor confidence in our vision. This momentum further reinforces DFM's status as a dynamic and resilient capital markets platform. As of the date of this announcement, the total market capitalisation of companies listed on DFM reached Dh962.7 billion, with the exchange achieving its highest Average Daily Trading Value (ADTV) in more than a decade, representing a 58 per cent increase over last year.

Mubadala, the Abu Dhabi sovereign investor, and Abu Dhabi National Energy Company (TAQA), one of the largest listed integrated utilities in the world, have completed the acquisition of a gas-fired power generation plant at the Talimarjan Power Complex in Uzbekistan. Mubadala and TAQA each hold a 40 per cent stake in the 875MW TPP1 combined-cycle gas-fired plant through a newly established project company, Talimarjan Power Plant 1 LLC (TPP1). Both Abu Dhabi companies also hold a 40 per cent stake in the Talimarjan Operations & Maintenance (O&M), which was established to operate the plant. Uzbekistan's JSC 'Talimarjan Issiqlik Elektr Stansiyasi (TIES) holds the remaining 20 per cent stakes in both the project company and the O&M entity. Uzbekistan is privatising its power sector, and Abu Dhabi's investment follows a strategic partnership between the Governments of Uzbekistan and the United Arab Emirates. Mubadala and TAQA will bring their global power sector expertise to the local power market in the country. The plant has a Power Purchase Agreement (PPA) with JSC 'Uzenergosotish' (UES) for 25 years and is expected to play a critical role in meeting the demand for electricity in the country as Uzbekistan continues to experience rapid population and economic growth. Hammad Rahman, Head of Asia Pacific Infrastructure at Mubadala, commented: 'Mubadala is committed to supporting countries across the world to meet their energy needs while reducing carbon emissions. Africa's oil and gas sector is expected to witness strong investment flows in the coming years, speakers said during a webinar organized by energy analytics company Welligence. While global energy majors are expected to reduce their funding – prioritizing high-return projects and strategic assets - independent and national oil companies are rapidly expanding their portfolios, breathing new life into mature fields. These investment trends are attributed to a variety of factors, including reduced global spending for oil and gas projects, restructured portfolios and improved operating climates across the continent. According to Temitope Malomo, Senior Analyst, sub-Saharan Africa, Welligence Energy Analytics, the continent is also witnessing a shift by the majors from onshore and shallow water acreage to deepwater and ultra-deepwater basins, with independents stepping in to sustain – and sometimes increase – production. 'The majors have been very active divesting their mature assets. Independents have been responsible for picking up these reserves. However, even with this momentum in M&A activity driven by independents, it's important to note that long-term investments will continue to be driven by the majors. Examples include the Eni-operated Baleine project in Ivory Coast and TotalEnergies-operated Venus project in Namibia,' he stated. Titled Upstream Investment – The new wave of capital heading to sub-Saharan Africa, the webinar drew attention to the driving factors behind Africa's anticipated surge in upstream financing. NJ Ayuk, Executive Chairman of the African Energy Chamber (AEC), engaged in a conversation with Ross Lubetkin, CEO of Welligence Energy Analytics, on this topic, highlighting the role regulatory reform has played in attracting foreign capital. 'There is a change when you look at global investments coming into Africa and part of that has been the change in the U.S. administration. But African governments have also done a lot. They have realized that they are not competing among themselves; they are competing with Guyana, America and other international countries. They have improved approval timelines, fiscals and even the licensing process has been streamlined in many countries. But there is still a lot of work to be done,' Ayuk said. Ayuk shared insight into the regulatory advancements seen across the continent. These include Nigeria, which implemented its Petroleum Industry Act to entice investment; Angola, which has significantly improved its fiscals and licensing procedures; and the Republic of Congo, which is working towards a Gas Master Plan and new Gas Code. By strengthening their respective business environments, countries across the continent are making a strong case for foreign investment. 'When you open up the market, investors gain confidence. They move in and you see a lot of activity. If you reform, change and do it right, money will flow. This nationalization approach doesn't work. It keeps us behind. International companies invest, they create jobs, they bring taxes. Whose benefit is that? It's ours,' Ayuk added. Looking ahead, the continent is expected to witness a series of final investment decisions (FID) in the coming years, as companies work to unlock new hydrocarbon plays in both established and emerging markets. 'We have seen upward budget revisions for some independents, but for the majors, budgets are down about 5% year-on-year. This does not mean that companies will not progress new projects; but only the best projects will advance. Companies will be looking closely at their respective pre-FID portfolios. We see deepwater and LNG projects dominating that picture. There is a decent pipeline of projects in sub-Saharan Africa that we expect to progress in the coming months,' stated Obo Odornigie, SVP: Energy Trends&Analytics, Welligence Energy Analytics.
