
Eyeing Gen Z, commercial real estate players ramp up projects in Tier II-III Indian cities
New Delhi [India], May 25 (ANI): Real estate developers in India are rethinking their business strategy, keeping in mind the aspirations of the youth, especially the Gen Z segment.
Regional commercial real estate players, particularly in tier II and tier III cities, are ramping up projects to meet that emerging demand, say executives.
Luxury cafes, fine dining restaurants, gaming centres, salons, malls, and exhibition centres are booming in tier II and tier III cities, with the growing demand for such amenities. Real estate players are cashing in on these opportunities.
The executives say that the commercial real estate sector is undergoing a generational transformation, as the baton passes from baby boomers, Gen X, and millennials to the tech-savvy, environmentally conscious, and entrepreneurial Gen Z.
The real estate players are closely monitoring the lifestyle of Gen Zs, the term coined for those individuals who were born between 1997 and 2012, as the demands of this generation are different from other generations.
"Gen Z culture is far more mature today. Thanks to the world of technology, we are far more mature. Today, the youth of Punjab, apart from good families, think that even in the middle-income group, the children are studying all across India and the world. They're coming back, and they have huge aspirations. Their lives, if you come and see, are really world-class," said Adish Oswal, CMD, Oswal Group.
His Vardhman Amrante group recently announced it would invest ₹ 1,350 Crores in Punjab's real estate, focusing on Ludhiana and other cities. The investment will be distributed across multiple real estate segments, including commercial, residential, hospitality, industrial, and other allied sectors.
Observing the trends in non-metro cities, Santosh Agarwal, Executive Director and CFO at Alpha Corp, said, "Gen Z is reshaping the commercial real estate landscape, particularly in Tier 2 and 3 cities like Amritsar, Karnal, and Meerut. These emerging hubs are benefiting from better infrastructure, enhanced connectivity, and a growing appetite for modern, tech-enabled workspaces."
According to the India Brand Equity Foundation (IBEF), the real estate sector shows promise with a projected 9.2 per cent CAGR from 2023 to 2028.
Shrinivas Rao, FRICS, CEO, Vestian, said that regional developers have ramped up activity in these emerging locations, delivering customised commercial assets that meet the evolving needs of the new workforce.
"Simultaneously, leading Grade-A developers from Tier-1 cities have expanded into non-metros to tap into this growing demand and strengthen their presence in these high-potential markets," he added.
The demand for office space in Tier II and III cities is propelled by decentralised work models, infrastructure development, and the availability of a skilled workforce.
Approximately 15 per cent of India's tech talent currently resides in these smaller cities, highlighting their growing role in the talent landscape.
Vimal Nadar, National Director & Head, Research at Colliers India, says that the growth of startups in Tier II cities has further boosted commercial real estate demand.
"Recognising the inherent growth potential, leading real estate developers are increasingly venturing into Tier II and III cities with high-quality offerings across asset classes, including commercial real estate," he added.
Nadar further added that these smaller cities are likely to become the next growth engines for India's office market and supplement the established Tier I markets. (ANI)

State Bank India cuts SB rate to lowest, FDs' by 25 base points
Representative image (Photo: ANI) MUMBAI: India's largest lender, State Bank of India, has cut returns for depositors again. Effective June 15, the bank reduced interest rates on retail term deposits of up to Rs 3 crore by 25 basis points across tenures. Simultaneously, it brought down the savings account rate to 2.5 per cent, its lowest ever. These cuts apply to both new and renewing deposits, reflecting a wider easing in deposit yields after the RBI reduced the repo rate by 50 basis points earlier this month. The rationale behind the uniform cut is protect the bank's margins. Around 45 per cent of SBI's Rs 36 lakh crore loan book is linked to the repo rate. These include home loans (Rs 8.3 lakh crore) and auto loans (Rs 1.2 lakh crore). The bank's best home loan rates for new loans are now 7.5 per cent. The cut in the benchmark rate is estimated to lower the bank's annual interest income by about Rs 8,100 crore. Reducing savings deposit rates is the most immediate way for SBI to limit that hit. The cut in savings deposit rates, in particular, provides quicker relief. With Rs 23 lakh crore in such accounts, the lower payout enables the bank to save an estimated Rs 5,750 crore annually. SBI is not alone. HDFC Bank recently trimmed its savings account rate on high-value deposits to a flat 2.75 per cent across balances and lowered fixed deposit rates by up to 25 basis points. ICICI Bank, Canara Bank, and YES Bank have also cut fixed deposit rates. These moves aim to protect net interest margins at a time when credit growth is moderating. For depositors, it marks yet another reduction in already low returns. The deregulation of savings rates had raised hopes of more competition among banks, but the trend has gone the other way. SBI's savings rate, which was 4 per cent in the early 2000s, slipped to 3.5 per cent by 2003, fell further over the next decade, and hit 2.7 per cent by 2020. India, US close to finalising 'early tranche' of trade deal
File photo: Union minister Piyush Goyal with US secretary Howard Lutnick (Photo: ANI) NEW DELHI: India and the US are close to working out the final contours of the "early tranche" of the proposed bilateral trade agreement and are now starting work on the possible text for the deal, which is likely to be finalised before July 9, when American president Donald Trump plans to remove the freeze on reciprocal tariffs. Govt is likely to offer concessions for some of the farm products that are of interest to the US, along with concessions on automobiles, in return for getting a 10 per cent duty - Trump's baseline tariff - for labour-intensive products, such as textiles, footwear and, possibly, certain auto parts. With the current US administration lacking Congressional mandate to finalise trade deals, a zero-duty regime will have to wait until things settle down in the US. With a 10 per cent levy on products where India has a comparative advantage, the government is hoping to make Indian exports more competitive, especially if the reciprocal tariffs kick in. In any case, India, with 26 per cent reciprocal tariffs, including the 10 per cent baseline duty, was seen to enjoy a competitive advantage over several countries with which its exports compete. Besides, with sanitary and phytosanitary standards and technical barriers to trade also discussed during the last round of negotiations with American officials between June 4 and 10, the government is hoping that some of the issues faced by exporters shipping goods to the US will also be addressed. Digital trade, customs and trade facilitation and the legal framework were part of the discussions in the Capital earlier this month. Government sources indicated that India is keen for a text to be ready in some form before the deal is made public. This is seen to be crucial as the current US administration has been making announcements without the draft text in place and then claiming victory. Even the Chinese authorities have had to contend with the claims made by Trump on social media after the last dialogue. The announcement with the UK was seen to be more structured. By all accounts, several issues, including the court ruling on reciprocal tariffs for which Trump had invoked emergency provisions, will, however, play a part in finalising the early tranche for which a Fall (Sept/ Oct) date had been fixed. Besides, India is keen that an arrangement be worked out where it retains an advantage over its peers in case the tariffs are declared illegal by American courts.
