IOI Properties' Singapore expansion to drive 9pct earnings uplift in FY26
KUALA LUMPUR: IOI Properties Group Bhd's plan to acquire the remaining 50.1 per cent stake in Singapore-based Scottsdale Properties Pte Ltd is expected to deliver a meaningful earnings uplift and enhance its strategic presence in the city-state. Hong Leong Investment Bank Bhd (HLIB) said the acquisition could contribute an earnings uplift of RM89.5 million or 1.63 sen in earnings per share (EPS) in calendar year 2026 (CY26), representing nearly nine per cent of projected financial year 2026 (FY26) earnings. "Post-acquisition, net gearing is estimated to rise to 0.93 times from 0.70 times as at June 30, 2024," it said in a note. Yesterday, IOI Properties announced it is acquiring the remaining stake in South Beach development for S$834 million (RM2.75 billion), taking full ownership of the Grade A office, JW Marriott Hotel, and its retail component. HLIB said the group's higher gearing remains manageable given its stable recurring income, strong assets, and upcoming real estate investment trust (REIT) listing plan. The firm also noted that the acquisition involves operational, cash-generating assets unlike previous deals such as IOI Central Boulevard and Marina View, which locked in capital for several years before yielding returns. "As such, we expect the steady income streams from the South Beach development to sufficiently cover interest obligations, supporting a healthier debt servicing profile," it said. HLIB has maintained its "Buy" rating for the group with an unchanged target price of RM4.05. The firm said IOI Properties offers investors a rare diversified market exposure, anchored by its strategic presence in Singapore's resilient and high-value real estate market. It also holds a deep-rooted position in Malaysia's property sector, which is undergoing a structural uplift driven by economic reforms, infrastructure push, and industrial expansion. "This diversified footprint provides both defensive stability and growth opportunity, reinforcing IOI Properties' position as a compelling proxy for long-term property sector upside across the region," it added.

Nintendo fans scramble to get hands on US$450 Switch 2 console
Nintendo Co is opening sales of the Switch 2 today, and shoppers are scouting out stores to increase their chances of getting a hold of the US$450 console. The global launch marks one of the biggest gadget debuts in years, recalling the first-day mania surrounding the iPhone of a decade ago. At home in Japan, websites are giving fans advice on the electronics stores most likely to have models in stock, while retailers have asked Nintendo to ship as many units as possible to sate high demand. Over in the US, GameStop Corp and Best Buy Co stores expect the Switch to sell out on launch day. The retailers are organising events for gamers to try out the Switch 2 in person. Shares of Nintendo fell 1.9% in Tokyo Thursday. The console's arrival is a watershed moment for the industry, as it may steer business decisions by partners and competitors for years to come. At a time of thinning margins and exploding budgets for new game productions, a popular new console may provide a counterbalance to the increasing dominance of a handful of live-service games. The long-awaited Switch 2 succeeds an eight-year-old global hit in the original Switch, which pioneered a hybrid design that allows play both at home on a TV and on the move. Nintendo needs a strong debut to generate momentum and confidence in the product's future - something that the pre-order demand suggests is a given. A splashy first-day in-store debut around the world is a central prong of that strategy. "The Switch 2 is all that Nintendo has, so failure is not an option,' industry consultancy Kantan Games Inc. Chief Executive Officer Serkan Toto said. The Kyoto-based company is entering uncharted waters with the higher $450 price tag. President Shuntaro Furukawa has said the company may have to raise that even higher, as tariffs from Washington roil trade and logistics this year, and that may pose a challenge to its long-term sales potential. The push for a sparkling debut will get a boost in Japan from Nintendo's decision to offer a country-specific edition of the Switch 2 priced at 49,980 yen ($350). At the time of its release in 2017, the first Switch had virtually no competition in the high-powered handheld gaming arena. Its success has bred a litter of new rivals, from Valve Corp's Steam Deck to Asustek Computer Inc and Lenovo Group Ltd products. Nintendo nemesis Sony Group Corp is working on a return to the segment with an upcoming portable capable of playing PlayStation 5 games, Bloomberg News has reported. Ultimately, the console's success hinges on Nintendo's ability to continue to design compelling games of its own while also accommodating titles from outside publishers, such as the Call of Duty franchise. The Switch 2's more powerful architecture makes it easier to run high-end PC games as well as mobile games, marking a move into arenas Nintendo's traditionally had to view from the sidelines, according to Hirokazu Hamamura, a deputy director at Zen University's Center for Industrial History. "The Switch 2 may expand Nintendo's audience beyond its usual demographic,' he said. In development since 2019, the Switch 2 will retain compatibility with existing Nintendo Switch games, giving it an enviable library of titles on launch day. The new console will also be the first in Nintendo's stable to welcome US$80 games, with the upcoming Mario Kart World being the first major title on any console priced that high. The Switch 2's new game-key card system – where a memory cartridge serves only to unlock a download of the game from the internet – has been welcomed by software makers. It makes distribution simpler and cheaper, helping with profitability. "More expensive games, along with cartridges that just contain code to download data, may not make gamers happy, but software publishers are thanking Nintendo as they face rising costs to make games,' said Naoko Kino, who runs Kyos Co, a consultancy that offers support services to developers. The rise of titles like Fortnite and Minecraft has corralled playing time into fewer franchises, often sending players away from consoles to PC and mobile platforms. Street Fighter creator Capcom Co shifted its development resources to focus on PC gaming platform Steam, seeing it as a better way to connect to young players in more than 200 countries and regions. Following the Osaka-based company's success, many other Japanese publishers such as Final Fantasy developer Square Enix Holdings Co are trying to follow suit. "If the Switch 2 underwhelms, the migration by publishers to the PC world is only likely to accelerate,' Kino said. – Bloomberg

O&G sector earnings weakness to persist in 2Q
PETALING JAYA: Local companies involved in the oil and gas services and equipment (OGSE) industry could see lower offshore activities and jobs. This follows the shift in Opec's policies, which may result in lower capital expenditure (capex) anticipated from oil majors. Coupled with softer outlook displayed by oil & gas (O&G) companies during the recent first quarter of 2025 (1Q25), Maybank Investment Bank (Maybank IB) Research has downgraded the sector to Neutral from Positive. "Our Brent crude oil price assumption was also lowered to US$67 per barrel for 2025, from US$70 in our earlier May 6 report," the research firm said. The research firm said most O&G companies under its coverage met expectations but it expects softer outlook ahead. "Out of six Malaysia O&G stocks under coverage, Velesto Energy Bhd 's results came in above expectations due to higher-than-expected net margins driven by lower depreciation and cost optimisation initiatives. Bumi Armada Bhd missed expectations due to a recognition of a penalty to UK-based EnQuest due to certain asset specification issues. Results for other companies came in within expectations," it added. It noted that daily rates for renting rigs have peaked due to a higher rig supply as Saudi Arabia terminated over 20 rigs amid capex rationalisation programme by oil company Saudi Aramco. According to Maybank IB this was indicated in Velesto's updated rig schedule and its recent job wins in Vietnam & Indonesia. Meanwhile, it said Keyfield International Bhd and Perdana Petroleum Bhd stated subdued offshore activity and charter projects delayed in 1Q25 as compared to a year ago. This is a signal of softer operating environment ahead, said the research firm. There could be potential cuts to Petroliam Nasional Bhd (PETRONAS) spending due to the dispute between the former and Sarawak's Petros over the role of gas aggregator in Sarawak. In addition, lower crude oil prices could deter aggressive capex spending in general. Similarly, CIMB Securities lowered its sector rating to Neutral from an Overweight. Following the earnings weakness in 1Q25, it has revised 2025 sector core net profit growth forecast to -7.8% year-on-year, from +0.9% previously. "This suggests a reset to a lower earnings base, reaching a fresh low in the sector's declining earnings trend observed since 2021. "We anticipate earnings recovery to be gradual, constrained by structural challenges and company-specific headwinds," added CIMB. Where stocks are concerned its likes MISC Bhd for its stable earnings, backed by long-term contracts across its gas, petroleum, and offshore segments, as well as full earnings contribution from FPSO Mero 3 in 2025. The other stock it favours is Dialog Group Bhd , which has strong growth potential in Pengerang, Johor. It said the group has stable recurring income from storage terminals, with utilisation rates above 90% and spot rates of around SG$6.50 per cubic metre. There is also a potential turnaround in the group's engineering, procurement, construction, and commissioning (EPCC) and maintenance segments from the first half of financial year 2026 onwards. Dialog's valuation is also attractive at 20.1 times price-to-earnings, which is about 1 standard deviation below the 10-year mean of 28.1 times.
