Pahang's 1st high-rise affordable housing project offers 1,000 units

BENTONG: A total of 1,000 affordable housing units will be developed by the Pahang government under its first high-rise affordable housing project, "Pangsapuri Pahangku", in Bentong.
The pilot project, covering an area of 2.5ha, will be located near the Bentong East Coast Rail Link station, not far from the Kuala Lumpur-Karak Expressway.
Menteri Besar Datuk Seri Wan Rosdy Wan Ismail said, according to the Department of Statistics Malaysia, 63 per cent of Bentong's population consists of youths.
"This project aims to help low-income youths own their first home. Construction will begin in the near future once all regulatory requirements are met.
"Pangsapuri Pahangku will consist of four blocks. The price has not been finalised, but it will be affordable," he told the Pahang Media news portal after the groundbreaking ceremony here today.
He said the apartment units, each with a total floor area of 83 sq m, will feature three bedrooms and two bathrooms.
Meanwhile, Wan Rosdy said Pangsapuri Pahangku is one of several high-impact, transit-oriented development (TOD) projects planned near the seven ECRL stations across Pahang.
Besides Bentong, the other stations are located in Temerloh, Maran, Paya Besar, Kota SAS, Kuantan Port City and Cherating.
"This project, implemented by the Pahang Housing and Real Estate Board, is a proactive initiative by the state government to enhance infrastructure and public facilities within a 15-kilometre radius of each ECRL station," said Wan Rosdy.
"We have seven stations in Pahang and will determine the next location. Bentong is the first, and it will be followed by similar TOD projects at other stations, which will also include the construction of Pangsapuri Pahangku."
On the next site for the Pangsapuri Pahangku project, he said two locations near ECRL stations will be identified soon.
Last year, Wan Rosdy had announced the apartment housing project concept for low-income young adults in Pahang, located near ECRL stations, to ensure the welfare of all age groups in the state are taken care.
Besides Pangsapuri Pahangku, the TOD projects at ECRL stations will include commercial centres, housing, educational institutions, and community facilities.

BUSINESS KUALA LUMPUR, Aug 21 (Bernama) -- The government continues to intensify efforts to attract investments to special economic zone development areas to bridge the gap between regions throughout the 13th Malaysia Plan (13MP) period, said Finance Minister II Datuk Seri Amir Hamzah Azizan. Amir Hamzah, who is currently carrying out the duties and functions of the Economy Minister, said efforts to attract investments included in the electrical and electronics industries, natural resources, trade and cargo, and downstream rubber-based industries through collaboration between various parties and examining appropriate special incentive packages. He said appropriate additional infrastructures will be considered to ensure the competitiveness of these zones. The location of Kedah and Perlis bordering Thailand will enhance the role of the states in the north of the peninsula as regional connectivity hubs and with the Perlis Inland Port, as well as easier movement of cargo and resources, Malaysia has the advantage of being a catalyst for development at the sub-regional level. 'For Pahang, Kelantan and Terengganu, the government has set a target to make them among the country's main food production zones. 'The operation of the ECRL, which is expected to begin in the early period of the 13MP, opens up great opportunities for residents along this line to create new economic activities, especially based on agriculture, food production and the halal industry,' he said when winding up the debate on the 13MP motion for the Economy Ministry at the Dewan Rakyat today. Amir Hamzah said the government would also consider transit-based development zones in line with the strategy outlined in the 13MP. 'These states also have great potential in the blue economy, especially fisheries, and shipping which will be further boosted during the 13MP period,' he said. Currently, he said a detailed blueprint for the development of the Johor-Singapore Special Economic Zone (JS-SEZ) is being drawn up.

He confirmed that a detailed blueprint for the Johor-Singapore Special Economic Zone development is currently being prepared. The JS-SEZ has attracted investment commitments totalling RM1.34 billion with an additional RM78 million in negotiation phase involving seventy companies from multiple countries. 'Through the Johor Talent Development Council, 20,000 high-income job opportunities will be created through direct collaboration between investors, companies, six universities and 15 selected TVET centres in Johor,' he stated. Sabah and Sarawak will continue receiving focus to achieve more inclusive development balance through various economic initiatives. Sabah has been identified as a blue economy hub for shipping, fisheries and coastal tourism while Sarawak focuses on energy hub development using hydropower and hydrogen technology. 'The development of the carbon capture, utilisation and storage (CCUS) industry is also given priority for Sarawak, where this effort will attract high-impact investments, high-value job creation and the development of clean technology for the benefit of the people of Sabah and Sarawak,' he concluded. – Bernama

KUALA LUMPUR: Ownership of property and luxury vehicles, along with monthly income, will be among the factors considered in determining eligibility for the RON95 subsidy rationalisation, says Finance Minister Datuk Seri Anwar Ibrahim. He said eligibility would be assessed using various data sources, including income records from the Inland Revenue Board (IRB) and findings from the Household Income Survey (HIS) conducted by the Department of Statistics Malaysia (DOSM). "This ensures a more comprehensive approach in targeting assistance to those who genuinely need it. Several additional criteria will also be taken into account, such as ownership of property and luxury vehicles, alongside monthly income, before a final decision is made and announced by the end of September," he said in a written parliamentary reply. Anwar was responding to Datuk Seri Hamzah Zainuddin (PN-Larut), who had asked when the RON95 rationalisation would be implemented and how the mechanism would work. He assured that at least 85 per cent of Malaysians would not be directly affected by the rationalisation, stressing that only non-citizens and the truly affluent would be excluded from receiving the subsidy. Anwar said that the government remained committed to rolling out the RON95 petrol subsidy targeting in the second half of 2025.
