This U.S. state has the most wealthy suburbs in the country
At the very top of the list is Scarsdale, New York. Crowned the nation's wealthiest suburb for the second year in a row, Scarsdale saw its average household income climb from $588,014 in 2022 to $601,193 in 2023—a 2.2-percent boost. Average home values there also jumped 3.2-percent to $1,207,528 by May 2025. Known for its stately Tudor homes and proximity to Manhattan, Scarsdale stays undefeated.
Just behind Scarsdale is Rye, another New York enclave with sky-high incomes and property values. But California flexes real muscle with five of the state's suburbs making the top tier by average household income. Leading them is Los Altos at $403,512, followed closely by newcomer Alamo ($403,334), then Orinda ($369,073), Palos Verdes Estates ($367,178) and Saratoga ($344,319).
Texas is also high on the list. Five Lone Star suburbs cracked the top 50, with three landing in the top 10. West University Place, University Park and Southlake all posted impressive income figures. Southlake, notably, jumped from number 13 in 2024 to number seven in 2025—proof that Texas wealth keeps rising.
GOBankingRates used data from the U.S. Census 2023 American Community Survey, looking at suburbs (with at least 5,000 households) outside principal cities. They measured factors like average and median household income, population size and home values (sourced from Zillow's May 2025 index) to shape the final ranking.
Newcomers this year include Alamo, California and Southlake, Texas in the top 10, plus Coto de Caza, California; Lake Butler, Florida; Colleyville, Texas; Newton, Massachusetts and Brentwood, Tennessee.
Together, the numbers paint a clear picture: New York still claims the very top, but California's depth is unmatched, while Texas shows steady upward momentum. For anyone tracking where America's money lives, these wealthy suburbs are the places to watch in 2025. Find the full study here.

Dream home giveaway company Raffle House has released details of its latest £2.5 million giveaway - and it's an historic Midlands masterpiece. One lucky person will win the keys to this magnificent converted barn, which sits on Thomas Cromwell's former estate in picturesque South Warwickshire. The property offers views over the five counties of Warwickshire, Herefordshire, Worcestershire, Gloucestershire and Oxfordshire - and its 4,000 square feet of floorspace offers up to five bedrooms, including a separate annexe. Its upside-down layout means the principle rooms make the most of the incredible views | Raffle House The house has an upside-down layout, with the kitchen and living space on the upper floor and cosy mezzanine areas above to capitalise on the viewpoints. Converted from an agricultural building less than 10 years ago for the most recent owners, no expense was spared in turning what was once a farm building into a modern home spread over three floors. If features a hand-made clay tiled roof, underfloor heating, a floating oak and glass staircase and an automated lighting, music and heating system. The Grade-II listed property tastefully blends the old and the new, with exposed original beams adding character to features such as the high-end German kitchen. Huge windows let light bathe each of the beautifully-furnished room | Raffle House There's one bedroom on the first floor, while downstairs is home to the spacious master and two further bedrooms, two bathrooms, a utility room and a grand triple-height reception hall. Meanwhile the detached annex features a bedroom and its own kitchen and bathroom, as well as a garage and a series of outdoor storerooms. It sits within a gated estate of 10 properties, spread across land that was once one of the most sought-after estates in the area. In fact, it was so coveted by Thomas Cromwell's neighbour, Sir George Throckmorton, that he readily contributed to Cromwell's demise at the hands of the justice system, while King Henry VIII was dragging him through the courts for arranging his ill-fated marriage with Anne of Cleves. The bedrooms are all large, and some open onto the garden | Raffle House Shortly after the king had Cromwell executed for heresy, treason, and questionable match-making skills, Throckmorton swooped in and bought the estate at a bargain price. Free of its parliamentary politics, the land now supports a far more harmonious community, but its surroundings are still steeped in history, as it's just four miles from Alcester and eight miles from Shakespeare's birthplace Stratford-upon-Avon. Whoever wins the house when the draw takes place in a few months time, will also be given all the lavish furnishings seen in the photographs - which are worth around £200,000 - and Raffle House will pick up the tab for stamp duty and legal fees. The outbuildings include a large garage and a detached annexe | Raffle House They will also have the option to take the cash equivalent of the home's value if preferred. The draw for the stunning Historic Dream Home doesn't officially open until September 1, but Raffle House is running a pre-launch two for one offer from today. This means anyone who buys tickets for its current £3m West Sussex Dream Home draw automatically receives the same number of tickets for the upcoming Warwickshire house for free. Paid entries to the current draw can be purchased from £10, which gives players 15 chances to win, plus 15 free tickets for the historic dream home. There's also the option to enter for free via post. Entries for the West Sussex draw close on August 31, and the winner will be drawn on September 5. Five of the richest suburbs in the U.S. are located in Massachusetts, says study
Bostonians already know (all too well) that living in the Commonwealth requires just that—wealth. It's plenty pricy to live in Beantown, with Boston regularly listed among the world's most expensive cities to live in and the city's average monthly renting clearing New York City and San Francisco as the highest average rent in the country. And that expense extends outside of the city proper into the Greater Boston area. It's not surprising to hear, then, that Massachusetts residents are cashed up, at least according to a new study by personal finance site which ranked the top 50 wealthiest suburbs in America, based on average household income data from 2023. Though New York's Scarsdale took the top spot as America's wealthiest suburb for the second year in a row, five Boston suburbs made the moneyed list, and one even made the top ten. Located about 15 miles outside of Boston, the town of Wellesley, MA came in at No. 10, with a casual average household income of $368,179. (For reference, in number one finisher Scarsdale, the average household income came out to a whopping $601,193.) Wellesley was joined in the top 10 by Rye, New York (in second place); Texan spots like West University Place (at No. 3), University Park (at No. 6) and Southlake (at No. 7); Californian havens like Los Altos (at No. 4), Alamo (No. 5) and Orinda (at No. 9); and Hinsdale, IL at number eight. Elsewhere in Massachusetts, Lexington—the home of the American Revolution—clocked in at No. 32 on the suburbs list, with an average household income of more than $300,000 in 2023. Winchester, MA, known for its Victorian architecture and tree-lined streets, wasn't far behind at No. 35, with a household income average of $296,327. About ten miles from Boston, you'll find Needham, which came in at No. 43 with an average 2023 household income of just over $281,000 and an average home value at nearly $1.6 million. The last of the Boston 'burbs spotlighted on the list was Newton, highly regarded for its public school system, green spaces and safe neighborhoods—it rounded things out at No. 49, with an average household income of $261,666.
