
The three keys to staying ahead of your to-do list
Anshuman Singhania's early days at the office were spent on the shop floor, stationed at different manufacturing locations to understand the business of tyres. His interaction with colleagues across age groups and at various levels made him realise the importance of teamwork and the value of empathy in leadership.
'Understanding ground realities, developing listening skills, navigating people-related matters and deep process knowledge are critical for informed business decisions. Those early experiences are very dear to me, as they have shaped the person I am today," says New Delhi-based Singhania, 45, Managing Director, JK Tyre & Industries.
A lot of the learning was put into practice when he took over as Managing Director in 2020 during the Covid-19 pandemic. He prioritised the safety and security of the workforce and focussed on sustained operations at the enterprise to get through the difficult times.
'Working with my core team, we de-prioritised business growth in that year, instead choosing to lead with empathy. Overcoming the pandemic as a team helped strengthen our culture to bring agility to our organisation," he says.
Singhania talks to Lounge about mentorship and the importance of good communication.
Who do you consider your mentor?
I didn't have to go too far to find a mentor. My uncle, Dr Raghupati Singhania, CMD of JK Tyre, has been my mentor. I have learnt much from him, including humility, setting and achieving challenging goals, and how to lead. I deeply value his continued mentorship, which has been instrumental in my journey.
One major insight you worked on with your mentor's guidance?
For many decades, we have been driven by the theme of 'Make in India, for India'. A key insight was that with our improved product quality, portfolio and brand strength, we could expand this to 'Make in India, for the World'. With my mentor's guidance, we at JK Tyre decided to make this happen. Over the past few years, we have executed an enterprise acquisition in Mexico, along with technology partnerships in Italy and with IIT Chennai, to now be recognised as an 'Indian-born global tyre company'. There are many miles to go, of course, but I am already proud of the way we have pivoted the company to achieve this.
What does being a mentor mean to you? How do you mentor your colleagues at work?
Being a mentor means empowering others to reach their full potential. For me, open communication, active listening and cross-functional teamwork are keys to workplace success, and I try to inspire my colleagues to adopt these values in their day-to-day lives.
What's your morning schedule like?
Health and fitness have always been the No.1 priority for me, so I start each day with my regular workout regime. It sets a productive tone for the day and helps me prepare mentally for the day ahead.
What are some of the productivity principles you follow that have made your professional and personal life much easier?
Productivity comes from a disciplined and balanced approach to work and life. I prioritise meticulous planning, effective time management and leveraging technology solutions when suitable.
What's the one positive work routine you have developed during the pandemic?
During the pandemic, I ensured continuity of communication with my team through virtual check-ins. I found that these quick reviews helped enhance alignment and boost morale. I have continued this routine ever since, engaging directly, quickly and efficiently. This ensures collaboration and clarity across teams.
Any book or podcast you would recommend about mentorship and growth?
I regularly listen to various podcasts on current affairs and growth, such as BBC Global, Huberman Labs and Dave Asprey. I love reading The Economist magazine end-to-end. I've gained a lot from these and would recommend them for continuous learning.
How do you unwind? Do you pursue any serious hobbies?
I unwind when I am with family and friends. I also spend time regularly in the gym and cycling. These activities help me recharge and maintain a healthy balance.

UK's Long Harbour proposes $852 million bid for PRS REIT
BENGALURU: UK property investor Long Harbour has made a 631.6 million pound ($852 million) takeover proposal for Britain's PRS REIT at below the market price, sending PRS REIT shares down around 2% on Wednesday. PRS, a real-estate investment trust that has put itself up for sale, said London-based Long Harbour was proposing to offer 115 pence per share in cash, a 3.3% discount to PRS' closing price of 118.8 pence on Tuesday. The shares hit a record high of 125 pence earlier in the day after Sky News reported the possible offer and said Long Harbour had secured financing to launch a 700 million pound bid. A deal could add to a flurry of recent transactions within the UK-listed REIT industry, and underscore the growing appetite among players to bolster operations against an uncertain economic backdrop. "Intra-REIT M&A ... makes fewer, larger and more investable stocks, so less is more," Jefferies analysts said in a note on Tuesday. Last week, Unite Group proposed to buy Empiric Student Property for about $976 million, while Warehouse REIT agreed to be bought by investment firm Blackstone for $635 million. LondonMetric agreed to buy Urban Logistics for $925 million in May. PRS, which focuses on family homes in the private rented sector, said in February it had received several proposals from unidentified parties. The company said on Wednesday it expected to provide an update on its sale process by the end of June. The process followed the launch of a strategic review in October after PRS replaced two board members, including its then chair, in agreement with a group of shareholders who had demanded these changes.

Tech could help process Census data within 9 months; mobile apps to be used for count
NEW DELHI: Final population data from Census 2027 may be available as early as the end of 2027, thanks to the 'digital' mode being introduced for capturing and processing datasets in the upcoming exercise. Tired of too many ads? go ad free now Sources in the govt indicated that unlike Census 2011 when it took almost a couple of years for the final population data to be published at the national, state, district and taluk levels, complete with the gender-wise break-up, govt estimates that the time lag between completion of Census in early March 2027 and release of final population data could be as little as nine months. Govt had recently announced March 1, 2027, as the new reference date for the upcoming Census. Though due to start in 2020, the Covid pandemic forced the govt to put the decadal exercise on hold. Census enumerators to use app to collect data Census 2027 will be held in two phases - the house-listing phase in 2026, followed by population enumeration phase in Feb 2027. For the first time, Census data will be collected digitally, using mobile phone apps in 16 languages (Hindi, English and 14 regional languages). These apps are designed to be simple and user-friendly for both the enumerators and citizens, since the latter will also have the option to self-enumerate, the sources said. Enumerators will no longer have to carry bulky paper schedules to the field. With tech use, data to be ready instantly The Census schedules will contain mostly pre-coded responses. On the mobile apps, various options would be available from the dropdown menu. The apps provide a fetching facility to go to a pre-filled Census house record and permit editing the same. The applications will reduce the burden of preparing abstracts, summaries and duplication of other associated work. For the first time, a separate code directory will be provided for enabling easy data collection in respect of several questions asked in the second phase of Census (population enumeration). For questions involving descriptive/non-numeric entries, a separate code directory containing possible responses and codes for each possible answer has been prepared. In tune with digital census, a census management and monitoring system (CMMS) portal has been developed by the Office of RGI for smooth conduct, management and monitoring of the exercise.

ASBL to launch 50-storey residential project in Hyderabad's financial district
Hyderabad-based real estate developer ASBL is set to launch its latest residential project, Broadway, on June 14 in the Financial District. The project has received approval from the Real Estate Regulatory Authority (RERA), said a release. Spread across five acres, Broadway will feature three high-rise towers with G+50 floors, comprising a total of 885 three-bedroom apartments. The flats will range from 2,035 to 2,650 square feet, and the project is scheduled for completion and handover by December 2029. Ajitesh Korupolu, founder and CEO of ASBL, said: 'Since 2015, Mercer has ranked Hyderabad as India's most liveable city six times, highlighting its tranquillity, cosmopolitan appeal and safety.
