Townsville punching above its weight in lifestyle stakes
Townsville was ranked No. 6 on the MCG Four-Pillar Lifestyle Index, while Southport, the only other Queensland region to make the list, came in at No. 9.
When the top 10 was ranked by price, Townsville was in first place with a median house price of $567,000.
The research, commissioned by MCG Quantity Surveyors using SuburbTrends data, analysed Australian markets using four key lifestyle factors of beach access, natural environment, urban amenities and family-friendliness, overlayed with long-run price metrics.
The ten 'all-rounder' regions in the Four-Pillar Lifestyle Index marry strong lifestyle appeal with some of Australia's most resilient price growth.
MCG Quantity Surveyors director Mike Mortlock said this was because markets with more consistent growth had lifestyle components baked in.
New South Wales dominated the 'all-rounder' list with Warringah, NSW, first, followed by Stirling, NSW, Wanneroo, WA, Wollongong, NSW, and Easter Suburbs – South, NSW.
Townsville was sixth, followed by Shoalhaven, NSW, Easter Suburbs – North, NSW, Southport, QLD, and Newcastle, NSW.

Mr Mortlock said Townsville not only emerged as one of the best lifestyle locations in the country, it offered something rarely seen among the other markets that ranked highly – affordable prices.
'A lot of the areas nationally with the best lifestyle are expensive Sydney areas,' he said.
'And in some ways, it's understandable. They are expensive for a reason.
'Townsville offers a much more approachable price point, but it still scores well on all the same metrics.'
The report found Townsville was NQ's most balanced housing market, with a $567,000 median house price, reflecting an average 8 per cent annual gain over the past decade and a further 5 per cent lift in the past six months.
'Current values sit roughly 50 per cent above the level implied by the pre-2020 trajectory, underscoring a structural re-rating rather than a cyclical spike,' the report said.
'Lifestyle breadth explains the momentum.
'The palm-lined Strand delivers daily waterfront recreation, while Castle Hill, Jezzine Barracks and Riverway lagoons provide nature trails and shaded parklands.'
Jools Munro of Explore Property Munro & Co said buyers making the move to Townsville weren't only chasing bigger homes with smaller mortgages, but looking to regain hours in the day lost to long commutes and peak hour traffic.
'What you can buy in Brisbane for $800,000 you can buy in Townsville for $550,000 and you don't miss out on life in Townsville,' she said.
'Our community is very welcoming, but I also think our lifestyle is more affordable.
'The lifestyle isn't just about the ocean, it's also the bush and those little country towns 35 minutes away.
'But, yes, we also have the ocean, sailing, beautiful golf courses, barra farms and fresh lakes.
'I know people who talk about going to Maggie Island for three hours just to hop on the ferry and leave the mainland behind for less than the price of a steak.'
Ms Munro said people came to Townsville chasing affordability as they were priced out of southern markets, but stayed for the community.
'It's not hard to find your vibration, your tribe in Townsville, whether you want to participate in a choral society or an orchid society, whether you want to play lawn bowls, study at the university or take up dragon boat racing,' she said.
'Plus there is work for everybody. Employers are crying out for skilled, trade and professional workers.
'Large industries thrive because staff can get housing for a better price, without a long commute or flying in and out.'
Ms Munro said the tight property market, high demand and increasing population would ensure home prices continued to trend up.
'That shortage in the workforce is not allowing us to build the (housing) capacity we need,' she said.
Mr Mortlock said the Four-Pillar Lifestyle Index differed from the recent string of buyer's agents' reports swirling the internet.
He said many of these reports were shortsighted, uncovering 'spreadsheet darlings': locations that looked good on paper, but were not always sustainable places to own property over decades.
'These reports normally look at short-term, available data,' he said.
'This often gives a range of short-term predictors but they don't always indicate what a good long-term play will be.
'And, given the high costs of transacting in real estate, that's usually what a property purchase is, whether it's a home or an investment.
'It's a very long-term play.'
Mr Mortlock said the MCG report considered a range of metrics that had long-term, positive influences on property values, but were factors unlikely to be changed by short-term forces.
'We looked at factors that are always in demand,' he said.
'They're attributes that help markets outperform over the long haul.
'We know buyers will pay a premium to have them.'
Features sought out by home seekers year after year included easy access to beaches, amenities, jobs hubs and top schools.
'All the pillars we looked at were attributes that real estate agents have historically highlighted as the most pertinent points for homebuyers,' Mr Mortlock said.

Quarter of poker machines in NSW clubs could be susceptible to money laundering, agency says
A quarter of the more than 65,000 poker machines in NSW clubs are monitored by a program that could allegedly leave them vulnerable to money laundering and terrorism financing, according to the nation's financial crimes intelligence agency. Federal laws require a compliance program to be in place so that staff at licensed clubs and hotels can identify, mitigate and manage gamblers suspected of using the pokies to launder money from crime such as drug dealing. The Australian Transaction Reports and Analysis Centre (AUSTRAC) said the largest compliance program provider in the state is Betsafe, a business founded by seven clubs nearly 30 years ago, that also outsources a responsible gambling program to industry members. Betsafe's compliance program is central to AUSTRAC's Federal Court action against one of Australia's largest club operators, Mounties Group. "One in four gaming machines in NSW are managed by clubs whose program is run by Betsafe, so we don't know whether those programs are adequate for those clubs," AUSTRAC's chief executive Brendan Thomas told the ABC. "We're worried that we might see what we've seen in Mounties replicated in other organisations throughout Australia." AUSTRAC is alleging Betsafe's program systematically failed to meet anti-money laundering (AML) and counterterrorism financing (CTF) obligations spelled out under the law, in its court action against Mounties. Betsafe has declined repeated requests for comment from ABC News. Its programs are used at more than 80 gaming venues in NSW and the ACT, according to a webpage that has since been taken down. These gaming venues can mix-and-match Betsafe programs, choosing to use its responsible gaming program, and not its AML/CTF program, for example. Mr Thomas said AUSTRAC is not empowered under the law to launch court action against Betsafe. "This isn't a victimless crime," he said. Industry advocacy group ClubsNSW said it was working with AUSTRAC to make sure its members adhered to laws that safeguard against money laundering. "ClubsNSW recommends that member clubs exercise care and diligence when utilising the services of third-party providers to help meet their AML/CTF compliance obligations and that they have their AML/CTF programs regularly reviewed by an independent entity," a spokesperson said in a statement. AUSTRAC has successfully prosecuted casino operators in Melbourne, Perth and Adelaide, and the agency's action against Sydney's Star Casino remains before the Federal Court. But it believes increased enforcement has caused criminals to turn to local venues instead. "We're concerned that there may be a shift of money laundering activity from casinos to pubs and clubs," Mr Thomas said. It is unclear if the regulator plans on launching court actions against other clubs or hotels. "Our examination of gaming machines won't stop with Mounties, and it certainly hasn't stopped with Mounties," he said. Troy Stolz was working for ClubsNSW as an AML/CTF compliance manager when he leaked a confidential board paper in 2019, which claimed hundreds of clubs were falling short of their legislated obligations. "I was witnessing lots of rubber bands on the floors in clubs, which is predominant with having bundles of cash tied together … and syndicates playing up to two machines each at a time," he said. AUSTRAC's court action against Mounties Group could work as a deterrent, the 56-year-old said, possibly inspiring other clubs to improve their compliance systems. "This is a monumental period of time in clubs history, this stops all sorts of predator crimes. "There will be clubs scrambling to review their policies and their insurance policies, I believe, to see if they've got a claim to make against Betsafe." The NSW Crime Commission concluded in an inquiry three years ago that billions in dirty money was being gambled in poker machines at clubs and hotels. AUSTRAC defended its decision to bring a court action years after initial reports. "We need to make sure that our case is watertight, that we've got incredibly strong evidence to prove every element of our case before a court," Mr Thomas said. The intelligence agency is hoping the Federal Court action against Mounties will act as a stern warning to an industry with about 1,000 venues. The group, which operates up to nine venues across Sydney's south-west, Northern Beaches and the Central Coast, was using Betsafe's compliance program when $4.17 billion was fed into its 1,300 poker machines over four financial years to 2023. AUSTRAC is alleging in court documents the program is inadequate by citing a sample of 10 suspicious gamblers, who turned over $139.9 million and were paid out close to $10.5 million. The gamblers exhibited a range of behaviours the agency considers suspect. This includes a practice known as "bill stuffing", where cash is put into a pokie machine only to be withdrawn as a cheque, even though little or no game play has taken place. Another behaviour is gambling large sums of money, despite personal and employment status. Mounties Group allegedly identified eight of the suspicious gamblers and reported seven of them to the intelligence agency, according to the court documents. "We have been dedicating significant investment and resources to transform our AML/CTF capabilities since being notified by AUSTRAC of its concerns," the group said in a statement at the time of the court filing. The matter remains before the court.

US dual-listing hopefuls counting on greater exposure, access to capital
Companies list shares on second exchange for more investor and customer exposure Listing on the US provides access to the world's largest source of capital ASX plays, such as Green Critical Minerals and Trigg Minerals, are seeking dual listings Dual listing occurs when a company lists its shares on a second exchange – typically in another country – usually to increase the company's exposure to investors in different jurisdictions. It can also add liquidity to shares, provide more avenues to raise capital, and increase the amount of trading time. A listing in the US specifically opens the door to the world's largest source of capital, enabling a company to tap into financing sources it wouldn't otherwise be able to access. Green Critical Minerals (ASX:GCM) managing director Clinton Booth told Stockhead the company had spent six months looking first at different jurisdictions then drilling down to the different exchanges before making a decision. 'Ultimately for us, it came down to two key points and that was how it would support both our commercial and capital market ambitions,' he said. 'For us, a US listing provides such exposure and customer awareness as well as being a significant and a massive market. 'It is such as big market, if we don't do a US listing, it won't help us to stand out. 'That's why we decided to move to a US listing. And also why we've decided to look at a NASDAQ and an NYSE as opposed to an OTC.' Raising awareness There's at least one other reason for embarking on a dual listing. Booth noted that GCM's primary interest in a US listing is to increase its exposure to target customers in data centres, semiconductors and advanced electronics that would benefit from the thermal management properties of its Very High Density graphite heat sinks. 'A big part of a US listing is to provide access to that and awareness to that ecosystem,' he said. 'The big thing is the size of the market and ecosystem. We're talking data centres, semiconductors and high performance computing. We're talking about a market which doesn't need to be created. This is a massive market today and a market, which is growing exponentially.' However, he acknowledged that access to capital markets was also important, noting that a listing would attract investors that understood the tech sector and value the industrial innovation represented by the company's offering. 'You're talking about the biggest capital markets in the world, which is very liquid, very deep (pockets) and very aware of what we bring and what we are. So there's good alignment there,' Booth added. He also acknowledged the potential to access government funding opportunities, some of which see a US listing as proof the company is a sort of local provider. Benefits outweigh cost Dual listing does come with costs, though. Listing on another exchange means extra costs related to listing fees, ongoing fees and having to meet regulatory and compliance requirements. This could be potentially onerous for companies that go into the listing without a clear understanding of what they are seeking. However, this isn't true for GCM. 'For us, we looked at all of the costs and they are not trivial, but we accept that and think they are very manageable,' Booth said. 'We see this as an investment. This is about increasing exposure to both the customer market and the capital market. 'For us, it's a huge net positive. It's an investment in us actually growing the business.' Companies seeking US listings Green Critical Minerals is looking to carry out a US listing in H1 2026 after assessing market opportunities across the United Kingdom, Europe and North America. It noted in its announcement in late July that North America presented a 'significant growth runway' due to accelerating demand for advanced thermal management solutions across data centres, semiconductor manufacturing and high-performance computing. Booth said the company's VHD blocks could solve the market's energy and water challenges – its sustainability issues. 'They are going to be a big anchor on this industry continuing to grow,' he added. 'What we and the product we have is one of the steps and one of the parts of helping to make these sectors more sustainable and more efficient in the things they use. 'We're part of that ecosystem which is really see us moving into a sustainable data centre style high performance computing environment to really enable the sector to go to the next levels that it can go to.' He notes that in the next 12 months, the company will move from being pre-revenue to revenue generation with announcements about production facilities, customer engagement, further partnerships with other bodies and demonstrating real-world prototypes and how they behave in real- world situations to take validation to the next level. Booth added that while the company currently had a commercial pilot facility operating in Australia, it expected to be talking to market about a manufacturing facility in the US within the next 12 months. It is far from the only company in the process of chasing a US listing, though. For example, Trigg Minerals (ASX:TMG) is also working on a mainboard listing in the US to fast-track its antimony production plans via its Antimony Canyon project in Utah. It appointed international markets veteran James Graff as a non-executive director at the end of July to leverage his deep cross-border experience in banking and special purpose acquisition company to support the listing. This follows the company defining an exploration target of 12.8 to 15.6 million tonnes at 0.75% to 1.5% antimony, or between 96,000t and 234,000t of contained metal that ranks Antimony Canyon amongst the country's largest and highest-grade undeveloped antimony systems. It is based on detailed trench sampling, geological mapping and historical reconnaissance exploration conducted by the US Bureau of Mines (USBM) and US Geological Survey (USGS) between 1941 and 1942 that was subsequently verified and expanded upon through field validation, geological mapping and digital modelling undertaken by the company. A detailed geological program led by Dahrouge Geological Consulting is carrying out activities to validate the exploration target and progress Antimony Canyon towards the completion of trenching and drilling across high-priority areas. This will ultimately lead to the delivery of a maiden resource estimate in accordance with SEC S-K 1300 and JORC 2012 reporting standards. Meanwhile, Resolution Minerals (ASX:RML) is closing in on a listing on the OTCQB Markets, a move that's expected to boosting its visibility, liquidity and accessibility for North American investors, and is progressing a listing on NASDAQ, which is a major national stock exchange for more established companies and offers greater visibility and liquidity. This could attract investors in the same way that NASDAQ-listed Perpetua Resources, whose Stibnite antimony-gold project with a resource of 4.8Moz gold and 148Mlb antimony shares its western boundary with RML's Horse Heaven antimony-gold-tungsten project in Valley County, Idaho. Horse Heaven boasts strong gold, antimony and silver mineralisation in two prospects – Antimony Ridge Fault Zone and Golden Gate Fault Zone – and includes past-producing antimony and tungsten mines. Its geological model of Horse Heaven is a direct analogue to Stibnite with the project known to host strong gold, antimony and silver mineralisation in the Antimony Ridge Fault Zone (ARFZ) and the Golden Gate Fault Zone (GGFZ). Highlighting its potential value, RML has received an unsolicited, non-binding and indicative offer from NASDAQ-listed Snow Lake Resources for the project that values it at $225m.
