Mumbai property tax rises by 15% on average; flats under 500 sq ft remain exempt
The Mumbai Civic body, also known as the Brihanmumbai Municipal Corporation (BMC), has restructured property tax in the Mumbai real estate market by an average of almost 16%, according to a statement issued by the corporation.
According to BMC, there has been no amendment or increase in the structure or rate of property tax. However, due to ready reckoner rates in Mumbai increasing from FY26, the property tax automatically stands to be increased, owing to the base of capital value going upwards.
To cite an example, if the annual property tax for a flat owner was ₹50,000, it would now be above ₹57,500.
The Brihanmumbai Municipal Corporation (BMC) has increased property tax for the first time in nearly a decade. The last revision took place in 2015, but the scheduled hike in 2020 was deferred due to the COVID-19 pandemic. Under Section 154 (1C) of the Mumbai Municipal Corporation Act, 1888, the capital value of properties must be revised every five years, which typically leads to an increase in property tax.

According to the BMC, flats smaller than 500 sq ft have been exempted from property tax since 2022, and the decision taken earlier remains as it is. Hence, the BMC clarified that there is zero levy on these flats.
There are 4,00,000 housing societies in Mumbai. BMC individually issues property tax bills to flat owners. The Maharashtra government announced in 2022 that it would waive property tax for flats below 500 sq ft, a move that it said would help citizens save ₹460 crore annually.

The BMC announced on May 29 in a statement that it has deferred its much-debated fee on solid waste management, or garbage tax, in view of the increase in property tax.
According to the BMC, the user fee was meant to cover the daily collection of solid waste from individual homes as well as commercial and industrial establishments. The levy was proposed in April; the fee ranges from ₹100 to ₹7,500, depending on the size and nature of the establishment.

However, in view of the increase in property tax, Maharashtra Chief Minister Devendra Fadnavis and Deputy Chief Minister Eknath Shinde decided to defer the levy of the garbage fee.

BMC cancels tender for water rescue vehicles over link to Turkey company
THE BRIHANMUMBAI Municipal Corporation (BMC) has decided to scrap a tender for acquiring six remote-controlled life buoys or robotic water rescue vehicles after it discovered that the vendor that won the bid to supply it was ultimately sourcing it from a Turkey-based firm. The civic body's move comes amid the recent conflict between India and Pakistan where the latter used drones supplied by Turkey to target India. Confirming the development, a senior BMC official said, 'The tender was floated last year and the shortlisting of bidders took place between January and February. All the bidders had submitted details of their vendors in their quotation. Since India had good ties with Turkey back then, we went ahead to shortlist the vendor. However, owing to the recent tensions, we decided to take a relook at the tender and refloat it.' The official said that while the supplier of the boat-like floating devices was shortlisted, the BMC had not issued any Letter of Approval (LoA) and therefore it had the legal right to roll the tender back. 'We shall be floating a new tender for acquiring the boats and we will also be exploring whether it is possible to have the products manufactured by India-based firms to propagate the Make-in-India campaign. It will also be cost-effective,' said the official. In September last year, the BMC had floated the tender to acquire six rescue boats which were to be used by the Mumbai Fire Brigade for operations in the sea. The cost of each boat was pegged at Rs 9.62 lakh while the total size of the tender was pegged at Rs 64 lakh, inclusive of taxes. Civic officials said that after the bidders submitted their responses, quotations were shortlisted. They said the shortlisted supplier was an Indian vendor who would acquire the product from Turkey based firm Maren Robotics and supply it to the civic body. In the website of Maren Robotics, the boats are branded as 'Maren Fasty — remote controlled and self propelled water rescue vehicle'. Sources said that multiple civic bodies in the Mumbai Metropolitan Region (MMR) have acquired these buoys from the same firm. These boats were to be deployed at the Girgaon, Dadar, Juhu, Versova, Gorai and Aksa beaches. Civic officials said that each of these boats would have a carrying capacity of 200 kg while the maximum operating speed would be 18 km per hour —nearly four times more than the manual lifeboats that the civic body uses.

Nashik: The final stretch of the Nagpur-Mumbai Samruddhi Expressway will be opened to the public at an event in Nashik's Igatpuri taluka on June 5. Chief minister Devendra Fadnavis will inaugurate the last 76km section, between Bhiwandi (Thane) and Igatpuri, of the Rs 55,000 crore expressway, said the officials of the Maharashtra State Road Development Corporation. The completion of this 701km greenfield project, the brainchild of Fadnavis and executed by the Maharashtra State Road Development Corporation (MSRDC), will reduce the journey time between Nagpur and Mumbai from over 16 hours to eight hours, with speeds permitted up to 150 kmph. "With the completion of the road, the traffic movement to and from Mumbai will be much faster. Nashik residents will benefit from it, given that they will be able to glide through the ghat section where the travel time reduces from 25 minutes to a little over eight minutes. Overall, they will save more than 45 minutes," said Rajesh Patel, a businessman frequently travelling to Mumbai. "The biggest beneficiaries in the district would be the areas around Sinnar and the soon-to-come-up dry port at Niphad, which have very quick access to the highway," said Rakesh Vanjari, an industrialist from Sinnar, who added that Sangamner and Ahmednagar-bound motorists will also benefit.
