
Malaysian homebuyers redefine value in a more selective market
Today's buyers are intentional, value-focused, and sharply attuned to economic signals. The optimism of past years has given way to a more measured mindset shaped by global volatility, domestic caution, and a widening disconnect between asking prices and buyer expectations.
This is not a retreat from the market; it is a recalibration. Malaysians are still buying, but with greater purpose and scrutiny.
Supply expands, buyer expectations refocus
According to the Property Market Q1 2025 Snapshots by National Property Information Centre (NAPIC), residential construction jumped by 30.2% year-on-year, an expression of developer confidence.
Yet, transaction volume and value fell 6.2% and 8.9%, respectively, highlighting a growing misalignment between supply and demand.
This shift is not rooted in economic weakness. With policy interest rate steady at 3.0% and inflation down to 1.4% in April, Malaysia's fundamentals remain stable. But instead of acting on optimism, buyers are choosing caution.
It is a clear signal: affordability today is no longer just about price; it's measured by perceived value.
Bridging the price gap through buyer alignment
Differences between current residential offerings and evolving buyer preferences are becoming more noticeable across key regions.
In Kuala Lumpur, high-rise homes took the biggest hit, with prices dropping 7.3% quarter-on-quarter, which was the steepest decline among property types.
According to NAPIC, overhang grew 14.8% year-on-year, with unsold units mostly being condominiums priced between RM200,000 to RM300,000.
However, data from PropertyGuru Malaysia for April 2025 indicates that the condominium market is stabilising towards an equilibrium, showing only a slight month-on-month decrease in demand of 0.7% for condominiums.
Selangor, meanwhile, tells a different story. According to NAPIC data, the price gap is widening in the apartment and serviced residence segments, but savvy buyers remain active when value aligns with expectations.
Overhang fell nearly 40% year-on-year, signalling strong movement in well-priced, practical homes. Across most segments, caution dominates mark-to-market activity amid ongoing economic uncertainty.
Penang continues to attract attention, especially in the condominium segment. PropertyGuru Malaysia's April 2025 data showed a 9.1% increase in condominium listing views, driven by infrastructure developments such as the LRT Mutiara Line.
However, NAPIC data indicates a decline in transactions for homes priced above RM1 mil, reflecting growing resistance to premium price points.
Johor is shaping up as a market where rising prices are starting to test buyer patience. NAPIC reports an 8.7% year-on-year increase in high-rise prices for Q1 2025.
Correspondingly, PropertyGuru Malaysia's April 2025 data shows a 19.5% year-on-year decline in interest for serviced residences, with overall views for non-landed homes also trending downward. Like the non-landed property types, demand for landed property types also decreased YoY.
The rise of the value-conscious buyer
A dip in the demand index does not mean buyers have disappeared. In fact, they are just more selective.
According to April 2025 data from PropertyGuru Malaysia, apartment views fell 14.1% while semi-detached homes dropped 21.4% year-on-year. Yet, property types that strike a smart balance between price, location, and lifestyle are defying the trend. Some even gain traction.
Selangor is a standout. Terraced homes continue to outperform, with demand rising 2.7% year-on-year and overhang falling 40%, according to NAPIC. This points to a healthy alignment between supply and real buyer appetite.
In Penang, condominium interest surged 9.1% year-on-year, buoyed by better connectivity and more competitive pricing, highlighting the positive impact of infrastructure upgrades like the upcoming LRT Mutiara Line.
Meanwhile, in Johor, the story is more nuanced. NAPIC data shows a 3.2% year-on-year increase in the All-Housing Price Index, led by high-rise and terraced homes. However, the price growth appears to be dampening sentiment, with declining demand suggesting that affordability concerns are weighing buyer decisions.
These shifts tell us something important: buyers haven't exited the market. They are just more focused on finding real value.
Developers are re–imagining value in real time
As buyers become more measured and data-driven, developers are also evolving their strategies to stay aligned.
The traditional playbook of driving volume or focusing solely on premium segments is being rebalanced to meet a market increasingly shaped by value-conscious demand.
Success now lies in realistic pricing, particularly in the resilient RM500,000 to RM800,000 bracket. Homes within this range continue to see steady interest, especially when paired with strong connectivity and well-designed, liveable environments.
Transit-oriented developments and communities with integrated green spaces are emerging as long-term favorites among buyers.
Equally important is understanding the new pace of decision-making. Buyers are being more deliberate, investing time in research, comparisons, and consultations before committing.

Anita Mohamed, 54, and Ang Ka Fat @ Kenny, 57, pleaded not guilty to their respective charges when brought before Sessions Court Judge Jason Juga on Thursday. Both face two separate charges each, as well as one joint charge, over the alleged offences. The charges were framed under Section 28(1)(c) of the Malaysian Anti-Corruption Commission Act 2009, read together with Section 18 of the same Act, and punishable under Section 24(2). Upon conviction, the provision carries a maximum 20-year prison sentence and a fine of at least five times the value of the false particulars, or RM10,000, whichever is higher. The documents were allegedly submitted to an administrative assistant at the DIDR office between 2022 and 2023. Yayasan UEM helps 5 pursue scholarly dreams
KUALA LUMPUR: She once worked as a fruit cutter at the Pagoh rest and service (R&R) area in Johor, but now, Nur Qalidah Farhana Mohd Azman is a Yayasan UEM scholar, whose ambition is to study electrical engineering at Imperial College London. The daughter of a contractor and school janitor, Qalidah never imagined that she would one day have the opportunity to study abroad. Her original plan was to enrol at Universiti Teknologi Petronas, which motivated her to work part-time at the Pagoh R&R area to save money for her tertiary education. "My mother told me that if I wanted to pursue a higher education, I'd have to wait a while and find the money first. "They didn't want me to work at the R&R area, but I insisted. At their age, my parents needed to rest," said the 18-year-old. Qalidah worked on weekdays and sometimes up to 13 hours a day on weekends, earning about RM1,500 a month. Her financial worries were lifted when she was awarded the 2025 Yayasan UEM Global Scholarship. She was the only female recipient among five this year. Before sitting the Sijil Pelajaran Malaysia (SPM), Qalidah didn't have a specific career in mind — her only goal was to excel academically. "If you have a dream, you need to take the first step and then seek help. Everything depends on you. "I didn't expect to get 9As. I was active in hockey competitions and only managed three As in my trial exams. "My parents are my biggest motivation — I want them to have an easier life," she said, recalling how she survived on four hours of sleep at SM Sains Muzaffar Syah in Melaka. Yayasan UEM chief executive officer Aishah Nor said: "We subscribe to the notion that education is a fundamental building block for individual opportunity and economic growth. "Our scholarships not only ease the burden of educational expenses but also provide exemplary students from modest backgrounds with the support and opportunities they need to realise their academic and career aspirations." The youngest and only girl among five siblings, Qalidah decided to study electrical engineering after discussing job market trends with her brother, Muhammad Suffian Aqmaar, 26. The other four Yayasan UEM scholars — Justin Low Chun Xian, Muhammad Aqil Aqmar Mohd Nazrol Hisham, Khor Sheng Zhong, and Aqashah Azri — also planned to pursue science, technology, engineering and mathematics courses at top United Kingdom universities after completing their A Level. All were present at the awards ceremony, which was also attended by UEM Group managing director and member of Yayasan UEM's board of trustees, Datuk Amran Hafiz Affifudin.

Chin Hin Group Property to divest ‘obsolete' commercial vehicle division for RM74m
MAIN Board-listed developer Chin Hin Group Property Bhd (CHGP) has sealed a share sale agreement (SSA) with N&K Resources (M) Sdn Bhd for the disposal of four subsidiaries involved in the group's commercial vehicles and bodyworks segment for RM74 mil cash. The four subsidiaries – Boon Koon Vehicles Industries Sdn Bhd, BKCV Sdn Bhd, Boon Koon Fleet Management Sdn Bhd and BK Fleet Management Sdn Bhd – collectively undertake CHGP's commercial vehicles and bodyworks operations. Upon completion of the transaction, CHGP will fully exit this segment with financial results of the four companies to be de-consolidated from the group's accounts. The disposal is expected to generate a divestment gain of approximately RM862,000. The commercial vehicles division is a legacy business that predates the entry of CHGP's current substantial shareholder in 2017. It does not form part of the Chin Hin Group ecosystem which is anchored around building materials, construction engineering, property development and home & living solutions. As such, the divestment exercise removes a non-core, non-strategic segment, hence allowing CHGP to sharpen its operational focus. 'The RM74 mil cash proceeds will provide us with stronger financial flexibility to accelerate our property development plan,' commented at CHGP's group CEO (Property Development Division) Chang Tze Yoong. 'These funds will be deployed not only for strategic landbank acquisitions in high-growth locations such as Klang Valley but also to support our on-going projects and other growth opportunities.' Added Chang: 'At the same time, this transaction will strengthen our cash position, improve liquidity and enhance the overall financial resilience of the group.' With the disposal, CHGP will focus exclusively on residential property development by delivering high-quality housing that meets market needs. This strategic shift aligns with the group's long-term vision of delivering sustainable value through projects in prime locations, supported by prudent financial management and strong governance practices. At the close of today's market trading, CHGP was down 2 sen or 1.85% to RM1.06 with 48,600 shares traded, thus valuing the company at RM1.4 bil. – Aug 14, 2025
