DENVER (KDVR) — An international real estate investment company has acquired an over-100-year-old hotel in Boulder and plans to renovate it for a Hilton brand. Hotel Boulderado has served locals and tourists alike since its doors opened on New Year's Day in 1909. The building was designed by local architects William Redding & Son, according to the hotel's history on its website, and incorporates Italian Renaissance and Spanish Revival architectural styles. Future of historic Zuni Power Plant remains unknown, Xcel still open to a sale 'The Boulderado is more than a hotel—it's the pride of the city, an iconic part of Boulder's distinct character and charm,' said Ben Weprin, founder of Graduate Hotels and CEO of AJ Capital Partners, which acquired the property. 'We are thrilled and honored to partner with the Days, who have been passionate stewards of this beloved property for over four decades. Together, we look forward to honoring The Boulderado's unmistakable spirit, celebrating its history, and introducing thoughtful touches that will elevate the guest experience for generations to come. On Monday, AJ Capital Partners announced it had acquired the hotel and entered into a partnership with longtime owners Frank and Gina Day. There was not a discussion on finances attached to the deal. The business and former owners said they plan to preserve the historic hotel's 'architectural splendor and role as a cherished amenity,' while redesigning guest rooms and refreshing other aspects of guests' stay experiences. AJ Capital Partners founded Graduate Hotels, which was then acquired by Hilton in 2024. Once the phased renovations are complete, Hotel Boulderado will join the Graduate by Hilton hotel collection, which is described by the company as 'hand-crafted hotels that reside in dynamic university-anchored towns in the United States and United Kingdom.' Renovations are slated to begin 'later this year.' During the renovations, the hotel will remain open. The historic structure's name and its signature architectural elements will be preserved, AJ Capital Partners announced on Monday. 'We have chosen to partner with AJ because of the magnificent work they've done with other historic hotels like the Chicago Athletic Association, Randolph Hotel in Oxford, and Rusacks in St. Andrews.' said the Days in the announcement. 'They have the wherewithal to take the Boulderado to the next level.' The group called Hotel Boulderado the city's 'first luxury hotel,' and said it played a pivotal role in naming the city. 'Its name—a combination of 'Boulder' and 'Colorado'—was intended to ensure that visitors would always remember where they stayed,' the new owners said in an announcement. 'As a designated city landmark, proud member of Historic Hotels of America, and listee on the National Register of Historic Places, the hotel stands as a testament to Boulder's rich heritage.' Historic Colorado landmark the Hotel Boulderado has been sold to new owners

A big change was announced on Monday for a historic hotel in Colorado. The Hotel Boulderado is being acquired by a group called AJ Capital Partners and it will become part of the Hilton hotel chain after a remodeling project is completed. AJ Capital Partners shared a news release on Monday afternoon, stating that they are working with the Boulder hotel's stewards Frank and Gina Day on the acquisition. "AJ and the Days are committed to preserving Hotel Boulderado's architectural splendor and role as a cherished amenity while enhancing the guest experience," the news release states. The 116-year-old hotel will keep its name but it will become part of the Graduate by Hilton collection. Frank and Gina Day have run the hotel for more than four decades. It is a city landmark and part of the National Trust for Historic Preservation's Historic Hotels of America program. The architecture has Italian Renaissance and Spanish Revival themes. It was given its name because it was meant to combine the names Boulder and Colorado. The remodeling project is set to start later this year and it is expected to continue until next spring. The hotel will stay open through that time.

Why Miami's buzzy Little River is attracting savvy property investors

Don't be fooled by its name or dodgy reputation: Miami's Little River has big potential and is currently benefiting from major buzz. Little River is one of the city's oldest neighborhoods. Due to its location along the pint-sized waterway that flows into nearby Biscayne Bay, it was one of the first places in Florida settled by indigenous tribes. From a bird's-eye view, it looks like a 1.25-square-mile industrial eyesore. But on the ground? It's starting to look like it could be the next Wynwood. 'With easy access to the city's main arteries, it's a neighborhood that blends the best of Miami's eclectic culture,' said Dan Schor, a partner at AJ Capital Partners, a Nashville-based real estate investment firm that is the area's primary developer. 'Over the next several years, we plan to develop a variety of multi-family apartment projects, all designed to bring a human scale to Little River while preserving the neighborhood's character.' Expect, he said, garden-style residences and townhouses, as well as low- and mid-rise apartment buildings. Currently, most Little River listings are fixer-uppers. They range from a 500-square-foot condo — listed for $148,000 — cocooned in a chain-link fence with razor wire at the top to a 6,534 square-foot riverfront vacant lot — asking $1.6 million — in desperate need of a date with a landscaper. Still, Ramona Bautista, a local realtor with the Keyes Company, recently sold two listings in Little River. 'The neighborhood is evolving quickly, providing both buyers and investors with the opportunity to be part of its transformation,' she said. Nickel M. Goeseke, a local agent representing a $12.9 million waterfront mansion in neighboring Belle Meade, is optimistic. 'Little River is just getting started,' he said, 'and will continue to improve as more and more people move and visit the area.' So far, Little River's biggest draw is dinner. 'The hardest reservation in Miami to get is now Sunny's Steakhouse,' Goeseke said. Just across the railroad tracks, foodies find Michelin-rated Ogawa, a 10-seat sushi bar boasting the highest ratings of all one-star Michelin restaurants in the US. More destination eateries are on their way including a 9,000-square-foot Fooq's. 'I thought this was a real opportunity to create an amazing destination dining venue with a great nightlife component in a neighborhood that was desperately needing it,' Fooq's owner David Foulquir said. Still, even he isn't quite sold on living in the area quite yet — he's shopping in El Portal, Little River's neighbor to the north. Steve Santana, chef and partner of Off Site nano-brewery and kitchen, agreed. 'I would actually be surprised if you found someone who lives here because it's still very up and coming,' Santana said. 'A lot of growth and development on the way, but currently, it's still a bit rough around the edges, if you know what I mean.'
