Gurgaon: Haryana Real Estate Regulatory Authority (HRera) has directed the builder of a highrise condominium — an affordable group housing project in Sector 109 — to pay the delay-possession interest and hand over the apartment to the complainant as per the terms of the buyer's agreement. The builder assured timely possession of the flat, with a carpet area of 644 sqft and a balcony area of 100 sqft, but failed to deliver within the stipulated four-year period from the date of allotment — May 19, 2017. HRera (Gurgaon) ordered the realtor to pay interest at 11.10% per annum on the amount paid by the complainant from May 30, 2022 until the valid offer of possession or two months post-occupation certificate — whichever is earlier. The builder has been given 90 days to clear all arrears of interest and must continue paying interest monthly until possession is offered. Additionally, the builder must provide an updated statement of account within 30 days, reflecting adjusted dues after interest. The complainant approached HRera alleging an inordinate delay in the delivery of the unit, which had been booked in 2016. An initial payment of Rs 1.28 lakh was made on Jan 17, 2016 and a total of Rs 13.65 lakh was paid by May 2018. Despite demands raised by the promoter in July 2021 for outstanding dues, the project remained incomplete. The complainant sought immediate possession after adjusting pending dues against delay compensation. After hearing the matter, HRera held the promoter in contravention of Section 11(4)(a) of the RERA Act and passed directions under Section 37. Upon receipt of the updated statement of account, the complainant must clear any outstanding dues within 60 days. Tired of too many ads? go ad free now The builder has also been instructed to hand over the flat and execute the conveyance deed within three months of obtaining the occupation certificate, subject to stamp duty and registration charges. The authority clarified that the promoter cannot charge labour cess or work contract tax and must provide VAT calculation proofs if applicable. Maintenance charges may only be levied as per actual consumption, the order said. In Aug last year, HRera conducted a meeting on the stalled OSB Expressway Towers project in Sector 109 with homebuyers and the builder and issued a final warning, saying that if the project was not completed within six months, the regulator would invoke Section 8 of the Rera Act. This would transfer control to the buyers' association and potentially involve a third-party builder. The project, launched in 2017, faced significant delays, and despite repeated warnings, the builder failed to deliver possession of the flats. In response to HRera chairperson Arun Kumar's warning, the builder had assured completion of the project within the timeframe. However, he faces challenges arising out of licence suspension of three of his other projects due to default in payment and non-compliance with department of town and country planning orders.

It has been tasked with handling cases related to the seizure of cash and other materials by flying squad teams, static surveillance and excise teams to strictly enforce the model code of conduct, said an official statement. Carrying up to Rs 50,000 in cash requires no documentation. This committee is tasked with handling cases related to the seizure of cash and other materials by flying squad teams (FST), static surveillance teams (SST), and excise teams to strictly enforce the Model Code of Conduct, according to an official statement. As per the statement, Additional Deputy Commissioner (Rural Development) Amarjit Bains has been appointed as the chairman of the committee. New Delhi: Delhi Chief Minister Rekha Gupta chaired a session on the inaugural day of a two-day seminar on Saturday to commemorate 60 years of Pandit Deendayal Upadhyaya's Integral Humanism and his vision behind founding the Jana Sangh for social transformation. A two-day seminar and exhibition commenced at the NDMC Convention Centre in New Delhi to revisit speeches delivered by Pandit Deendayal Upadhyaya. Arun Kumar, Seh Sarkaryawah of the Rashtriya Swayamsevak Sangh (RSS), said that both the Jan Sangh and BJP have a historical legacy, and will complete 75 years on October 21. He said these outfits' founding vision was not merely to build an organisation, but to transform society. He pointed out that post-independence, India's biggest challenge was ideological confusion. 'Independence did not just mean ending British rule; it required a clear national vision, which had started fading,' he said. Arun Kumar added that when Pandit Deendayal founded the Jana Sangh, he faced two questions: Whether India had its own ideological foundation, and whether the existing political system could support growth, or whether a new party was needed. 'When they contested the 1952 elections and won three seats, the Jana Sangh established itself as a national party. With national expansion and cadre-building, the philosophy of Integral Humanism was introduced,' he said. He said that Pandit Deendayal Upadhyaya never claimed to present a new ideology, but offered a different interpretation of India's existing traditions. The seminar is part of a national series of events commemorating 60 years of Pandit Deendayal Upadhyaya's Integral Humanism. He noted that this is not only the 60th year of Integral Humanism, but also the 75th Amrit Kaal of Indian independence. Earlier, Arun Kumar paid floral tributes to Pandit Deendayal Upadhyaya's statue and inaugurated the exhibition organised by the Shyama Prasad Mukherjee Foundation and PPRC.

KG Hospital in Coimbatore performs India's first minimally invasive triple bypass and valve replacement

KG Hospital has performed India's first minimally invasive surgery recently, combining triple vessel bypass and heart valve replacement. The team operated on a 60-year-old athletic coach, Mr. K.S. Muhammad Nizamuddin, who was diagnosed with both valvular heart disease and coronary artery blockages. The simultaneous treatment of two complex heart conditions was performed through a small 16 cm by 7 cm incision on the left side of the chest, avoiding traditional open-heart methods. The surgery was led by Dr. Arun Kumar, a Senior Consultant in cardiothoracic surgery and a specialist in robotic and minimally invasive procedures, who was inspired by a Ukrainian surgeon who has performed 17 such cases globally. According to Dr. Arun Kumar, avoiding sternum cutting allowed the team to perform the surgery with minimal invasion and a smoother recovery. The patient began walking just five days after the operation and resumed his regular activities within a month. Dr. G. Bakthavathsalam, Chairman of KG Hospital, stated that this is the first time in India that minimally invasive cardiac surgery (MICS procedure) has been performed.
