Several flats in Aberdeen are set to go under the hammer this month – and you might be shocked by what you can get for a low, low price. Property auctions offer buyers and developers an opportunity to snap up some real estate for a good price. According to the Office of National Statistics, the average house price in the Granite City is £134,000 in March 2025 – down 3.4% on the same time in 2024. But some of the cheap Aberdeen homes entering the auction offer the chance of getting a foot on the property ladder for less than £35,000. Here are some of the homes going under the hammer, the cheapest asking for a starting bid of just £18,000. £18,000 This Torry-based flat consists of a hall, living room, kitchen, double bedroom and shower room. It does need repairs and refurbishment, and damp patches tackled, before it becomes a welcoming home once again Otherwise the property has a lot of potential due to its close proximity to the city centre. The flat is up for auction on Thursday June 12, with Future Property Auctions. £27,000 This first floor flat is accessed via secure entryway. It leads to a lounge with separate kitchen, bedroom and bathroom with shower. The property is in need of a refurbishment to bring it up to a liveable standard – again reflected in the low price. It is ideally located for access to Pittodrie Stadium and Aberdeen University. The flat is up for auction on Thursday June 5, with Auction House. £25,000 This one-bedroom ground floor flat in Torry consists of a lounge, small kitchen, bathroom with shower and a bedroom. It is accessed via secure building entryway. The property is in need of repairs and is up for auction on Thursday June 26 with Auction House. £33,000 A one-bedroom second-floor flat – again located in Torry – offers an entrance hallway, a living room that looks on to Victoria Road, fitted kitchen, double bedroom and a bathroom. Features include a secure front entrance, communal gardens, double glazing and electric panel heating. There is also on-street parking available outside. The Aberdeen flat is going under the hammer on Thursday June 12, with Future Property Auctions. £25,000 This colourful property is located in the Torry area of Aberdeen and has a first-floor single-bedroom flat on the market. The home has a hallway, lounge, kitchen, bedroom and bathroom as well as electric heating, double glazing and on-street parking. The property is up for auction on Thursday June 12, with Future Property Auctions.

Unsold: Ex-RGU union will go back up for auction after top bid of £513k

The former RGU students' union located on Schoolhill will go back under the hammer after it received a top price of a tenth of what it last sold for. In December 2014, the B-listed ex-student hub and the Clarke Building on Harriet Street were sold by the university for £5 million. It was bought by Malmaison/Hotel du Vin Group, who were expected to make it into a 255-bedroom boutique hotel and restaurant. The project received planning permission in 2015, but the oil and gas downturn saw this vision scrapped. Up for online auction yesterday by Future Property Auctions, it received a top bid of £513,500 after 17 bids were submitted for the property. The lot, which has been described as a 'fantastic development opportunity' by auctioneers Future Property Auctions, includes 54-70 Schoolhill. The university's former building on Harriet Street will also be included in the sale. As well as the buildings, which measure 88,794 square feet, it includes a central courtyard. It was in use by the Robert Gordon University until 2013. Its closure meant that despite Aberdeen being home to two universities and a college, the city centre has no students' union. Despite a revival of the hotel plans coming back on the table three years ago, it never took off. Architects Halliday Fraser Munro said the two buildings have enough space for about 85 flats and a retail space. Also, if it did become housing, it would be eligible for Aberdeen City Council's affordable housing waiver. This would make it exempt from the requirement to include affordable homes. It will be back up for auction on June 12. Inn at the Park, which is located in Ferryhill, will also go back up for auction on June 12. It comes after it received a high bid of £435k. A total of 31 bids were submitted for the property at yesterday's auction. The bidding opened at £405k despite a guide price of £450k. This did not meet the seller's demand, and the lot will go back up for sale for a third time. On May 15, an online auction conducted by Future Property Auctions saw a high bid of £502k after receiving a total of eight bids for the 11-bedroom hotel. The property also includes a bar, lounge, restaurant, function room and two beer gardens. The next day, it was confirmed that the price failed to meet the expectations of the owners of the hotel. Before going up for auction, Inn at the Park was last up on the market in late 2016. At that time offers in excess of £550k were being sought for the Deemount Terrace hotel.

The Douglas Arms in Castle Douglas has had a number of owners in the past decade and is now listed on the Future Property Auctions website. A historic Castle Douglas hotel is due to go under the hammer. The Douglas Arms has been listed on the Future Property Auctions website with a starting bid of £342,000. ‌ The auction is due to take place on Thursday. ‌ The hotel on the corner of King Street and St Andrew Street is more than 200 years old. It started life as a coaching inn. The property has had a number of owners in the past decade. A community takeover was investigated in 2017 after then owners Tayforth Inns LLP went into administration. Stirlingshire villagers slam auctioneer for 'disingenuous' housing claim on £46k green space

Strathyre residents say an auctioneer has 'disingenuously' been marketing green space opposite their homes for affordable housing. Future Property Auctions claims the 1.6-acre plot opposite former forestry workers' houses on Keip Road has been earmarked for new homes. Ben View plot three is currently listed with an opening bid of £46,000. Accompanying literature says it is a 'potential development site' yet no planning permission is in place. It adds: 'Site has been identified in consultations with the National Park planning authorities as a viable site for 100% affordable housing.' However, according to Freedom of Information documents, the authority gave no such indication in pre-application discussions. The documents, seen by The Courier, showed Line Architecture's design for eight affordable homes on the plot. They also outlined a proposal for six bothies for holiday use on two smaller plots in nearby woodland. In November 2023, an officer from Loch Lomond and Trossachs responded. They wrote: 'Further information on siting, affordable housing, transport (including safe walking/cycling access to school), flooding and loss of open space would be necessary. 'No further assurances can be offered on the basis of the information currently submitted.' However, Future Property Auctions continues to advertise the land for residential development. The plot is regularly on the auction list since first going under the hammer on February 15 2024. Residents claim the advertising is 'misleading'. They say nothing can be built on the land as their title deeds state it will be 'retained as open space for recreational purposes' for residents. The stretch of road leading to the properties is also owned and maintained by the locals. One resident, Michael McGregor, told The Courier he had contacted the auction house to tell them the listing was 'disingenuous' but it was not changed. He said: 'As far as we know, there's no planning permission and they won't get it. 'We all think it's a misrepresentation and that the advert is falsely claiming you can build there.' His wife Angela says she and their neighbours found out on February 14 last year, the day before the first auction, and had no prior warning. The current auction is for May 29 with an opening bid of £46,000. 'I can't see it ever getting permission,' she said. 'There's no amenities, there's nothing on that site. And we're in charge of the upkeep of the road.' Helen Hunter has lived opposite the land since the 1990s and agrees the land can't be built on. A plan to erect four houses on the land was refused in 1999. She said: 'That has to be kept for the use of the people of Keip Road. It's in our lease.' Allan McGregor believes the advert is 'spreading misinformation'. He says the previous owner of the land was happy for Keip Road residents to use it in exchange for its upkeep. Mr McGregor told The Courier: 'If someone put forward a planning application to put something there they wouldn't get it because 90% of us would say 'don't'. 'It's never going to happen and it's as simple as that. 'If someone buys it on an auction site, they're going to have a huge problem.' A spokesperson for the national park authority said: 'No planning application has been submitted to the national park authority for development on this site. 'A pre-application enquiry was received in 2023. 'It confirmed that housing policies of the local development plan give support to affordable housing adjacent or close to towns where there are no other opportunities for housing development within the town or village. 'However, there is no 'allocated' sites for housing in the local development plan for Strathyre. 'Any future planning application would be assessed against all relevant policies of the development plan, including those relating to open space, flooding, landscape and the natural environment. 'These considerations were also highlighted in the pre-application response.' Future Property Auctions was approached for comment.

Munro Inn: Strathyre hotel going back at auction with £35k price-cut

A Victorian hotel in the Trossachs has gone back under the hammer. The Munro Inn in Strathyre, north of Callander, has a guide price of £360,000. Located in the Queen Elizabeth Forest Park, the property boasts 'enchanting views' and is close to popular mountain hikes. It has eight en-suite bedrooms, a restaurant and bar area, a reception and a re-fitted commercial kitchen. There is also on-site car parking. The Munro Inn first went up for auction in September 2024 with an asking price of £395,000. It will go back under the hammer this week with a £35,000 reduction. According to Future Property Auctions, the hotel is a 'super development opportunity' due to the demand for holiday accommodation. The listing reads: 'The Munro Inn is located within the Queen Elizabeth Forest Park, next to Rob Roy Way. 'Strathyre is the gateway to the Highlands, surrounded by forest, loch and mountain. 'The hotel features enchanting views and within the Queen Elizabeth Forest Park, there are the majestic peaks of Ben Ledi, many outdoor activities including walking, hiking, kayaking and freshwater fishing. 'The Munro Inn is superbly located as a base for those visitors wishing to explore everything that northern and north west Scotland has to offer and is set amongst some of the most dramatic Highland scenery.' Popular fishing spot River Balvaig is nearby, while Balquihidder Church Ruins and the grave of Jacobite outlaw Rob Roy MacGregor are a short drive away. It is also near Loch Lubnaig, Loch Earn and Loch Voil. The auction will take place on May 1 from 10am to 3pm and the opening bid is set at £360,000. Elsewhere in Stirlingshire, Balfron's McFarlanes Hardware and Ironmongery is on the market for offers over £90,000.
