Airport brings many takers for YXP industry plots, but few taking next step

Despite the promise brought by the airport – which incidentally has missed its launch deadline and does not look like taking off before year-end, at least – industrialisation along Yamuna Expressway has largely remained on paper even though hundreds of plots have been allotted to domestic and foreign companies. Govt sees the Yamuna Expressway region (YXP) as a major investment hub, one of its headline projects being the proposed HCL-Foxconn semiconductor unit. Only a handful of units like Vivo, Avery Dennison, Surya Global Flexi Films and Bikanervala have completed construction and begun production. A few others have begun construction but vast stretches of the planned industrial zones, as of now, remain barren. CEO RK Singh has directed officials to seek construction plans from more than 1,200 companies that have executed lease deeds for industrial units and have got possession of land but are yet to start work. "It is not about confrontation but about dialogue," Singh said, adding his focus is to understand what is holding companies back and to address issues through improved infrastructure, so the planned projects materialise. Singh recently reviewed the Medical Devices Park in Sector 28, where infrastructure is ready, but only six companies have begun construction despite 89 plots being allotted and 46 lease deeds executed. Similarly, special focus will be given to the Electronics Manufacturing Cluster in Sector 10 and dedicated parks for toys, apparel, IT, data centres and semiconductors. YEIDA has allotted 3,041 industrial plots so far, issued lease plans to 2,297 allottees, signed lease deeds with 1,836, and handed over possession to 1,235. Over the past two years, more than 1,600 registries were executed — compared to just 30–35 annually before 2022 — spurred by the airport project. In Sector 29's Apparel Park, 81 plots have been allotted to date, 65 checklists issued, and lease deeds executed for 63. Of these, 47 allottees have taken possession. While construction is under way at 18 sites, officials noted that 14 maps have been approved, eight applications are pending and 15 are in process. In Sector 33's Toy Park, 139 plots have been allotted with over 74 registries completed. But most plots remain undeveloped. According to YEIDA, the registry process — slow until 2022 — has gained pace. However, industrial associations argue the sluggishness stems from land disputes with farmers, poor road connectivity, and gaps in infrastructure like power, sewer, and water supply. Rishabh Nigam, president of Yamuna Expressway Entrepreneurs Association, said, "Over 800 industrial plots were allotted in 2013, but even today, about 30% of the land is not under the authority's possession. The authority only started issuing checklists in 2022, nine years after allotment. The fault lies with the authority, not with entrepreneurs." So, while flagship projects like Vivo's 169-acre plant in Sector 24A have started production and brought belief about the potential of the region, broader industrialisation needs more groundwork. Singh stressed that the authority's focus will be on ensuring timely construction, job creation, and turning the Yamuna Expressway region into a vibrant industrial corridor. Fresh notices, the CEO added, will soon be issued urging companies to complete pending registries and start construction, with the aim of bringing momentum to the area. YEIDA norms stipulate a timeframe for initiating construction after the sublease, generally allowing four years for companies to complete construction and obtain functional certificates. With things picking up pace in recent months, officials said industrialisation should become visible in the next couple of years. HCL-Foxconn will set up a semiconductor unit on 48 acres in Sector 28, while TI Medical — a Murugappa Group-Premji Invest joint venture — has taken 11 acres in Medical Devices Park. Minda Corporation, in partnership with Korea's Daesung and India's Loconav, has secured 22 acres in Sector 24 for auto component manufacturing. Fuji Silvertech Concrete, an Indo-Japanese joint venture, will build a precast concrete unit in Sector 32, the first allotment under Uttar Pradesh's new FDI policy. Escorts and Kubota are also set to receive land for a major tractor manufacturing plant on 200 acres in Sector 10.

Centre approves ₹417-cr electronics manufacturing cluster under Yamuna Expressway

(Representational photo/HT Archive) The central government has approved the setting up of a ₹ 417-crore Electronics Manufacturing Cluster (EMC 2.0) in Uttar Pradesh's Gautam Budh Nagar district, at Sector 10 of the Yamuna Expressway, to boost local electronics production and innovation. The project is expected to attract investments to the tune of ₹ 2,500 crore and lead to the creation of around 15,000 jobs. 'It is fully in line with Prime Minister Shri Narendra Modi's vision of promoting manufacturing in India. It reflects the government's sharp focus on job creation and building a Viksit (developed) Bharat,' said IT minister Ashwini Vaishnaw. The EMC 2.0 will be developed by the Yamuna Expressway Industrial Development Authority (Yeida) on 206.4 acres. The ₹ 417-crore project cost excludes the cost of land, but includes ₹ 144 crore in central financial assistance from the IT ministry, with the remaining amount to be funded by Yeida, as per the approval document seen by HT. The project is expected to be completed by January 2028 and will feature facilities such as a skill development centre, a convention centre, and a three-storey hostel block, among others. The project is anchored by Havells, with an investment of ₹ 800 crore. The company will be allotted 50 acres for manufacturing domestic appliances, such as fans, AC, coolers, lighting, switchgear, cables, etc. The EMC 2.0, located along the Yamuna Expressway and near the upcoming Jewar airport, will also support the production of industrial electronics to medical devices, computer hardware, and communication equipment, according to a press release. The development comes as a further boost, close on the heels of last month's announcement of the establishment of an HCL-Foxconn semiconductor OSAT facility near Jewar airport. This unit will invite an investment of ₹ 3,700 crore and is the sixth semiconductor unit announced under the IT ministry's India Semiconductor Mission (ISM). Uttar Pradesh will also soon unveil a state-level top-up to the Centre's Electronics Component Manufacturing Scheme (ECMS), previously reported by HT. In addition to central incentives, the state government is likely to announce a package worth over ₹ 10,000 crore to attract electronics manufacturers to set up operations in the state, HT has learnt. Uttar Pradesh accounts for 25% of India's total electronics manufacturing and contributes a significant 50% to the country's mobile phone production, a senior government official told HT. While it is normally said that Tamil Nadu leads in electronics exports, UP is ahead in overall manufacturing, with the majority of the state's output coming from the Greater Noida and Yamuna Expressway region, added the official.

HCL-Foxconn nod gives industry plans off Yamuna expressway big boost
Noida: Cabinet's approval last week of the HCL-Foxconn semiconductor-manufacturing unit has put wind in the sails of plans to turn the Yamuna Expressway area into a large manufacturing hub as an extension of Noida, with the upcoming Noida International Airport as its nucleus. Investments to the tune of Rs 12,000 crore from eight companies are lined up in the region under the Yamuna Expressway Industrial Development Authority's FDI and Fortune 500 policy. The HCL-Foxconn joint venture, a Rs 3,706-crore project that is to come up on 48 acres in Sector 28, will manufacture display driver chips for mobile phones, laptops, automobiles, PCs, and myriad of other devices that have da isplay. Poised to be India's sixth semiconductor and testing unit, the project got the Cabinet's approval on May 14. Other major investments proposed in the region are a Rs 4,500-crore facility by Escorts Group, which will build a tractor parts and engine unit. To be set up in collaboration with Japan's Kubota Corporation, the facility is proposed to come up on 200 acres in Sector 10. Also lined up is a Rs 1,080-crore readymade garments and accessories unit by Pine Valley Ventures Pvt Ltd on a 20-acre plot in Sector 10. TI Medical Private Limited, a Rs 211-crore joint venture between Fortune India 500 company Murugappa Group's Tube Investments of India (TII) and Premji Invest, is the second firm that was allotted 11 acres in the Medical Device Park in Sector 28 to manufacture dialysis machines, dialysers and anaesthesia kits. Minda Corporation Limited, in collaboration with Korean Daesung and Indian Loconav, has got 22 acres in Sector 24 to manufacture ignition switches and steering locks for automobiles. The Rs 524-crore project is expected to create 2,275 jobs. Minda Corporation has proposed to set up a second unit to manufacture wire harnesses and other automotive components. For the Rs 508-crore facility, it wants land on 10 acres in Sector 10. Havells India Ltd also proposes to set up a Rs 800-crore unit for manufacturing fans, air conditioners, lighting, switchgear and cables and has sought 50 acres in Sector 28 under the Electronics Manufacturing Cluster (EMC 2.0) scheme. Officials say, Havells is to act as the anchor investor for a 206-acre electronics manufacturing cluster along the Yamuna Expressway, which was approved last month by the Centre. The cluster will feature flatted-factory complexes, modern industrial infrastructure and dedicated zones for electronics manufacturing. Poly Medicure Ltd has also proposed to set up a medical equipment manufacturing unit on 7 acres in the Medical Device Park. The company plans to invest Rs 150 crore. "The Noida International Airport and dedicated industrial parks have made the Yamuna region highly attractive for both domestic and global investors. These investments will not only create 22,000 jobs but also position the area as a key manufacturing hub in North India," said the CEO.

According to experts, 6G technology is estimated to contribute a staggering $1 trillion to the Indian economy by 2035. Additionally, indigenously-built 6G technology will also make the country's communication system more secure, robust, and immune to electronic warfare from enemy nations. No change to Apple's India iPhone plan for now amid Trump's strictures
NEW DELHI : Apple Inc. is not mulling any immediate change to its strategy of manufacturing more devices in India, said a person aware of developments at the Cupertino technology giant on Thursday. As a result, plans to use India as a hub for making more iPhones to supply the US market are on track, as per the company's current strategy—wherein it seeks to more than double the number of iPhones it makes in India at the moment. The comments come in light of US President Donald Trump's statement at an event in Doha, where he claimed to have conveyed to Tim Cook, Apple's chief executive, the message not to ramp up manufacturing in India. You are coming up with $500 billion, but now I hear you are building all over India. I don't want you building in India. India key to Apple's production growth For Apple, India is already a key manufacturing destination, accounting for more than 10% of all iPhones sold every year. Last month, Mint reported that the company is set to more than double its iPhone manufacturing in India within the next three years, with net production crossing 50 million units. Cook, to be sure, has already confirmed that the company is ramping up production in India. On 1 May, at the company's March quarter earnings call with analysts, the executive said that he expected 'the majority of iPhones sold in the US will have India as their country of origin." An email sent to Apple for a comment on the matter did not immediately receive a response. Trump, meanwhile, also claimed that India has offered the US 'a deal" to charge 'literally no tariffs." Industry stakeholders have said that the instability of the US trade tariffs, enforced by Trump on 2 April, could continue to hurt US companies. Navkendar Singh, associate vice-president at IDC India, said that the uncertainty 'does not mean much for India's manufacturing plans, since the regulatory regime does not have a stable narrative that it is currently operating on."
