Paarl Boys' High hosting Paul Roos Gimnasium is one of three games featuring in the King Price Schools Derby Series on Saturday, with Nico Malan taking on Marlow Landbou, and Wynberg Boys' High competing against Diocesan College are two of the other big fixtures. Paul Roos come from a scintillating 40–36 win over another top school, Boland Landbou, thanks to a last-minute penalty try from a rolling maul last weekend. Paarl Boys also come from a close win, clinching a 32–26 victory away at Wynberg. They sit second in the latest schoolboy rugby rankings while Paul Roos will look to climb up from fifth. Al-Saffar calls for real estate authority to balance land use

KUWAIT CITY, May 1: Real estate consultant Ali Al-Saffar has stressed the need to establish a real estate authority to balance residential and investment land uses. He pointed out that the principal objectives of the real estate authority should encompass its formal designation as a land use authority, strategic investment in commercial land, maintenance of a land reserve equivalent to residential land allocation, and application of professional land use management practices. During the second panel discussion convened by Kuwait Economic Society (KES) titled, 'Kuwaiti Real Estate Dynamics Over Three Decades and Key Challenges,' Al- Saffar revealed that the real estate trading activity from 2010 to 2025 witnessed numerous fluctuations due to the COVID-19 pandemic, adjustments in bank interest rates, and recent real estate legislation. In the panel discussion moderated by member of the Board of Directors and Chairman of the Studies and Research Preparation Committee at KES Hamad Khaled Al-Abdul Karim; Al-Saffar disclosed that real estate transactions experienced an upswing in 2011; reaching about KD 2.896 billion or 26.5 percent increase compared to 2010. He said the residential real estate constituted about 54 percent of the trading volume, while investment and commercial properties reached 37 percent and nine percent, respectively. He explained that apportionment is attributed to the implementation of Law No. 8-9/2008 and its impact on the real estate market, which stimulated growth in investment property sales and expanded financing options for prospective homeowners. He confirmed that the volume of real estate transactions expanded, culminating in a peak transaction value of KD4.880 billion in 2014 or 44 percent increase compared to 8,271 transactions in the previous year. 'Several factors were identified as contributors to the 2014 real estate growth, including the introduction of building material subsidies for eligible recipients, enhanced financing flexibility offered by commercial banks, an increase in housing applications exceeding 109,000 and the establishment of a Kuwaiti jointstock company tasked with the construction and operation of power and water desalination facilities, among other elements,' he added. He underscored the adverse impact of the COVID-19 crisis on the domestic real estate market, leading to a decline in real estate transactions in 2019 and 2020. 'These reductions ranged from two to 39.5 percent, reducing total transactions to KD2.499 billion. Subsequently, trading activity rebounded to the KD4 billion range in 2021, reflecting a 63.42 percent increase. Residential properties comprised the majority of transactions at 72.4 percent, while investment properties contracted to 19.1 percent,' he concluded.

Lerena had dropped him twice in the previous round, the initial knockdown coming via a sneaky left hook that Radchenko never saw coming on a night when the boxer fondly referred to as Two Guns made history. This was the first time that a WBC world title – the bridgerweight championship – was defended on South African soil. And Lerena made it extra special alright. Elevated to the status of champion after Lawrence Okolie vacated the title last year, Lerena knew this was a great opportunity to showcase himself to the world. Inactive for almost a year, the man from Highlands North in Johannesburg entertained the crowd that included a group of boys from his alma mater KES. He began the initial stages of the first round tentatively as he always does, but was soon taking charge behind his right jab, forcing Radchenko onto the back foot as he landed the most punches and one roundhouse right to the head. The two fighters ended the round with a flurry, to the delight of the crowd. Things heated up in the second as Lerena first sent his adversary landing on his backside on the canvas with that superb left hook. He went for the kill after the standing eight count, and landed body punches that sent Radchenko down yet again. His attempt to finish him off proved futile as the bell came to the Ukrainian's rescue. There was to be no surviving in the third round, though, as Lerena dished out severe punishment from the onset, prompting Radchenko's corner to aid their boxer from further beating. It looked pretty easy for the South African, but the reality is he'd worked very hard and prepared well for the fight, and his delight at the end understandably knew no bounds. 'I told you, 14 months no fighting, they were taking food off my kids' table. But when I turn up, I'm going to beat anyone. It's an absolute honour. The biggest champions – the late Dingaan Thobela, Sugarboy Malinga – it is so good to be mentioned along with those legends,' he said after the fight, in reference to South Africans who held WBC world titles. The crowd was treated to a 10-round, no-holds-barred contest – at least on paper. As the opening bell rang, both fighters backed up their words with action.
