New life for Shawfield site once known for toxic waste

The development in South Lanarkshire, known as Innovation Shawfield, sits on the former J&J Whites Chemical plant, once responsible for producing 70% of the UK's chromate products and leaving behind hazardous chromium waste. Clyde Gateway, Scotland's largest regeneration project, is leading the transformation of the site. (Image: Supplied) Remediation of the site began in 2013 and has transformed part of the area into Red Tree Magenta, a 40,000 sq ft office building supporting 21 companies and more than 180 jobs. Tom Arthur, Investment Minister at the Scottish Government, said: "Our significant investment in this project has helped to remove toxic chemicals from the former Shawfield Chemical Works site and transform it into a thriving hub for businesses. "The completion of these works is welcome news for Glasgow and Rutherglen, creating up to 90 permanent jobs and ultimately reducing pollution in the River Clyde. "To benefit people throughout Scotland, we are providing £62.15 million for regeneration projects in 2025/26. "This will revitalise green spaces, town centres and derelict sites across the country." The newly completed units form part of the £500 million Clyde Gateway Innovation regeneration programme. Jointly funded by the UK and Scottish governments, Scottish Enterprise, Clyde Gateway, and South Lanarkshire Council, the project aims to transform contaminated land into productive commercial space. The two units, totalling 29,000 sq ft, were delivered on time and budget by Heron Bros. Martin McKay, chief executive of Clyde Gateway, said: "Remediating this land not only removes an eyesore from the local community, it will also bring jobs and economic activity well into the future. "This development forms part of our £500 million vision for Clyde Gateway that will establish the area as a hub for innovation, green jobs and advanced manufacturing, bringing new homes, hotels and employment opportunities."

Clyde Gateway unveils £500m vision to strengthen land in Rutherglen with plan for hotel and hundreds of homes

Proposals for former Shawfield Stadium unveiled at the UK Real Estate Investment & Infrastructure Forum (UKREiiF) in Leeds. A bold new £500 million vision to strengthen land in Rutherglen has been unveiled with plans for a hotel and hundreds of homes delivering a proposition to "connect, collaborate and create". Clyde Gateway unveiled their proposals at the UK Real Estate Investment & Infrastructure Forum (UKREiiF) in Leeds. ‌ A 150-bedroom hotel and 450 homes have been proposed for the redevelopment of the former Shawfield Stadium in Rutherglen. ‌ The urban regeneration company say that the new 'Clyde Gateway Innovation' initiative will transform more than 100 hectares - equivalent to the size of over 130 football pitches - of prime development land in South Lanarkshire and Glasgow's east end into a "dynamic, mixed-use ecosystem designed to create high-value jobs, deliver sustainable business growth and sustain increased inward investment". The masterplan, supported by South Lanarkshire Council, Glasgow City Council, Scottish Enterprise and key academic institutions including the University of Strathclyde, features a development-ready pipeline of commercial and industrial opportunities across high value manufacturing (HVM), R&D, sci-tech, health and life sciences, and other sectors. It includes the potential for one million square feet of flexible business and commercial floorspace, innovation labs, sites for two hotels and residential development, all with direct access to existing low carbon heat networks and green infrastructure centered on the river Clyde corridor. Priority pipeline developments include Red Tree Labs, XWorks HVM, and the landmark Innovation Central building, a striking, centrally located anchor building providing flexible workspace and communal and event facilities underpinning the Clyde Gateway Innovation offer next to the River Clyde. ‌ In Shawfield, Red Tree Labs will deliver flexible laboratory spaces that will be connected to the low carbon ambient loop heat network, addressing the growing demand for high quality research space in Glasgow, and which already benefits from detailed planning consent. A 150-bedroom hotel and 450 homes have also been proposed for the redevelopment of the former Shawfield Stadium to create an exciting new mixed-use neighborhood which has recently secured outline planning consent from South Lanarkshire Council, with additional commercial and residential development opportunities across the remainder of the masterplan area. Since its inception, Clyde Gateway has already successfully delivered thousands of new homes, high quality business premises and amenities such as Topgolf and Cuningar Loop Woodland Park, in addition to the significant investment in its 'infrastructure first' approach which includes two heat networks serving the Shawfield and Dalmarnock areas. ‌ Martin McKay, chief executive of Clyde Gateway, said: "Clyde Gateway Innovation represents the next chapter in our nationally significant regeneration journey, one that will attract world-class talent, business and investment into Glasgow's east end. "With a focus on high-growth sectors like advanced manufacturing, life sciences and clean energy, this masterplan reflects our ambition to create a place where innovation and community go hand in hand. ‌ "We're building a sustainable, scalable ecosystem that will support everything from start-ups and university spinouts to major employers, while continuing to deliver jobs, homes and opportunities for local people. "This is about thinking globally and acting locally, and we're just getting started." Victoria Carmichael, director of property, growth infrastructure and major projects at Scottish Enterprise, welcomed the vision, adding: "This ambitious new phase of the Clyde Gateway programme dovetails perfectly with our mission-based approach to transforming Scotland's economy. ‌ "By collaborating with key partners, it's our ambition to help attract more investment to infrastructure focused projects and accelerate the creation of world-class industrial accommodation that will function as growth hubs for high-value sectors such as advanced manufacturing." Mark Robertson, partner at Ryden, who have supported the development of the Clyde Gateway Innovation proposition, said: 'This is a market-facing, investor-ready opportunity in one of Scotland's most compelling locations. "The scale and diversity of development options, combined with excellent transport links, talent access and ESG credentials, make Clyde Gateway Innovation uniquely positioned to deliver both commercial returns and wider impact." Clyde Gateway Innovation is being promoted to UK and international investors, developers and occupiers during UKREiiF, as Clyde Gateway seeks to build new strategic partnerships to bring forward the next wave of projects.

Clyde Gateway reveals $668.5m regeneration initiative in UK

Clyde Gateway has unveiled a £500m ($668.5m) master plan to revolutionise more than 100 hectares of land in Glasgow and South Lanarkshire, Scotland, establishing a significant hub for innovation and green growth. The 'Clyde Gateway Innovation' programme, announced at the UK Real Estate Investment & Infrastructure Forum in Leeds, England, is set to foster a mixed-use zone dedicated to manufacturing, life sciences, and sustainability. The proposals include commercial and lab-enabled office space, two hotels, and approximately 450 homes. The initiative is supported Glasgow City Council, South Lanarkshire Council, Scottish Enterprise, and academic collaborators such as the University of Strathclyde. The move aims to draw inward investment and bolster new employment opportunities in the advanced manufacturing and research sectors. Key developments include Innovation Central, a workspace and events building along the River Clyde; Red Tree Labs, a new lab facility in Shawfield with detailed planning consent and connections to an ambient loop heat network; and XWorks, a proposed 3,700m² manufacturing centre in Dalmarnock, with a planning application submitted earlier this month. Additionally, a 130-bed hotel near Dalmarnock station and a further 150-bed hotel as part of the Shawfield Stadium redevelopment, which also includes plans for 450 homes, are in the pipeline. South Lanarkshire Council has granted outline planning approval for the Shawfield master plan. The wider site offers additional development opportunities, much of which is already linked to low-carbon infrastructure as part of Clyde Gateway's strategy. Clyde Gateway has previously carried out projects in the area, including Topgolf and Cuningar Loop Woodland Park. Clyde Gateway CEO Martin McKay expressed that this project signifies the next step in the organisation's regeneration strategy, which integrates commercial, residential, and community-focused objectives. McKay said: 'With a focus on high-growth sectors like advanced manufacturing, life sciences and clean energy, this master plan reflects our ambition to create a place where innovation and community go hand in hand. 'We're building a sustainable, scalable ecosystem that will support everything from startups and university spin-outs to major employers, while continuing to deliver jobs, homes and opportunities for local people.' Scottish Enterprise property, growth infrastructure and major projects director Victoria Carmichael added: 'This ambitious new phase of the Clyde Gateway programme dovetails perfectly with our mission-based approach to transforming Scotland's economy. 'By collaborating with key partners, it's our ambition to help attract more investment to infrastructure-focused projects and accelerate the creation of world-class industrial accommodation that will function as growth hubs for high-value sectors such as advanced manufacturing.'
