This City Was Just Named the Wealthiest Suburb in Texas—and It Has Less Than 15,000 Full-time Residents

Everything's bigger in Texas, including the wealth. On Aug. 1, GOBankingRates revealed its list of the 20 wealthiest suburbs in Texas, which it found by first reviewing all Texas cities with more than 5,000 households. It then isolates the 20 suburbs with the highest average household income, which it sourced via the 2023 American Community Survey. It also identified which metro area they were a suburb of, as well as the 2025 typical home value for the city, via data from Zillow. And it found that those living in these suburbs are making a pretty penny, starting at $165,000 and going up to more than $400,000 a year. After doing all the digging, it named West University Place the wealthiest suburb in the state. The Houston suburb, GOBankingRates explained, has an average household income of $409,677 and a typical home value of $1,758,363. It's on the smaller side for suburbs with fewer than 15,000 full-time residents; however, as explains, that only lends to its more rural, down-home appeal. It also notes that the town is filled with "a lot of bars, restaurants, coffee shops, and parks," ensuring everyone has something to do. Niche also gave the town an overall A+ rating thanks to its access to health and fitness facilities and for its family-friendly atmosphere. The town also scored an A- for its nightlife and outdoor activities, and a B+ for its school systems. It also snagged a B+ for its work opportunities and for its short commutes. "West U is more than just a neighborhood; it's a vibrant community pulsating with life and charm," one resident wrote about the town in the reviews. "Nestled amidst tree-lined streets and cozy sidewalks, West U exudes an inviting atmosphere that instantly feels like home. From the cheerful sounds of children playing in the local parks to the aroma of freshly brewed coffee wafting from quaint cafes, every corner of West U tells a story of neighborly warmth and camaraderie." Joining West University Place at the top of the list is University Park, a suburb of Dallas, at No. 2, thanks to its average household income of $389,868 and typical home value of $2,445,874, followed by Southlake, another Dallas suburb, where people earn an average household income of $382,520 with a typical home value of $1,284,219. Bellaire, a suburb of Houston, came in at No. 4, with an average household income of $311,033, and a typical home value of $1,123,984, and Colleyville, another suburb of Dallas, rounded out the top five with an average household income of $265,831, and a typical home value of $924,700. Five of the richest suburbs in the U.S. are located in Massachusetts, says study

Bostonians already know (all too well) that living in the Commonwealth requires just that—wealth. It's plenty pricy to live in Beantown, with Boston regularly listed among the world's most expensive cities to live in and the city's average monthly renting clearing New York City and San Francisco as the highest average rent in the country. And that expense extends outside of the city proper into the Greater Boston area. It's not surprising to hear, then, that Massachusetts residents are cashed up, at least according to a new study by personal finance site which ranked the top 50 wealthiest suburbs in America, based on average household income data from 2023. Though New York's Scarsdale took the top spot as America's wealthiest suburb for the second year in a row, five Boston suburbs made the moneyed list, and one even made the top ten. Located about 15 miles outside of Boston, the town of Wellesley, MA came in at No. 10, with a casual average household income of $368,179. (For reference, in number one finisher Scarsdale, the average household income came out to a whopping $601,193.) Wellesley was joined in the top 10 by Rye, New York (in second place); Texan spots like West University Place (at No. 3), University Park (at No. 6) and Southlake (at No. 7); Californian havens like Los Altos (at No. 4), Alamo (No. 5) and Orinda (at No. 9); and Hinsdale, IL at number eight. Elsewhere in Massachusetts, Lexington—the home of the American Revolution—clocked in at No. 32 on the suburbs list, with an average household income of more than $300,000 in 2023. Winchester, MA, known for its Victorian architecture and tree-lined streets, wasn't far behind at No. 35, with a household income average of $296,327. About ten miles from Boston, you'll find Needham, which came in at No. 43 with an average 2023 household income of just over $281,000 and an average home value at nearly $1.6 million. The last of the Boston 'burbs spotlighted on the list was Newton, highly regarded for its public school system, green spaces and safe neighborhoods—it rounded things out at No. 49, with an average household income of $261,666.
