Mah Sing property sales on track for RM2.65bil target

KUALA LUMPUR: Mah Sing Group Bhd's sales momentum is expected to remain steady, supported by its latest township, M Legasi in Semenyih, MIDF Research said. Mah Sing continues to record strong sales, securing total new property sales of RM1.01 billion in the first five months of the financial year ending Dec 31, 2025. The research house said the company remains on track to achieve its full-year new sales target of RM2.65 billion, supported by its affordable housing-focused M Series projects. "We expect M Series projects, which are priced within an affordable range, to continue sustaining new sales momentum. "Aside from M Legasi in Semenyih, planned launches in the second half of financial year 2025 (2HFY25) include Meridin East in Johor Bahru, M Tiara 2 & Tiara Hills in Johor Bahru, M Grand Minori in Johor Bahru, M Aurora in Old Klang Road, M Aria in Sentul, M Zenni in Southbay City Penang and Icon City 2 in Petaling Jaya," it said. Under the master plan concept, M Legasi will be developed into three precincts: Impira precinct on 100 acres of land, Adiya precinct on 93 acres of land, and Embun precinct on 287 acres of land. MIDF Research noted that Phase 1A and 1B in the Impira precinct, which consist of 330 individual-titled two-storey terrace home units, have recorded an encouraging take-up rate of 80 per cent. "We believe the decent take-up rate was due to the affordable pricing starting from RM635,000," it said. Overall, the firm has maintained its earnings forecast for Mah Sing for financial year 2025 (FY25), financial year 2026 (FY26), and financial year 2027 (FY27). The firm has also maintained its "Buy" call on the stock with an unchanged target price of RM1.37. "We maintain our Buy call on Mah Sing due to the stable new sales outlook, which is underpinned by launches of affordable residential projects. Meanwhile, dividend yield is decent at 3.9 per cent," it added.

While the main iPhone line has its launch date fixed to early September, the Mac portfolio, especially the MacBook Pro and MacBook Air laptops, has been adrift in the calendar for many years. Thankfully, Apple is settling into a steady rhythm of new releases across its hardware portfolio, bringing some stability to the Mac announcements. For many, that means regular updates to the MacBook Pro and MacBook Air laptops. Finding An Annual MacBook Pro Schedule Apple has indicated that it now prefers annual updates on software and hardware. The recent move to unify the various operating systems to a single number pointing to the year where it will be dominant only works with annual refreshes on the cardinal number and the associated software. The key hardware upgrade is the Apple Silicon chipset. Over the last five years, Apple has rolled out five major versions of the M-Series chipsets. Through these, Tim Cook and his team have worked to bring the chaotic laptop releases under some control. It now looks like the patterns set in 2024 will continue in 2025 and 2026, which lets us start putting some dates into the calendar. And it's the Apple Silicon M-Series that highlights Apple's consistent upgrade path. MacBook Pro's iPad Pro Barrier The current MacBook Pro was launched in late October 2024, five months after the Apple Silicon M4 chipset debuted with the iPad Pro M4. That happened one month before Apple's Worldwide Developer Conference. That iPad captured the love and 'new car smell' of the Apple Silicon M4 away from the Mac family. That's not the case this year; not only has a new iPad Pro been announced, but WWDC has also been and gone with no announcement of the Apple Silicon M5. With roughly eighteen months between each of the last three models, this doesn't come as a huge surprise, given we're looking at cadences. That should clear the way for the M5 to arrive inside new Mac products.. When Will The New MacBook Pro M5 Arrive Apple first launched the MacBook Pro with the M1 Max and M1 Pro chips on Oct. 18, 2021. The M2 Pro and M2 Max models arrived later in the cycle, on Jan. 17, 2023. Normal service resumed on Oct. 30 2023 with the M3 Pro and M3 Max models, with Oct 30. 2024 seeing the M4 Pro and M4 Max models (alongside the vanilla M4 model). There are enough signs from the supply chain that Apple's pre-release activities are following the same schedule as last year, for example, the Apple Silicon M5 chipsets are now in production. The schedule has been confirmed throughout the year. Oct. 30th is a Thursday this year. Apple tends to go earlier in the week for a launch, so it's likely Tuesday, Oct. 28th or Wednesday, Oct. 29th. Either way, Halloween week is the safest bet so far. And perhaps for more than the MacBook Pro. The MacBook Pro M5 Competition As for the eighteen-month window on the iPad Pro, that points to a similar late October launch. Apple will be considering a launch of the iPad Pro M5 alongside the MacBook Pro M5. Both the laptop and the tablet are geared towards different markets with different scenarios, and launching them together to complement each other would allow for the similarities of macOS and iPadOS to be demonstrated, as well as illustrating the different approaches Apple's mobile computing teams have taken. It's worth noting that the current M4-powered MacBook Air was launched in early March 2025, some ten months after the reveal of the M4 chipset in the iPad Pro, putting the consumer-focused laptop close to a year behind the current technology, while still giving the appearance of sitting on the cutting edge. Will The MacBook Pro M5 Be Enough All of this stands in the shadow of one key detail around the MacBook Pro M5… that it will be little more than an internal upgrade to allow for the Apple Silicon bump. The external design changes—including the long-awaited arrival of an OLED display—may be waiting for the M6-powered model in 2026. KUALA LUMPUR: Mah Sing Group Bhd has once again been named to the Fortune Southeast Asia 500 list, which recognises the region's largest companies by revenue for the 2024 fiscal year. This marks the second consecutive year the home-grown property developer has earned the accolade, a testament to its sustained regional impact and strong performance in delivering sustainable growth, operational excellence, and customer-focused projects. For the financial year ended Dec 31, 2024 (FY2024), Mah Sing recorded RM2.52 billion in revenue, demonstrating its resilience amid market challenges through disciplined execution, efficient operations, and strategic product offerings. In the first five months of 2025, the group achieved RM1.01 billion in new property sales, up from RM992 million during the same period last year. The growth is largely attributed to continued strong demand for its M Series affordable homes, which are known for practical designs, competitive pricing, and strategic locations. As a home-grown developer, Mah Sing is committed to building homes that meet the needs of Malaysians while continuing to grow sustainably, said the group's founder and group managing director Tan Sri Leong Hoy Kum. Mah Sing has nearly 65 projects across Malaysia and plans to launch over RM3.3 billion worth of new developments in 2025. The group has also maintained a 4-star rating in the Bursa Malaysia ESG Star Rating, ranking it among just six property developers with this recognition. BMW M2 CS returns with bold new look and plenty of power

The current, second-generation BMW M2 arrived in 2022 and while many thought a hotter Competition variant would make a comeback, BMW has skipped this step entirely by revealing the new M2 CS. Like the previous BMW M2 CS, this new model sits at the top of the M2 line up - with plenty of powertrain and chassis upgrades to go with its more aggressive looks. Pricing hasn't been revealed just yet, though we expect a hefty premium over the standard M2's £68,705 price tag. We've seen the CS moniker not just on the old M2, but also on the previous-generation M5, as well as the current M3 and M4. All those cars got a noticeable power bump and it's the same story here. While the regular M2 has 473bhp and 600Nm of torque, we expect the CS to get well over 500bhp and 650Nm – using the same basic twin-turbocharged three-litre straight-six as the standard car. An interior image shows that power will go to the rear-wheels through an eight-speed automatic gearbox, with a six-speed manual option unlikely. We've seen the CS testing in prototype guise plenty of times ahead of its reveal, although there are some new styling cues to take in here. Firstly, the rear end has a prominent ducktail spoiler that's integrated into the bootlid (as on the recent M4 CSL) and a unique diffuser. The CS also gets a matt black front splitter, a carbon-fibre roof and bespoke, gold, staggered wheels – although it's not yet known how all of this will affect the M2's 1,780kg kerbweight. Advertisement - Article continues below Inside, there's plenty of M-branding, with added 'CS' logos and a carbon centre console. The CS gets more serious bucket seats, too, and – we suspect – some extra track-focused driving modes. UK customer deliveries are expected to begin in the coming months. However, prospective buyers may have to move quickly, because the new CS could be a 'limited run', just like the previous version, which was limited to just 2,200 units globally.
