KUALA LUMPUR: Mah Sing Group Bhd's sales momentum is expected to remain steady, supported by its latest township, M Legasi in Semenyih, MIDF Research said.
Mah Sing continues to record strong sales, securing total new property sales of RM1.01 billion in the first five months of the financial year ending Dec 31, 2025.
The research house said the company remains on track to achieve its full-year new sales target of RM2.65 billion, supported by its affordable housing-focused M Series projects.
"We expect M Series projects, which are priced within an affordable range, to continue sustaining new sales momentum.
"Aside from M Legasi in Semenyih, planned launches in the second half of financial year 2025 (2HFY25) include Meridin East in Johor Bahru, M Tiara 2 & Tiara Hills in Johor Bahru, M Grand Minori in Johor Bahru, M Aurora in Old Klang Road, M Aria in Sentul, M Zenni in Southbay City Penang and Icon City 2 in Petaling Jaya," it said.
Under the master plan concept, M Legasi will be developed into three precincts: Impira precinct on 100 acres of land, Adiya precinct on 93 acres of land, and Embun precinct on 287 acres of land.
MIDF Research noted that Phase 1A and 1B in the Impira precinct, which consist of 330 individual-titled two-storey terrace home units, have recorded an encouraging take-up rate of 80 per cent.
"We believe the decent take-up rate was due to the affordable pricing starting from RM635,000," it said.
Overall, the firm has maintained its earnings forecast for Mah Sing for financial year 2025 (FY25), financial year 2026 (FY26), and financial year 2027 (FY27).
The firm has also maintained its "Buy" call on the stock with an unchanged target price of RM1.37.
"We maintain our Buy call on Mah Sing due to the stable new sales outlook, which is underpinned by launches of affordable residential projects. Meanwhile, dividend yield is decent at 3.9 per cent," it added.

Analysts see EV to continue to gain momentum in Malaysia

KUALA LUMPUR, July 3 (Xinhua) -- Despite softening car sales in Malaysia, analysts foresee electric vehicles (EVs) continuing to gain traction in the country. MIDF Research said in a report on Wednesday that electrification continues to gain momentum in Malaysia, as while overall total industry volume (TIV) is softening, government data as of May showed that the EV segment remains a bright spot, up 58.5 percent year-on-year for the year to date (January to May) and 69.3 percent year-on-year in May, with 4,152 units registered. It noted that local brand Proton is on track to begin local assembly of the 7 at its new Tanjung Malim EV plant by year-end, while Perodua is preparing to launch its first EV (a B-segment hatchback) in the fourth quarter of 2025. It also noted that EV charging infrastructure is expanding, with over 4,000 chargers now installed, though still short of the 10,000-unit year-end target. TA Securities also said in its recent report that the EV momentum is expected to continue, with more models set to arrive in the second half of 2025 and into 2026, offering consumers greater accessibility and choice. Currently, consumers have access to more than 40 EV models, reflecting a rapidly expanding portfolio. TA Securities said that Chinese automakers such as BYD, Chery, Xpeng, and Geely continue to expand their footprint by offering feature-rich models at competitive prices. At the same time, premium brands like BMW, Mercedes-Benz, and Porsche are stepping up efforts to introduce their electric lineups, aiming to capture early ground in the luxury EV segment. Overall, the research house sees that the second-half automotive sales may see a temporary boost, particularly in EVs, as consumers look to secure current tax exemptions before they expire at the end of December 2025. This pull-forward demand could benefit brands with competitive EV offerings. However, it concurred that uncertainties surrounding the potential introduction of EV road tax may lead some buyers to hold off. It opined that the removal of the 100,000 ringgit (23,767 U.S. dollars) price floor for imported EVs, which is also set to end in December 2025, is expected to attract more low-cost foreign models, intensifying price competition and squeezing margins. "While a short-term uplift is possible, the broader outlook remains cautious due to policy risks, affordability concerns, and heightened market competition," said the research house. Maybank Investment Bank also said in its recent report that EV-related investments began gaining traction in the first half of 2025 in Malaysia as the current exemptions on import and excise duties for completely knocked down (CBU) EVs, as well as restrictions on importing CBU EVs priced below 100,000 ringgit, are set to expire at end-2025. The research house opined that this momentum is expected to continue into the second half.

YESTERDAY marked the first day of the new base tariff under Regulatory Period 4 (RP4) at 45.40 sen/kWh with the new Automatic Fuel Adjustment (AFA) replacing the Imbalance Cost Pass-Through (ICPT) mechanism being set at 0 this month, in line with the adoption of the new tariff. Meanwhile, the Ministry of Energy Transition and Water Transformation (PETRA) announced the continuation for rooftop solar users to earn electricity bill credits for excess solar power generated and exported to the grid as per the Net Energy Metering (NEM) programme, which dispels concerns among rooftop solar adopters that they were losing out. The previous tariff under RP3 lumps everything under a single figure plus the ICPT while the revision under RP4 provides further granularity, breaking it down in terms of generation energy charge, generation capacity charge, network charge, retail charge and the AFA, which is up to 10% of the prevailing energy cost. 'We view the latest announcement by PETRA as a neutral for households with rooftop solar systems, at least a decade until the end of Dec-35,' said MIDF Research. While domestic and low voltage solar rooftop users continue to be able to offset all three component charges (energy, network and capacity), medium and high voltage users can offset only up to 25% of the network and capacity charges while energy charges can be offset in full. We view this to be fair, as it ensures heavy users pay their fair share of the fixed network upkeep. In the past, non-solar consumers have indirectly subsidised the network and capacity charges for solar users. This new offset method under the new tariff will minimise the under recovery of fixed cost and ensures users pay their fair share of the infrastructure cost. Primarily designed for medium voltage to high voltage users, TOU is now offered to all, including domestic and non-domestic low voltage customers as an option, with smart meters installed. We maintain our POSITIVE stance on the Utilities sector. The latest tariff framework under RP4 provides greater stability and transparency, especially through the dynamic AFA that removes the lag in fuel-cost recovery thus, protecting Tenaga (BUY, TP: RM16.40) from fuel price swings. Electricity demand is also expected to be strong this year, with a projected growth of 3.5% to 4.5%. In May-25, peak electricity demand hit three new highs, with the latest on 27th May at 20.75GW. Meanwhile, the recent request for proposal (RFP) for new gas-fired power generation capacity also presents a positive catalyst for the sector. This will be undertaken via two categories, which is the extension of the concession period for existing gas-fired power plants with expiring or expired existing power purchase agreements (PPAs) and through the development of new gas-fired power plants. This is expected to add about 8GW of new capacity. We expect independent power producers (IPPs) such as Malakoff (Non-rated) and YTL Power International (BUY, TP: RM4.51) to be among the front runners for this new scheme. The renewable energy subsector remains our top preference, as the key immediate-term beneficiaries of RE initiatives, the aggressive rollouts of large scale solar (LSS) schemes and the longer-term National Energy Transition Roadmap (NETR). In addition to the stronger demand expected, margins are expected to be favourable, following the steep decline in solar module prices, which are now at an all-time low. —July 2, 2025 Main image:
