Al-Aqar locks in RM15mil annual rent from new KPJ hospital leases
KUALA LUMPUR: Al-Aqar Healthcare Real Estate Investment Trust (Al-Aqar Reit) is set to secure more than RM15 million in annual base rental income through new long-term lease agreements with KPJ Healthcare Bhd.
This follows the trust's proposed acquisition of two new buildings at KPJ hospitals in Ampang and Penang worth a combined RM241 million.
The 15-year leases, covering properties at KPJ Ampang Puteri and KPJ Penang, will commence upon the completion of the RM131 million and RM110 million purchases, respectively.
Both properties will be leased back to their current operators under structured contracts that include fixed rental escalations and market-based rent reviews.
In a bourse filing today, Al-Aqar Reit said the first-year base rent for the Ampang building is RM8.19 million, while the Penang building will contribute RM6.88 million, totalling RM15.07 million annually.
The second and third years will see a two per cent increase each year.
From the fourth year onwards, rental will be subject to periodic reviews based on open market value but capped at a maximum annual increment of two per cent.
"Any adjustment to the rent shall not be more than two per cent incremental increase over the rent for the preceding year," it said, adding that both lease agreements come with renewal options for another 15 years.
Unitholders will vote on the proposals at an extraordinary general meeting scheduled for June 25 in Johor Bahru.
If approved, the deal will boost Al-Aqar Reit's recurring income profile without materially affecting its net asset value (NAV) per unit.
"The proposed acquisitions are not expected to have a material effect on the NAV per unit of Al-Aqar Reit," it added.

"The second pilgrim is Hasmi Mohd Bojeng, 78, from Sibu, Sarawak. She passed away at 5:21 am (Saudi time) at the Rehab Al-Janadiriyyah hotel, also due to cardiac arrest. "Both deaths were confirmed by Tabung Haji medical personnel, namely Dr Syafiq Haziq Mahadi and Dr Wan Mohd Hafizullah Wan Mansor. "I extend my deepest condolences on the passing of two Malaysian Hajj pilgrims. This brings the total number of Malaysian pilgrim deaths for the 1446H/2025M Hajj season to 13," said Mohd Na'im. More than 31,600 Malaysians performed the hajj pilgrimage this year, which concluded on June 9. Malaysian pilgrims are set to begin returning home from June 14 onwards.

Four factors contributing to rising unresolved inheritance cases
SUBANG: Wasiyyah Shoppe Bhd, a Shariah-compliant estate planning specialist, has identified four key factors contributing to the growing number of unresolved inheritance cases. Its chief executive officer Ariffin Sabirin said the first factor complicating inheritance cases is the continuous rise in property values. "Secondly, Muslim community assets are becoming increasingly diverse and complex, including company shares, investment accounts and gold. "Thirdly, disputes among heirs over their respective rights, and fourthly, the low level of awareness about estate planning among the public," he said at a media briefing. Ariffin said Wasiyyah Shoppe had transferred over RM1 billion of estate assets to rightful heirs, involving more than 800 deceased clients as of Dec 31, 2024. "The processes of hibah and estate administration are complementary and fall under the jurisdictions of the Shariah and civil courts respectively. Both must be resolved comprehensively to secure the rights of the heirs," he said. In addition, Wasiyyah Shoppe introduced a service called Al-Wasitah, which provides free verification of hibah and estate administration for heirs, aimed at avoiding confusion and additional financial burdens. Following a recent viral case, Ariffin expects demand for the Al-Wasitah service to rise significantly as more people become aware of the importance of completing both hibah and estate administration processes. Wasiyyah Shoppe now has 3,700 professional agents across Malaysia, including Sabah and Sarawak. According to him, the agents play a crucial role in raising awareness and educating the public on the importance of comprehensive estate planning. Ariffin emphasised that Wasiyyah Shoppe has never neglected the aspect of continuous public education, as matters concerning death and asset management are generally uncomfortable topics for public discussion. "Wasiyyah Shoppe urges individuals who own assets such as at least one house and a bank account to begin planning their estates using legitimate, Shariah-compliant, and comprehensive methods to avoid burdening their heirs in the future," he said. Meanwhile, Ariffin clarified that the recent viral issue involving the revocation of hibah takaful does not involve Wasiyyah Shoppe in any way. He said the issue is technical in nature and relates to the validity of Schedule 10 under the Islamic Financial Services Act 2013, and does not affect the operations or record of Wasiyyah Shoppe.

Education, career opportunities await youth at Perak PMR 2025
KUALA LUMPUR: The Perak MADANI Rakyat Programme (PMR) 2025, set to take place at the Lumut Waterfront from June 13 to 15, will focus on Sijil Pelajaran Malaysia leavers and students, in line with its theme, 'Pendidikan Tinggi Pemacu Negara MADANI'. Higher Education Ministry (MOHE) Management Services Division undersecretary Faizal Said said the event aims to provide youth with information, assistance and access to higher education opportunities. 'We are bringing together various agencies under MOHE to offer details on scholarships, PTPTN loans, TVET programmes, MQA accreditation, artificial intelligence and more -- all under one roof -- to make it easier for youth to obtain guidance and submit applications,' he said during an interview on Bernama Radio today. Faizal said the event would also involve other ministries, government-linked companies, non-governmental organisations and private sector players offering educational, training and career opportunities. 'Over 200 services will be offered directly by federal and state government agencies, with 36 booths in operation to facilitate public engagement and transactions,' he said.
