
Mortgage demand flatlines at low levels, as mortgage rates hit 4-week high
The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances, $806,500 or less, increased to 6.84% from 6.82%, with points remaining unchanged at 0.62, including the origination fee, for loans with a 20% down payment.
Applications to refinance a home loan, which are most sensitive to weekly rate moves, fell 3% for the week and were 22% higher than the same week one year ago, when interest rates were just 2 basis points lower. While the annual jump may seem large, that's only because the volume is so very small.

"After reaching $460,000 in March 2025, the purchase loan amount has fallen to its lowest level since January 2025 to $426,700," said Joel Kan, an MBA economist. "With the 30-year fixed rate still too high to benefit many borrowers, refinance applications were down almost three percent for the week."

Mortgage rates moved slightly lower to start this week, according to a separate survey from Mortgage News Daily. Markets reacted positively Tuesday morning to details from Treasury Secretary Scott Bessent's thoughts on whether or not Federal Reserve Chairman Jerome Powell would leave office early. Last week, bond yields rose on concerns he might.
"In not so many words, Bessent told Trump not to fire Powell and this morning's [Tuesday's] coverage just expanded on that sentiment," wrote Matthew Graham, chief operating officer of Mortgage News Daily. "The Bessent news helped the bond market begin the day in stronger territory."

SL Green stock could climb if Fed starts cutting rates, Jim Cramer says
CNBC's Jim Cramer on Wednesday told investors he likes real estate investment trust SL Green Realty and said its stock could see gains if the Federal Reserve starts cutting interest rates. "In the short term, SL Green's stock will remain hostage to factors outside of the company's control like the direction of interest rates," he said. "But after this quarter, I really believe that the core business is in good shape, the 5.1% dividend yield is safe, and the stock could be a winner once the Fed starts cutting rates again." Wall Street didn't react well to SL Green's most recent quarterly earnings. Even though the company, which is a major player in the Manhattan commercial real estate market, beat estimates and raised guidance, the stock still fell and is currently down more than 11% year-to-date. According to Cramer, some investors believed the quarter wasn't as strong as it seemed on the surface. They attributed the results in large part to a successful investment profit, he said, dismissing the one-time benefit. Analysts were also dissatisfied with "some mixed operating metrics," he said. But Cramer said he doesn't think it makes sense to write off SL Green's investment profit, because it is part of business. The company's knowledge of the Manhattan real estate market and its ability to "make smart bets on properties in its focus areas" bodes well, he continued. The real estate business can be inherently unpredictable, Cramer indicated, and he said he's not worried that SL Green would have likely reported a miss without the deal. Cramer said the company's leasing activity appears strong, and he noted that management said there are potential tenants in the pipeline from a variety of sectors. Cramer also remarked SL Green was executing a fair amount of mid-sized deals, saying that this means the company has a "steady deal flow" and isn't relying on the success of a few major contracts. Cramer added that SL Green's long-term opportunities look promising, aside from the company's attempt to bring a casino to Times Square. He said he doesn't know if SL Green can win that business. "I'm just talking structural factors here, like the fact that there's minimal new supply of office buildings in New York these days, and SL Green dominates in class A office properties, which remains the strongest part of the market," he said. Key Points Tencent led Chinese stocks higher on Wednesday. The U.S. Treasury secretary said yesterday that trade talks with China will resume next week, with a tariff extension likely beyond the August 12 deadline. An extension would remove a key risk for Chinese stocks and those exposed to China -- for now. 10 stocks we like better than Tencent › Shares of Tencent Holdings (OTC: TCEHY) rallied on Wednesday, up 4% as of 3:48 p.m. There wasn't much company-specific news for the Chinese tech giant; however, positive words from U.S. Treasury Secretary Scott Bessent yesterday revived hopes for progress on trade between the U.S. and China. As a result, major Chinese tech stocks rallied today, with Tencent rallying especially strongly. China and U.S. negotiators to meet in Sweden During an interview yesterday, Bessent said, "I'm going to be in Stockholm on Monday and Tuesday with my Chinese counterparts, and we'll be working out what is likely an extension then." For reference, on May 12, the U.S. and China agreed to ratchet back their mutual tariffs on the other, which had escalated to the triple digits following China's retaliation for President Trump's "Liberation Day" tariff announcement on April 2. The lowering of tariffs was agreed on to allow room for trade negotiations to take place, with the three-month deadline approaching on August 12. Along the way, there have been some hiccups in the ongoing talks, such as when President Trump accused China of backtracking on commitments to speed up shipments of crucial rare earths materials. That may have led to some skepticism that a deal would be reached in time. But Bessent's comments yesterday were encouraging. Tencent would benefit from a China recovery Tencent has managed its business extremely well during China's three-year quasirecession, and recently showed an acceleration across its business. With a vast tech empire spanning mobile games, social media, streaming video and music, fintech, and cloud services, it's also in a prime position to benefit from artificial intelligence. So trade talk optimism could be boosting the Chinese economy, and last week's news that Nvidia may restart shipping H20 GPUs to China could also be helping shares along. Bessent tamps down Powell threats
Bessent was asked on MSNBC's 'Morning Joe' if the president should say he will let Powell finish his term to give certainty to the markets, after indications he would try to fire the head of the central bank have rattled them. The secretary pushed back on the question. 'I'm not sure where that question comes from, because President Trump has repeatedly said he's not going to fire Chair Powell,' Bessent said. 'He might like for him to resign, but he's not going to fire him. He's said that on numerous occasions. I think he may have even said it again yesterday.' The president said Tuesday he doesn't think Powell should resign before his term is up in May but bashed him for not lowering interest rates. 'I think he's doing a bad job, but he's going to be out soon anyway. In eight months, he'll be out,' the president said. When asked about the pressure campaign on the Fed chair to lower rates, Bessent said it is part of the role. 'I think anyone who goes into public service should expect pressure. I get pressure from the president, from the Congress, from constituents,' Bessent said.
