Saudi clubs take interest in Borussia Mönchengladbach pariah Tomas Cvancara
Czech striker Tomas Cvancara's very public rift with his Bundesliga side Borussia Mönchengladbach almost certainly heralds a departure this summer. Germany's Niederrheiner have little to-no-interest in retaining him, even amid news that starting striker Tim Kleindienst might miss the beginning of the season.
Two reliable German sources – RTL/ntv and Sport1 – report that there's interest from the Arabian Peninsula. An unnamed Saudi Pro League side could help Gladbach recoup some of the €10.5m they once paid for their intended replacement for Marcus Thuram.

Having scored just six goals in 49 Bundesliga appearances over the last two seasons, Cvancara's estimated market value has plummeted from €12m to €4m. Gladbach have other options in mind for the attacking corps and will hope to shed themselves of their team pariah quickly.
Sport1 does note that Cvancara himself still considers himself worthy of one of Europe's top five leagues. Whether or not a Serie A, Ligue 1, the Premier League, or La Liga suitor can be found nevertheless remains to be seen.

Goldman Tweaks OPEC+ Call With Outlook for Final Hike in August
Goldman Sachs Group Inc. said it expects OPEC+ to repeat recent production increases for a fourth month for August, a change from its earlier forecast that the group would pause after last weekend's meeting. 'Relatively tight spot oil fundamentals, beats in hard global activity data, and seasonal summer support to oil demand' are all supportive, analysts including Daan Struyven said in a note. 'The expected demand slowdown is unlikely to be sharp enough to stop raising production when deciding on August production levels on July 6.'

OPEC+ Ups The Ante Via Another 411,000 Barrels Per Day Oil Output Hike
The logo of the Organization of Petroleum Exporting Countries (OPEC) is seen at its headquarters in ... More Vienna, Austria. (Photo: Joe Klamar) Oil producers' group OPEC+ decided to up its production levels despite weak crude prices in what is being seen as a bid to hold on to its market share in a tough economic environment. At their meeting on Saturday, eight members of OPEC+, a select group of Russia-led oil producers and the Organization of the Petroleum Exporting Countries (OPEC) spearheaded by Saudi Arabia, opted to raise collective production levels for July by another 411,000 barrels per day. Producers Saudi Arabia, Russia, Iraq, UAE, Kuwait, Kazakhstan, Algeria, and Oman cited 'healthy market fundamentals and low oil inventories' as their reasons behind the move indicating their belief that the global oil market can absorb the additional supply. The decision over the weekend was third consecutive output hike announced by OPEC+. Earlier in May, it agreed to up oil production for a second consecutive month, raising output for June by a similar 411,000 bpd level. The June hike by OPEC+ took the total combined production increases for April, May and June to 960,000 bpd, or 44% of the 2.2 million bpd of previously agreed cuts since 2022. The latest hike implies a higher unwinding of over 1.37 million bpd (or 62%). In a statement, OPEC+ also noted: 'The gradual increases may be paused or reversed subject to evolving market conditions. This flexibility will allow the group to continue to support oil market stability.' The group is scheduled to meet on July 6 to decide on its production levels for August, the week of OPEC's International Seminar - an event it organizes every two years to draw in major industry players. Barring a considerable deteriorating in the macroeconomic climate, another production hike appears to be on the horizon next month as well. The move is a clear bid for a greater market share at the expense of non-OPEC producers, especially U.S. light sweet crude suppliers. Investment banks and other forecasters are scrambling to lower their oil price forecasts while the International Energy Agency is forecasting a market surplus. But there is another strategic reason behind the move by OPEC+ heavyweight and de facto leader Saudi Arabia - that of disciplining errant overproducing fellow members alongside non-OPEC competitors. They include the likes of Iraq and Kazakhstan, which have repeatedly exceeded their oil production quotas. For instance, the latter exceeded its March target by 422,000 bpd. As a result, squeezed profit margins beckon for the entire oil industry if prices remain low. That is the likely expectation on Wall Street courtesy of higher production from OPEC+ as well as non-OPEC producers like the U.S., Brazil, Canada and Guyana. And despite a claim by OPEC+ of falling inventories, latest data on oil storage is sending bearish market signals. According to the IEA, global inventories continue to remain elevated. In its market assessment published on May 15, it said inventories rose for a second consecutive month to 7.7 billion barrels in March. While the said figure may be below the five-year average, a change in sentiment appears to be pretty clear. For the IEA currently expects oil inventories to rise by an average of 720,000 bpd this year, and by 930,000 bpd in 2026. If this drags OPEC+ producers and their competitors toward a full-blown glut, another tussle for market share at low prices beckons.

The company improved its occupancy rate by 2 percentage points in the first quarter. Significant disposals added approximately 88 million to the company's cash position, demonstrating the high quality of its asset base. The portfolio is well-diversified across sectors and geographies, with 51% in offices, 30% in retail, and 19% in residential properties. The company has strong relationships with banks, which aids in refinancing efforts and managing upcoming maturities. FFO1 declined to around 12 million due to increased interest costs from new funding. The company faced increased finance costs due to additional senior facilities in Bulgaria and Germany. There was a loss from the revaluation of assets due to capitalized expenditures on completed properties. The weighted average interest rate increased to 3.63%, impacting financing costs. Administrative expenses increased, partly due to the integration of the German portfolio and additional employees. Warning! GuruFocus has detected 8 Warning Signs with FRA:G91. Q: Could you elaborate on the short-term blocked deposits and what drove their increase in the first quarter? A: The increase was due to a voluntary dedication of 45 million for deleveraging the company. We will decide how to utilize these funds, potentially for repaying bank loans or other facilities. - Unidentified_2 Q: Is the 45 million dedicated for deleveraging restricted to specific uses, such as bond repayment? A: The funds could potentially be used for bond repayment or senior facilities. We have not concluded on this yet, but it will help manage credit metrics. - Unidentified_2 Q: Can you provide details on the 37-38 million CapEx spent on investment property in Q1? A: The spending was on developments, fit-outs, and building maintenance. Approximately 20 million was spent on developments, including renovations, with the remainder on fit-outs and improvements. Most of it was financed through cash. - Unidentified_2 Q: What are the expected major cash outflows in the coming quarters? A: Significant cash outflows include interest costs and 42 million for an option to buy 10% of the German portfolio. We aim to finance these from external sources. - Unidentified_1 Q: Could you clarify the impact of the German portfolio on financials, particularly the increase in interest costs and admin expenses? A: The German portfolio's initial lower occupancy contributed to lower gross margin, but improvements are underway. Admin costs increased due to additional employees in Germany. Other finance expenses were largely one-off items. - Unidentified_2 For the complete transcript of the earnings call, please refer to the full earnings call transcript.
