
Mortgage rates get more treacherous
Amid all the talk of what's happening to mortgage rates, it's often easy to lose sight of the fact that rates vary widely between lenders on any given day.
That gap has grown significantly over the past couple years.
Why it matters: It's not easy to work out how attractive a mortgage rate is. Two offers from two different companies might have different headline rates, but might also vary on everything from origination fees and closing costs to the amount of money it costs to "buy points" and lower the interest rate paid.
That makes apples-to-apples comparisons extremely difficult.
Follow the money: Americans will collectively pay $11 billion more than they needed to on their mortgages this year, per new research from Tomo Mortgage.
Tomo studied about 1 million loans from more than 1,000 different lenders and normalized each one for rate points, credit, purchase price, and down payment.
The difference between the best and worst rates offered on any given day worked out to $287 per month in mortgage payments on a home that sold for the median sale price.
Between the lines: The gap between the best and worst rates was regularly as low as 0.5 percentage points between 2018 and 2021, but then the Federal Reserve started hiking rates in 2022.
These rate hikes sent mortgage rates soaring, which in turn pushed refinance activity close to zero, a major hit to the profitability of the mortgage sector.
Some lenders responded by offering aggressive rates, Will Begeny from Tomo says, while others found themselves needing to pad their margins.
As a result, the gap between the best and worst rates rose to more than 2 percentage points on some days in the fall of 2022. (It's now closer to 0.88 percentage points.)
Where it stands: Mortgage rates are still high in absolute terms, refinancing activity is low, and the difference between a good rate and a bad rate is much bigger than normal.

Ditto for the one after it that wraps on July September is in play. Meanwhile, the latest round of US-China trade talks in London are both sides have shared upbeat comments afterward. It looks like we'll see an easing of slow-walked or newly restricted exports (rare earths in China's case, tech gear in the US's case). Waiting for the Fed All Summer Long

If the sweeping new tariffs are to shift inflation upward, they haven't done it yet. That's the clearest conclusion from the US consumer price inflation data for May, which against expectation showed continuing decline, and nevertheless changed market expectations for the Fed barely at all. May was the first month the Trump 2.0 tariffs were in effect throughout, and yet they had a negligible impact on price rises. That is undeniably good news. But it doesn't disprove that price rises will eventually come, and the data overall give the Fed no reason to jump in either direction. Breaking inflation into its four main components — food and energy, and the remaining goods and services — in our regular chart from the ECAN function on the terminal shows minimal change. Services continue to dominate, energy was negative and food positive. Core goods, the most affected by tariffs, saw inflation tick up, but not to a level that's discernible:

American Petroleum Institute says Oil & Gas Industry prepared for hurricane season
LAFAYETTE, La. () – was founded in 1919 and represents all segments of America's natural gas and oil industry, supporting nearly 11 million U.S. jobs and backed by millions of Americans. It's approximately 600 members produce, process, and distribute the majority of the nation's energy. The Gulf Coast Region Director of API, Gifford Briggs, tells me their members, including many in the Gulf of America are prepared for this hurricane season and what mother nature could bring. He's a native of south Louisiana and tells me Louisiana is vital to the country's energy dominance. 'The energy that's provided for this great country comes through the Gulf of America and Lafayette, Louisiana and through the arteries of Louisiana and through the many refineries as they pump the fuel across the nation,' said Briggs. With hurricanes affecting the Gulf each year, it's important for all of these companies stationed in the Gulf, or along the Gulf coast, to have a game plan, especially in terms of evacuating workers. Subscribe Now 'Non-essential personnel may be moved out a little bit earlier the essential personnel may stay a little bit later,' said Briggs. Briggs stresses the importance of safety, saying it's API's top priority. 'Many of our employees are people that work right here in Acadiana, so getting them to safety and off the platform is one thing, but they have families they need to take care of as well and we want to make sure our employees have every opportunity to do that as well,' added Briggs. These evacuations have an economic impact as production slows. The Gulf supplies nearly 17% of the nation's crude oil and 5% of the natural gas production. This means the next step is to get production moving as quickly as possible. 'We go through the steps we need to take to ensure the safety of the environment and safety of our employees and as soon as we can get back out to our facilities, we will do that in a safe manner,' explained Briggs. This is especially true if the Gulf is not the hardest hit area, as the Oil & Gas industry is crucial to helping our affected neighbors. 'We need to make sure we're making the fuel that's going to be needed as people prepare for the storm, but also helps people recover from the storm and our industry plays a critical role in ensuring a strong recovery for any storm affected area,' says Briggs. 48% of total U.S. Petroleum refining and 51% of U.S. natural gas processing is located along the Gulf coast.
