
Dubai Residential REIT IPO oversubscribed 26 times, final price set at Dh1.10
A.SREENIVASA REDDY (ABU DHABI)The initial public offering (IPO) of Dubai Residential REIT has attracted overwhelming investor interest, being oversubscribed 26 times with a gross demand of Dh56 billion ($15 billion). The final offer price has been set at Dh1.10 per unit, implying a market capitalisation of Dh14.3 billion ($3.9 billion) upon listing, making it the largest listed REIT in the GCC.Driven by strong investor appetite across local, regional, and international markets, the offering size was increased from 12.5% to 15.0% of the REIT's issued unit capital. The IPO will raise Dh2.145 billion ($584 million) for the selling unitholder, DHAM Investments, a subsidiary of Dubai Holding.Amit Kaushal, Group CEO of Dubai Holding, described the response as 'a powerful endorsement of Dubai Holding's strategic vision and the strength of our residential leasing portfolio.' He added: 'This investor confidence speaks not only to the resilience of the UAE's economic vision and Dubai's long-term growth trajectory, but also highlights the increasing depth, maturity and global appeal of its capital markets.'The REIT, managed by DHAM REIT Management, will list on the Dubai Financial Market (DFM) on or around May 28 under the ticker "DUBAIRESI". Retail investors will receive allocation confirmations by May 26, with refunds starting the same day.The portfolio includes 35,700 residential units across 21 integrated communities, serving over 140,000 residents. Malek Al Malek, Group CEO of Dubai Holding Asset Management and Chairman of DHAM REIT's Investment Committee, noted: 'The strong investor demand clearly signals a growing appetite for stable, income-generating assets in Dubai's vibrant and mature real estate sector. Dubai Residential REIT is firmly positioned as the benchmark for residential leasing in the city.'The REIT intends to adopt a semi-annual dividend distribution policy, beginning September 2025. The total of the first two dividend payments is expected to be the higher of Dh1.1 billion or 80% of profit before revaluation gains for FY2025. From FY2026 onwards, at least 80% of such profit will be distributed, subject to board approval.With near-full occupancy and high retention rates, the REIT's portfolio spans a mix of family-focused and premium residential communities including Bluewaters, City Walk, Remraam, and Nad Al Sheba Villas.
The offering was jointly coordinated by Citigroup, Emirates NBD Capital, and Morgan Stanley. Emirates NBD Bank acted as Lead Receiving Bank.

SREENIVASA REDDY (ABU DHABI)Demand for office space in Abu Dhabi soared in the first half of 2025, with requirements exceeding 5 million square feet, marking a 110% increase compared to the same period last year, according to Knight Frank's Abu Dhabi Office Market Review. Business services remained the largest driver of demand, accounting for 32% of requirements, followed by government entities at 9%.Faisal Durrani, Partner – Head of Research, MENA, said new rental contracts had been a key driver of market activity in 2025, with transaction volumes peaking in January, signalling fresh demand and corporate expansion in the UAE capital. Occupancy levels across the city's Grade A stock remain at record highs, with limited availability sustaining and, in many cases, driving up rents for best-in-class leasing market, however, showed a mixed performance across submarkets in the second quarter. Musaffah led quarter-on-quarter rental growth with a 73% increase, followed by Al Bateen at 68% and Al Hisn at 19%. More established districts such as Al Danah and Al Nahyan experienced minor corrections, with rents slipping by 2% and 7% respectively, reflecting a higher concentration of older, secondary stock that is less favoured by Hodgetts, Partner – Occupier Strategy & Solutions, MEA, noted that there is 'good news on the horizon' with a strong pipeline of high-quality developments poised to enter the market. This new supply is expected to ease current constraints, offer occupiers greater choice, and set new benchmarks for quality, sustainability and design. Immediate completions include Aldar's HB Tower in Yas Island, providing 238,647 square feet of Grade A space, and the Saas Business Tower on Al Reem Island, delivering 129,210 square feet. Both developments are positioned to appeal to international and domestic corporate occupiers seeking flagship office supply pipeline points to a surge in new stock from 2027, with nearly 175,000 square metres of office space scheduled for delivery that year, following more modest additions of around 51,000 square metres in 2025 and just over 43,000 square metres in 2026. Shehzad Jamal, Partner – Strategy and Consultancy, MENA, said: 'Demand is likely to remain robust and continue to outpace the delivery of premium supply for the rest of the year, fuelling further rental growth in the prime segment. Pre-leasing activity for landmark projects scheduled for 2026–2028 will be a key indicator of sentiment, with the performance gap between Grade A, well-located assets and older secondary stock expected to widen as the flight-to-quality trend intensifies.'In Dubai, the Dubai Office Market Review showed record high-value transactions, with 83 office sales over Dh10 million in H1 2025 — a 207% jump from H1 2024. Average prices in Downtown climbed above Dh5,000 per square foot, while Business Bay surpassed Dh2,000 per square foot for the first time. The business services sector drove 38% of Dubai's total demand, followed by technology (31%) and real estate (12%).Durrani said Dubai's Grade A vacancy rates were 'at record lows,' contrasting with other global gateway cities, while Adam Wynne, Partner – Head of Commercial Agency, UAE, noted strong occupier demand for entire floors or buildings in upcoming developments. Knight Frank forecasts that by 2030, Dubai's office stock will reach nearly 148 million sqft, supported by more than 25 million square feet of new supply, much of it already being sold off-plan.

MAIR Group rebrands all retail stores under ADCOOP

SREENIVASA REDDY (ABU DHABI)MAIR Group, an investment company focused on grocery retail and commercial real estate in the UAE, reported Dh1.02 billion in revenue in H1 2025, while successfully rebranding its legacy stores under the ADCOOP name. The ADX-listed company, formerly a cooperative business, announced its results on in the first six months was marginally lower than the Dh1.09 billion posted a year earlier, reflecting the completion of a major rebranding programme and the repositioning of the retail portfolio for sustainable growth. The retail segment contributed Dh877.7 million, with like-for-like sales easing by 5% during the transition and a reduction in lower-margin wholesale activity. The Makani commercial real estate portfolio performed strongly, generating Dh109.8 million, up 9.3% year on year, supported by a robust 94% occupancy rate across more than 70 malls and community hubs. Management service income reached Dh33.4 million, arising from a shared services agreement with an net profit for the period surged 57% to Dh81.8 million, driven by improved operating performance and lower finance costs following the repayment of all external debt earlier this year. Statutory profit, however, declined 37.5% from Dh130.9 million in H1 2024, when results benefited from one-off gains on the disposal of non-core assets. Gross profit rose 12.6% year on year to Dh365.9 million, while EBITDA stood at Dh157.9 million. The Group closed the period with a net cash position of Dh315 million, providing liquidity to reinvest in its retail and property completed the unification of 80 stores under the ADCOOP brand, merging six legacy brands to create a single retail identity. Looking ahead, the Group is launching a Dh100 million-plus retail remodelling programme to further enhance customer experience, alongside a robust pipeline of retail and community real estate developments.'H1 2025 marks a pivotal stage in our transformation. Fitch affirms ‘AA' rating with Stable Outlook for ADNOC Murban

SREENIVASA REDDY (ABU DHABI) Fitch Ratings has affirmed ADNOC Murban's Long-Term Issuer Default Rating (IDR) at 'AA' with a Stable Outlook, signalling very strong credit quality and confidence that the rating will remain steady in the near term. The agency also affirmed 'AA' ratings for ADNOC Murban's senior unsecured notes and sukuk certificates. ADNOC Murban is ADNOC's primary debt-capital market funding vehicle, having issued $5.5 billion of debt since 2024, with Fitch estimating a potential additional issuance of up to $4.5 billion over the next three rating reflects ADNOC Murban's strong operational and strategic ties to its parent, ADNOC, and the latter's sole shareholder, the emirate of Abu Dhabi. Unlike traditional financial companies, ADNOC Murban's debt is not guaranteed by the parent. However, it generates sufficient cash flow to service its debt, due to its rights over the assigned volumes of Murban crude oil produced by ADNOC. Murban crude oil is Abu Dhabi's flagship crude oil grade. ADNOC Murban has rights to receive 1 million barrels per day of ADNOC's crude oil production for 30 years — equivalent to 20–25% of ADNOC's total production capacity. This entitlement, backed by a firm volume availability commitment and a cash settlement backstop from ADNOC, ensures robust cash flow generation even under conservative oil price scenarios. Fitch estimates that at Brent crude prices of $60 per barrel, ADNOC Murban would generate annual EBITDA of about $23 billion. The company is exempt from oil production taxes and royalties, and incurs no capital or significant operating expenses. Excess cash flow is channelled to ADNOC through dividends or repayment of capital contributions, but these payments are subordinated to debt obligations. Fitch noted that ADNOC Murban's cash flow resilience is exceptionally strong. Even if prices fell to $1 per barrel, the company is expected to comfortably service interest payments on its debt, and at $20 per barrel, it could repay up to $7 billion of principal annually — reducing the likelihood of needing support from ADNOC or Abu agency also highlighted ADNOC Murban's low leverage, with projected EBITDA gross leverage staying below 1.0x even if total gross debt rises to $10 billion over the next three years, and conservative interest coverage of at least 40 times through 2028. Strategic and operational incentives for ADNOC to support ADNOC Murban are considered high, reinforced by overlapping management and its integration within the group's operations.
