
Egypt's Rapid Transit Bus to Operate in June, Says Minister
Kamel El-Wazir, Minister of Industry and Transport announced that in the field of sustainable, environmentally friendly mass transit, the state has implemented the Bus Rapid Transit (BRT) project on the Ring Road, one of the most important traffic arteries in Greater Cairo.
The pilot operation, without passengers, was conducted in the first phase, with 14 stations from the Police Academy to the Alexandria Agricultural Road. He revealed that the project is planned to be operational for passengers starting June 1. seven Logistics Corridors.
During his participation in the opening of the Egyptian-American Bussiness Forum, the Minister pointed that transportation networks, including the national road network, the high-speed electric train network, and railway lines, contribute to serving industrial regions and complexes across the country.
"This is clearly demonstrated in the planning of seven integrated international logistics development corridors: the Sokhna-Alexandria Corridor, the Arish-Taba Corridor, the Cairo-Alexandria Corridor, the Tanta-Mansoura-Damietta Corridor, the Gergoub-Salloum Corridor, the Cairo-Aswan-Abu Simbel Corridor, and the Safaga-Qena-Abu Tartour Corridor," he said.
He noted that this contributes to localizing industry by meeting railway, metro, and electric traction requirements, including moving units, sleepers, signaling systems, level crossing equipment, and spare parts, thus saving the state significant costs incurred in importing these items.

Real Estate Developers urge flexible land pricing, streamlined licensing, and dollar-based transactions
The Association of Real Estate Developers (arD) convened this week to address the mounting challenges facing Egypt's property market, underscoring the need for urgent regulatory reforms and greater flexibility to sustain growth. Developers stressed the importance of focusing on completing existing projects rather than launching new ones that could exceed their financial capacity. They highlighted that bottlenecks in land allocation and pricing remain among the most pressing issues for market stability. One of the key concerns raised was the complexity of Egypt's current licensing framework. Developers noted that securing approvals for administrative and commercial projects requires clearance from more than 14 different entities — a process they described as cumbersome and discouraging for investors. To address this, developers called for the unification of regulatory bodies responsible for issuing construction permits, proposing the establishment of a 'one-stop shop' to streamline approvals. Such a step, they argued, would speed up construction timelines, reduce investment risks, and enhance the sector's overall competitiveness. Participants also pointed to the need for greater flexibility in granting permits, stressing that residential, touristic, and commercial projects each require tailored government facilitation. Revisiting land pricing mechanisms was another priority raised during the discussions. Developers cautioned that abrupt changes in land valuation disrupt feasibility studies and financial planning, creating instability across the sector. The recent decision to revoke licenses in certain cases was also flagged as a source of added uncertainty. The association further criticised the blanket policy of pricing land exclusively in US dollars. While acknowledging that foreign currency financing may sometimes be necessary, they warned that tying all land values to the dollar reduces competitiveness and discourages local investors. Instead, they called for more flexible mechanisms that better reflect domestic economic realities. At the same time, developers urged the government to authorise foreign currency sales of property units, allowing transactions in dollars or euros rather than restricting them to the Egyptian pound. They cited Saudi Arabia as a model, where foreign investors are permitted to purchase property without being obliged to pay in local currency. On financing, developers pushed back against the perception that high interest rates directly lead to lower property prices. Rising construction and development costs, they argued, continue to offset any potential downward pressure on prices. The association concluded that resolving these issues — from licensing and land pricing to flexible currency options — is vital to reinforcing the resilience of Egypt's real estate market and sustaining investor confidence.

Town Writers Developments to invest EGP 1.2bn in 2026 construction plans
Town Writers Developments is set to invest EGP 1.2bn in construction works across its ongoing and upcoming projects in 2026, according to Omar El Saadawy, Founder and Chairperson of the company. El Saadawy revealed during a recent company conference that the developer aims to expand its investment portfolio in Egypt's real estate market to EGP 15bn, with long-term plans to reach EGP 30bn through the launch of new projects and geographic expansion. Currently, the company's projects are concentrated in East Cairo and the New Administrative Capital (NAC), covering a mix of administrative, commercial, and residential developments. El Saadawy stated that the company is looking to diversify into new regions, further strengthening its investment footprint. Town Writers currently holds approximately 15 feddans of land earmarked for near-future development. The company is targeting EGP 600m in investments across its projects during the current year. Since its establishment, Town Writers Developments has been among the early investors in the NAC, with a portfolio that includes high-end commercial projects such as Downtown Mall I and II. In New Cairo, the company has delivered the Revolve project, while ongoing projects in the NAC include 88 HUB, Central Point, and Strip Mall. As for construction progress, El Saadawy noted that Downtown Mall I has reached 87% completion, with handover works underway. Downtown Mall II stands at 75% completion, while Revolve in New Cairo is 88% complete. Meanwhile, construction progress at the NAC projects is at 25% for 88 HUB, 17% for Central Point, and 10% for Strip Mall.

Madinet Masr in talks for three land plots in Riyadh as part of Saudi expansion
Abdallah Sallam, CEO and Managing Director of Madinet Masr for Housing and Development, announced that the company is negotiating the acquisition of three land plots in Riyadh, Saudi Arabia, ranging in size from 300,000 to 500,000 sqm. Speaking at the company's roundtable on Sunday, Sallam explained that Madinet Masr's regional expansion will be carried out through its subsidiary Cities of the World, which will oversee all international operations. He added that the first investment opportunity in Saudi Arabia will be announced soon, highlighting Wahij Real Estate as the company's local partner in the Kingdom. On the domestic front, Sallam revealed that Madinet Masr is targeting the delivery of between 1,500 and 2,000 units across its projects this year, with around 500 units already handed over in the first half. He also announced plans to award approximately EGP 30bn in construction contracts during 2025. So far, contracts worth EGP 2.9bn have been awarded and disbursed, while the company aims to channel EGP 13bn into project construction this year. In addition, the company has secured a revolving securitisation facility valued at EGP 9bn, of which it has already drawn between EGP 1.5bn and 2bn.
