As Pune's only census-based real estate study running for 14 years and covering over 2,300 projects and 3+ lakh under-construction homes, the report presents an authoritative, data-driven view of market dynamics for the 12 months ended June 2025.
This year's report marks a notable transition in Pune's residential real estate landscape. After seven years of consistent growth in prices, sales, and supply, the market is experiencing a consolidation phase driven by 'sticker shock', the cumulative effect of rising prices and increasing home sizes.
While prices rose at a moderate 7.31% year-on-year, this still added significantly to total ticket sizes. Over the past five years, prices have climbed by 40% and average home sizes by 25%, resulting in an overall 76% increase in the average sticker price. Consequently, buyers in the Budget and Upper-mid segments are facing affordability challenges, while affluent buyers are gravitating towards larger, more comfortable homes.
Speaking about the market shifts, Mr Rohit Gera, Managing Director, Gera Developments Private Limited, said, "We are witnessing the market respond to a steep escalation in total ticket size, what we're calling Sticker Shock. Even though interest rates have come down over the last 6 months, affordability remains a concern as the total outgo for buyers has increased by 76% over five years. The steep increase in sticker price has led to sticker shock and has caused people to slow down their purchase decision resulting in the demand softening. Developers are responding cautiously by slowing new launches and recalibrating configurations. I expect smaller home sizes to return to the market, making homes more affordable not through pricing corrections but by offering compact yet efficient layouts. For buyers, this is a critical time - choosing projects by developers with strong financial stability is more important than ever."
Market Trends and Analysis:
-Replacement Ratio: The replacement ratio of 1.08 indicates a mildly oversupplied market. In a cyclical market like real estate mild oversupply eventually corrects itself restoring the market equilibrium.
-New project prices: Prices of new projects launched are down by 4.73% over the last year while the overall market is still on an uptrend.
-East Pune prices rise: East Pune recorded the highest price appreciation across the city marking a 9.6% growth followed by West Pune which saw a 6.8% appreciation.
-Project Landscape: Pune now has 2,605 residential projects under development, up 6.7% over June 2024. However, the market is consolidating, small projects (500 units) surged by 70%.
-Metro Influence: Areas such as Hinjewadi, connected by the new Metro corridors, have seen stable pricing and increased traction from affordability-focused buyers.

Pune's real estate market is entering a phase of strategic recalibration. While supportive economic signals such as the RBI's recent 50 basis point rate cut suggest a favourable policy environment, market recovery has yet to gain real momentum. Bengaluru MPs against transfer of Hebbal land to private firm
BENGALURU: Bengaluru MPs strongly opposed the Karnataka Industrial Area Development Board's (KIADB) reported move to transfer 45 acres of land in Hebbal, originally intended for a multi-modal transit hub by the Bangalore Metro Rail Corporation Limited (BMRCL), to a private tourism company. Bengaluru Central MP PC Mohan, in a post on Thursday, urged KIADB not to sell the land 'meant for the public' to private builders. He said BMRCL is prepared to pay Rs 551.15 crore for the land to construct a hub integrating three Metro lines with a suburban rail station. Mohan alleged the land was being undervalued at Rs 12.10 crore per acre, compared to a market rate of Rs 60 crore, and described the deal as the 'Hebbal Land Scam.' Bengaluru North MP and Union Minister of State for Micro, Small and Medium Enterprises and Labour & Employment Shobha Karandlaje also wrote to Chief Minister Siddaramaiah on Wednesday, reiterating her opposition to reducing the BMRCL's land share. She said the site is one of the last large parcels available in the area, critical for easing traffic congestion, linking industrial hubs in North Bengaluru, and integrating Metro, suburban rail, and the BMTC services. Karandlaje urged the CM to ensure the land remains with the BMRCL 'in the best interest of future urban mobility and Bengaluru's long-term transport needs.' The opposition comes amid reports that the KIADB has initiated the process of issuing a demand notice to a private entity for compensating the original landowners, and that the state government has decided to hand over nearly 35 acres of the prime Hebbal land, acquired two decades ago for public infrastructure development, to private real estate players at an allegedly cheap price of Rs 12 crore per acre.

Next week, PM to launch 3 Metro stations; Noapara to get direct airport link
Prime Minister Narendra Modi will inaugurate three new Metro stations in Kolkata on August 22, which will boost urban connectivity in the city. 'PM Modi will inaugurate the Sealdah-Esplanade section of the Green Line, Hemanta Mukhopadhyay (Ruby Crossing)-Beleghata section of the Orange Line, and Noapara-Jai Hind (airport) section of the Yellow Line,' Union minister Sukanta Majumdar Thursday posted on X. The inauguration function will be held at the Jessore Road metro station of the Yellow Line in the northern suburbs of the city The Esplanade-Sealdah Metro section will finally complete the East-West Metro line, linking it to the existing Howrah Maidan-Esplanade and Sector V-Sealdah stretches. The new 4.39-kilometre extended stretch of the Orange Line from Hemanta Mukhopadhyay to Beleghata will serve four new stations, improving access for residents in areas like VIP Bazar, Ritwik Ghatak (Topsia), Barun Sengupta (Science City), and Beleghata. The Noapara-Jai Hind (Biman Bandar) section will introduce four new stations — Noapara, Dum Dum Cantonment, Jessore Road, and Jai Hind Bimanbandar—with a mix of elevated and underground tracks, providing a direct metro link to the airport. At present, works of Rs 83,765 crore are in progress in the state, and a record allocation of Rs 13,955 crore was made this fiscal year. A total of 101 stations are being redeveloped, and the state's rail network is already benefiting from nine Vande Bharat and two Amrit Bharat trains, Railways Minister said. — With PTI

CM Fadnavis inaugurates 4 infrastructure projects
Chief minister Devendra Fadnavis on Thursday inaugurated four Mumbai Metropolitan Region Development Authority (MMRDA) projects meant to provide better connectivity, reduce traffic congestion and enhance the public transport system in the city. Fadnavis inaugurated the projects in the presence of senior state leaders and officers including Metropolitan Commissioner Dr Sanjay Mukherjee. The projects include the last phase of the extension of the Santacruz Chembur Link Road (SCLR), the Mumbai Metro Simulator Training Centre at Mandale Depot and the Metro residential complex for staff in Malvani and Kalanagar Sub Flyover – Arm D. The SCLR extension boasts South Asia's first cable stayed bridge with a steep curve span of 100 metres. It links the Eastern and Western Express Highways without signals, reducing travel time between Chembur and Vile Parle by about an hour. The 1.66 km-corridor has a 215 metre orthotropic steel deck and was constructed at a cost of Rs 200 crore. Speaking at the occasion, Fadnavis said, 'The completion of the final phase of the Santacruz–Chembur Link Road, with South Asia's first sharp-curve cable-stayed bridge, is a proud achievement that will ease travel between the Eastern and Western Express Highways. With five out of six exit routes from BKC already complete.' The Mumbai Metro Simulator Training Centre stands as India's largest such centre. Constructed at Rs 70 crore, it has the capacity to train 144 personnel simultaneously through simulation based driving and maintenance systems. The centre will save Rs 255 crore in training expenditure over ten years and also serve metro staff from other cities of India. Kalanagar Sub Flyover – Arm D, 340 metres long, connects Dharavi to the Bandra-Worli Sea Link and enables unbroken commute between Dharavi and South Mumbai. It is constructed in a limited area at a cost of Rs 20 crore. Mukherjee said, 'The Mumbai Metro Simulator Training Centre, in particular, sets a new benchmark for workforce readiness, while the Santacruz Chembur Link Road and Kalanagar Flyover will significantly ease commuter congestion and reduce travel time.' Additionally, in Malvani, two 20-storey residential towers have been built for Metro employees, each accommodating 156 apartments with fire safety features and robotic car parking. Another 241 apartments are being built. The cost of the project is Rs 90 crore.
