Mah Sing's KL land buy fuels luxury ambitions

PETALING JAYA: Mah Sing Group Bhd 's latest acquisition of a freehold land parcel in Kuala Lumpur is expected to strengthen its presence in the city's premium residential market, says TA Research.
The property developer acquired the 1.485-acre prime land from MUI Group for RM260mil, which will be funded through internally generated funds and bank borrowings.
Mah Sing plans to redevelop the site into a premium serviced apartment project with an estimated gross development value (GDV) of RM1.28bil, of which 20.3% accounts for the land cost.
The land cost is said to be broadly aligned with the typical 20% land-to-GDV benchmark. The price also reflects a 9.6% discount to the property's audited net book value of RM287.69mil as at June 30, 2024.
'At RM4,019 per sq ft, the acquisition price falls within the range of KLCC Golden Triangle land transactions over the past decade, which have generally ranged between RM1,700 and RM5,400 per sq ft,' the research house said.
TA Research said the pricing was further supported by the site's location within the Transit Planning Zone under the Kuala Lumpur Local Plan 2040, which makes it eligible for a higher plot ratio.
The expanded development potential also enhances the land's value proposition and project feasibility.
In terms of pricing, TA Research viewed the acquisition as fair and competitive given the site's prime location, higher plot ratio potential and recent land benchmarks in the KLCC Golden Triangle.
'The indicative average selling prices of about RM2,000 per sq ft is attractively positioned compared to nearby luxury projects such as Pavilion Square, Armani Hallson, Conlay Signature Suites, and CloutHaus Residences,' it added.
Sales momentum is expected to be gradual during the development phase, as luxury buyers typically prefer to assess completed products.
'Nevertheless, with thoughtful execution and a clear product vision, we believe the project could strengthen Mah Sing's presence in the city's premium residential market,' the research house said.
TA Research maintained its earnings forecasts for the group from financial year 2025 (FY25) to FY27 unchanged, pending completion of the acquisition. It also kept a 'buy' call on Mah Sing with an unchanged target price of RM1.72 per share.

PETALING JAYA: Tenaga Nasional Bhd 's (TNB) push into Australia's renewable energy (RE) sector is set to give the Malaysian utility a strategic foothold in one of the world's most ambitious energy transition markets. The move positions the group to capture opportunities from Australia's drive to raise RE generation to 82% of its national mix by 2030, from around 39%. In its report, TA Research, which recently participated in a technical visit to TNB's Australian operations under Spark Renewables Pty Ltd, said it is positive on TNB's expansion into the Australian energy market. Additionally, the national utility company in 2023 acquired Spark, which owns the operational 120 megawatts Bomen Solar Farm in Wagga Wagga, New South Wales, and is building a pipeline of greenfield projects. 'Spark provides a strategic platform for TNB to gain exposure to Australia's aggressive energy transition given a national target of an 82% RE generation mix by 2030,' it noted. According to the research house, Spark complements the other two subsidiaries within TNB's New Energy Division, namely Vantage RE, which operates in the United Kingdom and Ireland markets, and TNB Renewables Sdn Bhd, which houses the group's domestic RE portfolio, with a collective target of achieving 14.3 gigawatts (GW) RE capacity by 2050. Rather than focusing on acquiring ready-made, operational assets, TNB's strategy with Spark marks a shift towards greenfield development, which can potentially offer higher returns. The company's expansion comes as Australia accelerates coal plant retirements – 90% of its 21GW coal capacity is due to be phased out by 2035 – requiring vast new solar, wind and storage capacity, as well as 4,000km of additional transmission lines over the next decade. 'Furthermore, the learnings from these more developed markets are valuable in shaping Malaysia's own energy transition, both from a technical as well as policy and regulatory standpoint,' TA Research added. The research house, however, highlighted that Spark's near-term earnings contribution will be 'relatively small given TNB's large earnings base from its regulated and generation business domestically'. TA Research kept its forecasts intact, saying, 'we make no change to our earnings estimates at this juncture while our 'buy' call and discounted cash flow-derived target price are maintained at RM17.30, notwithstanding the overhang from the ongoing additional tax assessment by the Inland Revenue Board.' It also pointed out that, following a Federal Court decision on a 2018 tax case, 'the total resubmission, consisting of close to 70,000 individual projects, will be scrutinised by the Finance Ministry before approval – in the best case, we reckon the resubmission could offset TNB's RM7.2bil (RM1.23 per share) cash exposure to the tax liability.'

In a report, MBSB Research said in line with the aggressive rollout of solar schemes and policies by the government, the ongoing large-scale solar five (LSS5) and the upcoming LSS5+ and LSS6, Pekat has a good future. Pekat is among the renowned names in the solar engineering, procurement, construction and commissioning business and switchgears are among the crucial components in the solar photovoltaic or PV systems. Pekat's 60% indirectly owned subsidiary, EPE Switchgear (M) Sdn Bhd, is set to become a crucial contributor to the group, having secured RM260mil worth of contracts from TNB year-to-date. EPE Switchgear has a factory at the Arab Malaysian Industrial Park in Nilai, Negri Sembilan and an annual production capacity of 2,000 panels. According to MBSB Research, EPE Switchgear specialises in the medium-voltage segment and its products are mainly used by solar farms that are no larger than 30MW. 'We believe programmes such as the Corporate Renewable Energy Supply Scheme could further drive the demand for EPE Switchgear's products. Its 11 kilovolts (kV) and 33kV switchgears are also suitable for data centres that are 30MW and below. Those larger than that will usually have 132kV requirements,' MBSB Research said. Furthermore, EPE Switchgear clients also include Sarawak Energy, Sabah Electricity and independent power producers, as well as cater to shopping complexes, universities, hospitals, commercial buildings and factories, among others. 'The breakdown of its customer segments is approximately 70% for local utilities, 20% for local industries and 10% for exports to countries in Asia Pacific, the Middle East and Africa. EPE Switchgear has been consistently securing contracts,' the research house noted. As for Pekat's consolidated orderbook, it currently stands at more than RM600mil, led mainly by EPE Switchgear at about RM220mil, driven by ongoing deliveries for power distribution equipment and upcoming utility and private sector contracts. The research house also made note of Pekat's undertaking of a private placement of up to 10%, mainly for the capital expenditure for its current and future solar PV projects. Furthermore, Pekat's acquisition of a 60% stake in Apex Power Industry Sdn Bhd for RM96.0mil via its wholly-owned subsidiary will also bode well for the group. It maintained a 'buy' call on the group with a target price of RM1.86, derived by pegging its FY26 earnings per share of 6.9 sen to a forward price to earnings ratio of 27 times based on its three-year historical mean.

KUALA LUMPUR: Mah Sing Group Bhd said a winding-up petition against the company has been withdrawn by the petitioner without liberty to file afresh. In a filing with Bursa Malaysia, the property developer said the petition was related to a judgment dated Sept 13, 2024, obtained by One2Print Sdn Bhd in the Kuala Lumpur Sessions Court over a trespass case. Under the judgment, Mah Sing was ordered to pay RM61,770 in special damages, with interest at five per cent per annum from Jan 20, 2020, until full settlement, as well as RM21,000 in costs. The company had earlier said it strongly refuted the basis of the petition and had filed an appeal in the High Court against the Sessions Court decision. Mah Sing obtained an ad interim stay of execution on Feb 18 and deposited the judgment sum with a stakeholder pending its appeal, with further case management set for Aug 18. It added that the withdrawal of the petition is not expected to have any material financial or operational impact on the group, apart from legal fees and related disbursements.
