Gas prices rise in Canada as oil gets boost from Trump's threat to buyers of Russia's crude
Gas prices in Canada climbed an average of 5.2 cents per litre over the past week, according to data from Kalibrate. The rise at the pumps comes as oil moves higher amid optimism about U.S.-European trade, and U.S. President Donald Trump's threat to hit buyers of Russian crude with tariffs. Trump has threatened to slap tariffs of up to 100 per cent on countries that buy Russian oil, unless Moscow reaches a peace deal with Kyiv. Top buyers include India, China, and Turkey. U.S. benchmark West Texas Intermediate (CL=F) climbed about 3.7 per cent this week, while international Brent oil added 3.4 per cent. "While past practice would seemingly point to [Trump] blinking on Russia this time around given the oil price risks, we continue to see scope for him to potentially endure a period of moderately elevated prices to try to drive his declared aim of bringing the Ukraine war to an end," RBC Capital Markets analyst Brian Leisen wrote in a research report on Thursday. Back in Canada, gas prices rose throughout the non-Maritime provinces. Thunder Bay, Ont. saw the biggest gain between July 24 and July 31, at 9.7 cents per litre of regular fuel. Kelowna, B.C. and Prince Albert, Sask. tied for the second-largest gain, at 9.2 cents per litre. At this time last year, Canada's gas price average was $1.689 per litre, compared to $1.416 today. Independence Realty Trust Inc (IRT) Q2 2025 Earnings Call Highlights: Strategic Acquisitions ...
Release Date: July 31, 2025 For the complete transcript of the earnings call, please refer to the full earnings call transcript. Positive Points Same store operating expenses decreased by 60 basis points, offsetting softer revenue growth. Value-add renovations achieved a weighted average return on investment of 16.2%. IRT is under contract to acquire two communities in Orlando, enhancing market presence and operational synergies. The acquisition pipeline remains strong with an additional $315 million of acquisitions expected before year-end. IRT's balance sheet remains flexible with strong liquidity and nearly 100% of debt is fixed rate or hedged. Negative Points Blended rent growth lagged expectations due to softer market conditions and macroeconomic uncertainties. New lease trade-outs were down 3.1% in supply-heavy markets like Atlanta, Dallas, and Denver. The revised outlook for 2025 includes a reduction in revenue growth expectations. Supply pressures and macroeconomic uncertainties are holding market rates down. Occupancy predictions are based on assumptions that may not materialize if market conditions worsen. Q & A Highlights Warning! GuruFocus has detected 7 Warning Signs with IRT. Q: Can you share how you approached your revised outlook given the lingering supply challenges and changes in renter behavior? A: Jim Seabrook, President and CFO, explained that they assessed the expected new lease trajectories by analyzing the average effective rental rates of expiring leases and comparing them to current asking rents. This approach helped them calculate the implied trade-out rates for the rest of the year. Q: Why aren't you seeing significant new lease growth despite high retention and renewal rates? A: Jim Seabrook noted that the market rate growth is being held back by continued supply pressure and macroeconomic uncertainties. The negative trade-off is primarily due to leases expiring from higher rent levels signed 2 to 2.5 years ago. Q: What gives you confidence in predicting higher occupancy in the second half of the year? A: Jim Seabrook mentioned that despite a challenging environment in May and June, occupancy improved in late July, reaching around 95.6%. This trend gives them confidence in maintaining higher occupancy levels in the latter half of the year. Q: Is there a common thread among the assets held for sale, and will you continue to downsize in those markets? A: Jim Seabrook explained that the common theme among the assets held for sale is their higher CapEx load and older vintage. The goal is to recycle capital from these assets into newer ones with better profiles. Q: Can you provide an update on the transaction environment and bid-ask spreads? A: Scott Schafer, CEO, noted that sellers, especially of newer communities, are becoming more realistic about values due to high interest costs and longer lease-up periods. This has led to a narrowing of bid-ask spreads. For the complete transcript of the earnings call, please refer to the full earnings call transcript. This article first appeared on GuruFocus.

Figma stock rises 19% in premarket trade Friday, poised to build on Thursday's 250% rally
Figma (FIG) stock looked set to surge again on Friday, rising as much as 19% in premarket trading after shares rocketed higher with a gain of 250% in Thursday's public market debut. The design software company priced its IPO at $33 per share late Wednesday, and the stock did not begin trading until nearly 2:00 p.m. ET on Thursday. Shares opened for trade at $85 and were halted more than once Thursday afternoon due to volatility as traders rushed into the name amid what's become a frenzied IPO market for new tech issues. Figma's IPO price gave the company a market value near $20 billion; ahead of Friday's open, the company was worth more than $50 billion. Figma's IPO price came in above estimates of $30-$32 per share, signaling bullish investor interest in the company. As part of the offering, Figma raised about $1.2 billion in a sale of 36.94 million shares, split between the company's sale of 12.47 million shares and existing shareholders' sale of 24.46 million shares. The company's current valuation has made it worth more than double the $20 billion price tag for which software giant Adobe (ADBE) had tried to acquire Figma in 2023 before having to cancel the deal after anti-competition pushback from European regulators. This year saw rapid growth for Figma, led by 33-year-old CEO Dylan Fields, as the design software and collaboration toolmaker reported revenue growth of over 46% year over year, according to securities filings. The company noted that more than 75% of the Forbes 2000 companies use its software. The IPO was one of the most successful of the year, beating out the performance of previous 2025 IPO darling Circle Internet Group (CRCL), which popped by 168% in its first day of trading in June. Circle is up more than 490% since its IPO. AI play CoreWeave (CRWV) has also seen its shares rise more than 190% since a debut in March. The success of Figma's offering is the latest sign that the year of dealmaking called for by Wall Street may finally be here after a first half that saw M&A stymied by tariff uncertainty and a market downturn.
