
ADGM's fourth summer internship programme champions youth, community and innovation
ABU DHABI (ALETIHAD)Abu Dhabi Global Market (ADGM), in collaboration with its knowledge arm ADGM Academy, has successfully concluded the fourth edition of its Summer Internship Programme, reaffirming its commitment to youth empowerment and national development. Held from July 21 to 31, this year's edition is aligned with the UAE's national theme of the 'Year of Community', encouraging collaboration, mentorship, and shared responsibility.More than 80 students aged between 12 and 19 participated in the programme, engaging in a wide range of professional workshops focused on artificial intelligence (AI), digital transformation, and entrepreneurship. Highlights included sessions on AI-powered research, future foresight, personal productivity through AI, and the Future Entrepreneur Permit—developed in collaboration with ADRA.Students also undertook site visits to the Authority of Social Contribution – Ma'an, where they explored the impact of social initiatives, and to Hub71, Abu Dhabi's flagship tech incubator, where they engaged directly with startup leaders and innovators. These experiences offered real-world insights into Abu Dhabi's financial and regulatory ecosystem and fostered practical skills to support both academic and personal development.The internship was designed to be both educational and inspiring, with a strong focus on building future-ready capabilities. Students interacted with ADGM leadership and prominent ecosystem players, deepening their understanding of finance, innovation, and community leadership.Abdulla Al Suwaidi, Chief Support Services Officer at ADGM and Member of the ADGM Academy Board of Directors, said: 'At ADGM, we view youth empowerment as a vital component of nation-building. Residents are looking forward to faster, more affordable, and hassle-free commutes across the Emirates. Excitement grew after His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE, and Ruler of Dubai, boarded an Etihad Rail passenger train on a journey between Dubai and Fujairah earlier this week to review the progress on the infrastructure project, set to begin operations in Highness Sheikh Mohammed bin Rashid described the rail as 'a vital economic artery that supports the UAE's journey to the future'. 'It is a key pillar in our vision to build an integrated transport network that strengthens the UAE's position as a leading logistics hub, while facilitating the movement of people and goods,' His Highness added. Etihad Rail's passenger network will span 11 cities and regions across the country from Abu Dhabi's Al Sila to Fujairah, connecting major urban hubs and communities. 'For someone like me who lives in Sharjah and works in Abu Dhabi, the idea of cutting down my commute from over two hours to just over an hour is incredible,' Faisal Rahman, an accountant at a logistics firm, told Aletihad . 'I currently leave home before sunrise and often get home after dark. This rail service could give me my evenings back and a healthier work-life balance.'Bedour Mossa, a PR executive who frequently travels from Dubai to Abu Dhabi, anticipates that Etihad Rail will ease the mental and physical strain associated with regular inter-emirate commutes. 'The introduction of Etihad Rail feels like a breath of fresh air,' she told Aletihad . 'I can already see how it would transform the way I move between emirates — not just faster and easier, but more productive.' 'Instead of driving or being stuck in traffic, I'd be able to prepare for a client pitch, send out press releases, or simply recharge before a big event. That kind of flexibility isn't just convenient — it's game-changing,' Mossa said. She also noted that the rail would unlock more opportunities for spontaneous leisure travel. 'Abu Dhabi has amazing beaches, concerts, and cultural experiences I'd love to enjoy more often. Right now, the long drive makes me second-guess it. With the rail, I wouldn't think twice.'Hiba, a nurse who travels from Al Ain to Dubai several times a week, expects the new rail to reduce both her travel costs and commute time. 'Between fuel, car maintenance, and tolls, I easily spend over Dh1,500 a month just getting to work,' she told Aletihad . 'Etihad Rail could cut that down dramatically and make my commute much less stressful.' Mina Kiwan, Director of Media Relations at a PR agency in Dubai, is also confident the rail line will lead to major savings in his monthly commuting costs. 'I commute daily between Dubai and Abu Dhabi for work, which takes up a significant portion of my time, and I am confident that Etihad Rail's passenger train will save me a considerable amount of time and money,' he told Aletihad . 'In particular, having stations across Abu Dhabi — such as at Saadiyat Cultural District, Yas Island, and even in downtown Abu Dhabi — would make a substantial difference for daily commuters like me.'Tia Paul, a media professional who lives in a remote Dubai community and works in Abu Dhabi, said the project could be 'life-changing.' 'Right now, I leave home an hour early daily and drive at maximum speed to reach work, and repeat the same routine on the way back,' Paul told Aletihad . 'With a station nearby, commuting would become stress-free. I could check my phone (without breaking the law), complete pending tasks, and easily save at least Dh1,000 a month on fuel.' Etihad Rail's passenger trains are expected to operate at speeds of up to 200kmph, with each train capable of carrying 400 passengers. By 2030, annual ridership is projected to reach 36.5 million.

Abu Dhabi properties see robust capital appreciation in Q2 2025: ValuStrat report
5 Aug 2025 16:35 ABU DHABI (ALETIHAD)Abu Dhabi's residential property market continued its robust upward trajectory in the second quarter of 2025, with the capital values recording an 8.1% year-on-year (YoY) and 2.2% quarter-on-quarter (QoQ) rise across both villas and apartments. The report by ValuStrat highlights a market driven by limited supply, resilient demand, and increasing investor outpaced apartments in capital appreciation, with villa prices rising 10.1% YoY and 2.6% QoQ. Apartment prices rose by 5.9% annually—the strongest growth in three years—and 1.7% quarterly. The average citywide home value stood at Dh966 per sq ft, with villas averaging Dh795 per sq ft and apartments Dh1,037 per sq Island led villa capital gains with a 21.2% annual rise, while Hydra Village remained flat. For apartments, Saadiyat Island again topped the list with an 8% annual increase, followed by Al Reef (7.3%), Al Muneera Island (7%), and Al Reem Island (5.8%).Rental values also saw strong growth, with average rents rising 9.5% YoY and 1.5% QoQ. Apartments outperformed villas in rental growth, with apartment rents rising 12.5% YoY and 2% QoQ, while villa rents grew 7% annually but remained flat quarterly. Average citywide gross yields stood at 8.1%, with apartments yielding 8.5% and villas 7%.Citywide apartment asking rents averaged Dh117,000 per annum. Studios fetched Dh65,000, one-beds Dh91,000, two-beds Dh128,000, and three-beds Dh183,000. Among communities, Al Reef posted the highest quarterly increase at 5.4%. Villa rents averaged Dh249,000, with three-beds at Dh185,000, four-beds Dh249,000, and five-beds Dh313,000. Mohammad Bin Zayed City saw the strongest villa rent growth at 3.7% supply remains constrained, with only 7.1% of the projected 2025 pipeline delivered by mid-year. A total of 12,499 units are scheduled for completion this year, and 33,000 units are expected by 2030. Total mortgage-backed transactions reached Dh8.3 billion, matching cash transactions, which also stood at Dh8.2 billion.
