Singapore industrial rents, prices rise in Q2 as occupancy edges down: JTC

[SINGAPORE] Rental rates of Singapore industrial properties rose 0.7 per cent for the second quarter, compared with the quarter before, JTC's latest quarterly market report released Thursday (Jul 24) indicated.
Compared with Q2 2024, the rental index rose by 2 per cent, representing the 'smallest year-on-year increase' since 2021, said JTC.
Business park rentals had the highest quarter-on-quarter growth at 1.2 per cent. The year-on-year growth for this segment stood at 2.3 per cent.
The multiple-user factor segment logged 0.9 per cent growth on the quarter, and 2.2 per cent growth compared with the previous year.
Both the single-user factory and warehouse segments logged 0.4 per cent growth compared to the prior quarter, with the former recording 1.1 per cent growth on the year and the latter posting 1.9 per cent growth.
The price index of all industrial space climbed 1.4 per cent compared with Q1 and 5.5 per cent on the year.

Multiple-user factory prices rose 1.7 per cent on the quarter, and single-user factory prices climbed 0.4 per cent. Compared with the previous year's Q2, multiple-user factory prices grew 6.4 per cent and single-user factory prices gained 3.5 per cent.
Overall occupancy rate for the industrial property market stood at 88.8 per cent, falling 0.2 percentage points compared to the previous quarter and the previous year. As at the end of Q2, there was 54 million square metres (sq m) of industrial property space, JTC said.
The slight decline was attributed to substantial new completions, such as World Gateway 2 in the warehouse segment and JTC Space @ Ang Mo Kio in the multiple-user factory segment, JTC said.
Notwithstanding this marginal decline, overall occupancy for the industrial property market has remained stable at around 89 per cent since 2023, JTC added.
Meanwhile, the occupancy rate for business parks rose 0.8 per cent on the quarter as tenants moved into newly completed developments.
In Q2 2025, demand for business parks rose by 63,000 sq m compared to Q1, JTC said.

[HONG KONG] China Evergrande Group said that its Hong Kong stock will be delisted, marking the end of an era for the former high-flying developer whose demise came to symbolise the country's property bust. The Guangzhou-based company said that the stock exchange has decided to cancel its listing, according to a filing to the Hong Kong bourse on Tuesday (Aug 12). The shares will be removed on Aug 25 and the company will not apply for a review of the exchange's decision, it added. Evergrande's collapse was by far the biggest in a crisis that dragged down China's economic growth and led to a record spate of distress among builders. The company, which first defaulted on a US dollar bond in December 2021, was once the country's largest developer by sales, and was worth more than US$50 billion in 2017 at its peak. In a separate filing on Tuesday, court-appointed liquidators said that Evergrande's debt load is far bigger than earlier estimated, and any 'holistic' restructuring is out of reach. The clock started ticking for the delisting in late January last year, when Evergrande received a liquidation order from a Hong Kong court and trading of its shares was suspended. It has remained halted since then, having failed to meet requirements for a resumption of trading. In Hong Kong, a stock can be delisted if suspension lasts 18 months or longer. The move will further diminish hopes for any recovery for Evergrande's shareholders, who have seen the value of their investment evaporate in recent years. Sign Up Sign Up Shares of Evergrande last traded at less than 20 Hong Kong cents on Jan 29, 2024, giving it a market value of HK$2.2 billion (S$360 million). The stock has had a low free float, with its founder Hui Ka Yan, owning a roughly 60 per cent stake. 'Whether or not there's a delisting, Evergrande's shareholders will likely have to prepare for near-total loss,' Kristy Hung, a Bloomberg Intelligence analyst, said before the announcement. 'The developer's liquidation and substantial claims from creditors who are ahead in the order suggests equity holders face a material risk of getting nothing.' Delisting risks Several other Chinese developers face similar delisting risks, according to the latest tally by the bourse. They include mid-sized builders Modern Land (China), which has been suspended for more than 16 months, and Dexin China Holdings, which received a liquidation order in June last year. To resume trading, some of them will have to file more updated audited results, have winding-up petitions withdrawn or dismissed, or have any liquidators discharged. 'The golden era of real estate is gone,' said Glen Ho, Asia-Pacific contingency planning and insolvency leader at Deloitte. 'The business model for builders has totally changed.' Evergrande still has two other units listed in Hong Kong, a property service provider and an electric vehicle maker. China Evergrande New Energy Vehicle Group, which has been suspended since April, could be delisted, Bloomberg Intelligence analysts Andrew Chan and Daniel Fan wrote in a recent note. Following its 2009 listing under the ticker 3333, Evergrande rose to become one of China's hottest stocks in its heyday, powering founder and chairman Hui to become Asia's second-richest person. Much of Hui's known wealth was derived from his controlling stake in Evergrande and the cash dividends he received from the company. Beijing's crackdown on the property sector since 2020 capped the developer's borrowing capacity, effectively cutting it off from credit markets. Following failed restructuring attempts, Evergrande was given a winding-up order in Hong Kong in 2024. Later that year, a mainland Chinese court accepted a liquidation application filed against one of its major onshore units. Evergrande's debt pile amounts to US$45 billion, according to the developer's court-appointed liquidators. The company is facing 187 debt claims, with the total amount far exceeding the US$27.5 billion of liabilities disclosed in its financial statement in December 2022, the liquidators said in a progress report released on Tuesday. The new figure is not to be taken as final since additional claims could emerge and all are subject to formal review. The liquidators said the realisation of assets has so far been 'modest' at US$255 million. Some US$167 million has been 'upstreamed' and linked to Evergrande. Stakeholders should not assume that all of the money will be available to the company due to complex ownership structures, they said. BLOOMBERG

[HONG KONG] Hong Kong's rental housing market is expected to hit a record high by October, fuelled by a wave of Chinese students and professionals moving to the city. A steady inflow of mainlanders is bolstering rents in pockets of Hong Kong, with North Point jumping 8.8 per cent compared with a year ago due to its convenience in location. On average, asking rents in July were up 1.1 per cent from the previous month, close to a historic high, according to online property listing platform Rents are now just 2.2 per cent below their peak in 2019, and on track to reach a record in two months, the firm estimates. A 570-square-feet (53 square metres) one-bedroom in North Point's relatively new development Fleur Pavilia is asking for HK$32,000 (S$5,243) per month, a listing shows. 'Rents will likely continue rising mainly because demand is strong,' said Simon Fan, a realtor with Centaline. 'When mainland Chinese clients come to Hong Kong, they still wait before buying, so they rent instead.' Mid-Levels West has seen rents increase about 10 per cent in the past year, largely underpinned by Chinese professionals and students who like the area's proximity to the business district and the University of Hong Kong, Fan added. More than 220,000 have arrived in the city, according to government data. Hong Kong previously saw an exodus of expatriates during the pandemic due to the government's strict quarantine measures. The decline among this population segment continues to weigh on rents in areas popular with foreigners. Deep Water Bay dropped 17.2 per cent in July compared with a year earlier. In terms of volume, Centaline recorded nearly 2,000 leasing transactions in the first four weeks of July, a jump of 30 per cent from the month before. Some landlords in popular neighbourhoods are leveraging the opportunity to hike rents. Abi Zhang and her roommates were told in June that they would have to pay 20 per cent more, two months before the end of their current lease. PropNex H1 profit doubles to new high of S$42.3 million; declares record interim dividend of S$0.05

[SINGAPORE] Real estate agency PropNex reported a record net profit of S$42.3 million for its first half year ended June 30, more than double from the year-ago period. The 122.4 per cent rise from S$19 million in the first half of 2024 comes as its revenue jumped 73.3 per cent to S$598.9 million from S$345.6 million in the previous corresponding period, based on the company's financial results released on Tuesday (Aug 12). PropNex said the stellar performance was driven by a 7 per cent increase in sales and leasing transactions. The number of new units sold by the company in the first half more than doubled to 4,587 units from 1,889 units previously. Resale private homes transacted rose 11.1 per cent to 7,212 units. However, resale HDB flats clocked in 5 per cent lower at 13,692 units, down from 14,420. Earnings per share stood at S$0.057, up from S$0.025 previously. The company declared an interim dividend of S$0.05 per share, the highest in its history. Interim dividend for the previous comparative period was S$0.0225 per share. The latest payout ratio is 87.6 per cent of net attributable profit with a 4.6 per cent dividend yield based on the counter's share price as at June 30, 2025, PropNex said. Sign Up Sign Up Optimistic outlook PropNex said it remains 'optimistic' about private home sales as there is a gradual recovery in market sentiment. This follows the uncertainty in the market after US President Donald Trump announced his so-called 'Liberation Day' tariffs in April. 'While downside risks persist, the sensitive pricing of homes, moderation in mortgage rates, potential wealth effect from the stock market rebound, and the still tight labour market may boost private housing demand,' said PropNex in a statement. The property group added that improved participation from developers in recent government land sales tenders also reflected their continued confidence in the market. The group forecast a 3 to 4 per cent rise in private home prices in 2025 on the back of 'resilient' demand, healthy household balance sheets, easing interest rates, and 'attractive' new launches. For the full year, it expects to close developer sales of 8,000 to 9,000 units, excluding executive condominiums, while private resale volume is expected to come in at 14,000 to 15,000 units. PropNex said that resale volume for HDB flats is forecast at 27,000 to 28,000 flats, with 4 to 5 per cent gains in the second half of the year due to the stricter loan-to-value limit of 75 per cent for HDB loans, affordability concerns and price resistance from buyers, and new supply from build-to-order and sale of balance flats. 'Buoyed by a record first half and a large, highly-driven salesforce, we maintain our optimism about delivering a strong performance for the full-year of 2025, barring unforeseen events,' said PropNex CEO Kelvin Fong. 'Our playbook continues to focus on investments in technology and training initiatives to boost productivity and support long-term growth.' Shares of PropNex closed Monday 8.78 per cent or S$0.13 up at S$1.61.
