
Australia's top ten best and worst performing suburbs when it comes to house prices - and why ritzy Toorak and Vaucluse are falling behind
Ritzy suburbs such as Melbourne's Toorak, and Sydney 's Vaucluse and highly sought-after Fairlight, have stumbled their way into the top ten list of the worst performing postcodes.
In Toorak, the median house price was down 31.2 per cent to $3.9million, according to the latest Domain House Price Report for the June quarter.
This was followed by a 23.9 per cent fall in median prices in prestigious Sorrento to $1.7million; Carlton, down 15.2 per cent to $1.1million; and Rye, where prices dropped 13.4 per cent to $952,500.
Chambers Flat, the only Brisbane suburb to appear in the list of worst performers, recorded the second biggest price fall, dropping 29.4 per cent to a new median house price of $615,000.
In Vaucluse, average house prices fell nearly 17 per cent to $7million while the northern beaches suburb of Fairlight recorded similar falls to reach a new median house price of $3.1million.
Despite house prices plummeting in some of NSW and Victoria's most affluent suburbs, overall, the value of homes has now hit record highs in Sydney, Brisbane, Adelaide and Perth.
Melbourne and Hobart have reached their strongest levels in years.
South Wentworthville, in Sydney's west, recorded the biggest price gain over the quarter, lifting 37.2 per cent to a high of $1.2million.
It was one of two Sydney suburbs to feature on the top ten list of best performing suburbs, with median prices in Cammeray also jumping 26 per cent to $3.3million.
Brisbane suburbs dominated the list of the best performers.
The median price for a home in Richlands was up 29.4 per cent to $737,500, followed by Birkdale, up 26.4 per cent to $1.1million, and Moggill, up 26 per cent to $1.2million.
The million-dollar suburbs of Lota and Murarrie saw house prices boom by 25 per cent.
At the same time, soaring house prices are pushing more buyers towards the unit market, where affordability and demand are fuelling robust gains, often outpacing houses.
Domain's Chief of Research and Economics, Dr Nicola Powell, said another interest rate cut expected for August would likely spur more buyers, and push prices higher, just ahead of the spring selling season.
But she warned the road ahead may be rocky.
'Another rate cut could expand borrowing capacity, though regulators may tread carefully if investor activity accelerates,' she said.
'Supply remains the key wildcard. We're still not building fast enough to meet population growth.
'Without a substantial boost in new housing, price pressures will remain, regardless of further rate cuts.'
Property Predictions director Brendan Kelly said suburbs with higher median house prices were bearing the brunt of the downturn.
'If you are in the suburbs of the top 25 per cent and are forced to sell, then you may be a little disappointed in the result at the moment, particularly if you purchased your property three years ago,' he said.
In the case of Toorak, Mr Kelly pinned the suburb's price drop on several factors, including a shortage in new listings.
'Not only are there fewer properties being purchased in Toorak, but there are fewer of the high-priced properties sold in the last six months than in the previous six months,' he said.
'I believe it speaks to the economic issues and circumstances being faced by those that can afford the more luxury homes.
'Throughout Melbourne, we are seeing a growing number of properties remaining on the market for longer than six months, including in Toorak.'

Villagers whose country idyll was 'destroyed' by traveller site overnight furious after family submits retrospective permission to make site permanent and some are even considering moving
A luxurious property has gone on the market just weeks after an illegal travellers' site appeared on its doorstep. The stunning four-bedroom detached bungalow – priced at offers around £950,000 – is less than 150 yards from the caravan park, which is built on green belt land and without planning permission. Set in 3.5 acres of rural land, the high-specification property includes stables and a hot tub area, perfect for entertaining friends. Estate agents Stapleton Derby described the home as: 'Set within a peaceful rural location and offering superb access to all major motorway connections. 'This absolutely stunning, newly built four-bedroom detached bungalow presents a rare opportunity to acquire a luxurious home with its own equestrian facilities and expansive land. 'Designed with elegance and practicality in mind, the property is a true sanctuary, combining high-end finishes with thoughtful architectural detail. 'Externally, the front of the property welcomes you with a charming courtyard and ample parking for multiple vehicles. 'To the rear, a private oasis awaits, featuring patios, a hot tub, decking with seating areas, an Astro turf lawn, and a large pergola with its own bar and social space —perfect for entertaining or unwinding in style.' The current owners made the decision to sell as villagers fear the caravan camp, which sprung up in May – will knock hundreds of thousands of pounds off property prices. 'I've lived here nearly 40 years, and it's happened before when travellers' site spring up. 'The value of people's houses will fall and the owners lose money. 'Whether the reasons are justified or not, no one would choose to live near a caravan site.' He added: 'I haven't heard of anyone having trouble with the travellers but that doesn't make what they have done right. 'They have been very clever about how they have gone about building it. 'Turning up on a Bank Holiday weekend, knowing full well they wouldn't be stopped. 'It was very well thought out.' Stephen Holgate, 55, said: 'I don't have a problem with the site but then again, I don't have to live next to it. 'I'm not sure how I'd feel if they were my neighbours.' The travellers tore up the protected six-acre greenbelt plot, in Burtonwood, Cheshire, in just 72 hours – covering it in hardstanding and erecting a 10ft perimeter fence. The site located between Tan House Lane and Farmer's Lane was lit up like 'Blackpool Illuminations' at night according to one neighbour. Warrington Borough Council said it was aware of the 'potential breach of planning control' and vowed to 'take strong enforcement action within the legal framework.' A retrospective application has been submitted seeking full planning permission for a change of use of land associated with Tan House Farm. The documents state the change of use is for a gypsy and traveller residential site, with four pitches and associated landscaping, and the installation of a farm gate to a footpath on the corner of Tan House Lane and Farmers Lane. Applicant John Varey said the pitches can accommodate a mix of 16 caravans and mobile homes, occupied by Romani gypsies. The report added: 'All of the proposed occupants grew up in nomadic families and have continued to follow that way of life. The families travel in caravans for work and to attend fairs. 'The site is in the greenbelt, however, the land represents 'grey belt', and on that basis, the development is not necessarily inappropriate within the green belt.' Planning documents continued: 'The proposed site provides four gypsy and traveller pitches which are safe, well-designed, and ensure that the site will be private and provide a favourable living environment. 'The proposals include substantial planting and screening, which will result in an on-site biodiversity net gain 'The site will be well screened and capable of integrating with the area, which is characterised by farmland and some other pockets of residential development. 'The site is already connected to water, and connection to the electricity grid is proposed and achievable. 'The package treatment plant and welfare units facilitate the effective management of foul waste. 'The entire site remains permeable, ensuring that surface water will soak away, and the site is well drained with a ditch along the northern boundary. 'Given the families' lack of alternative accommodation, their living standards have been greatly improved since moving onto the application site.' Villagers have already expressed concerns that a metal gate has been installed on a public right-of-way. The planning document read: 'The metal gate is 3.6m, and a 1.2m gap is left to the right-hand side for pedestrians which enables continued access to the public right of way. 'The road is owned by the applicant and the gate is locked with a padlock. For reasons relating to fly-tipping and security, we would argue that the gate should be approved as part of the planning application.' The council has been inundated with objections by villagers. One objector wrote: 'The land has been destroyed without any planning permission, our greenbelt completely vandalised with absolutely no regard to the rules or residents. 'It is absolutely disgusting that this has been allowed to happen.' Another said: 'The site has damaged the natural beauty of the area and transformed once green belt land into a caravan park. 'Not only this, but a footpath has been obstructed with little to no consideration for anyone who plans to use this regularly used route. 'Failure to reject this planning application will only lead to further exploitation of the system in similar ways around the area, which will seriously damage an area of considerable natural beauty and wildlife.' But one letter of support read: 'I have spoken with some of the people on the caravan park at the village café. 'They were polite, friendly, and explained the situation of Warrington having no caravan sites for them to live on. I am happy with them being there. It is better than them on our parks.' The council is expected to reach a decision on the retrospective planning application later in the year.

Zillow CEO reveals what he thinks caused America's 'housing crisis'
Americans everywhere are struggling to purchase homes, with sales reaching a 30 year low in 2024. Despite the tribulations of the housing market itself, the number one real estate site in the country - Zillow - is thriving. CEO Jeremy Wacksman sat down with The New York Times to discuss what may be causing the dip in the housing market and what keeps Zillow afloat amidst it all. The Seattle resident was appointed as CEO a year ago, but has been with the company since 2009. Wacksman added that the major issue with homebuying in the United States is that there is an availability problem. 'We have an affordability crisis, which is driven by an availability crisis. It is a supply-side problem,' he said. While many complain about increasing mortgage rates, he said that it's only a small factor. 'The real problem for a home buyer is home prices are up 30, 50, 70, 100 percent, depending on the market, from pre-pandemic levels. Incomes are not up that much.' According to the US Social Security Office , the average yearly income in 2023 was $66,621, only increasing 4 percent from the year prior. Wacksman noted that if the housing industry had continued to build new properties to keep up with buyer demand, it may not have become the 'crisis' it is today. 'We have been chronically under-building since, really, the global financial crisis,' he said. 'Less supply and a lot of demand is going to keep home prices elevated.' According to Zillow , the average home value is almost $370,000 with just 1.3 million homes in the for-sale inventory. Despite the dip in purchasing and sky-high prices, Zillow is seeing hundreds of millions of unique visitors every month. The company has seen a jump in revenue and its stock is up more than 60 percent. The top site for real-estate listings in the country attracts what the internet has dubbed 'Zillow Surfers.' Those with little to no intention of purchasing a home browse on the website everyday. Wacksman welcomes such browsers. ''Zillow Surfing' is pretty pervasive, regardless of if it's a buyer's market or a seller's market,' he said. 'You spend all this time window shopping and escaping and dreaming. You are getting a little smarter about what you might want, and then something happens and you pull the trigger. 'As a marketer, I don't think you could have a stronger brand endorsement than all of the usage you get from people escaping on your platform.' The way Zillow makes money is by selling ads to real estate companies who want to reach those endlessly scrolling Zillow-surfers. The company requires agents to post listings within 24 hours of being on the market . If not, it's never allowed on the site at all. Real estate companies like Compass have grown wary of Zillow, and even filed a lawsuit claiming they maintain a monopoly, calling it a 'Zillow ban.' But Wacksman said that the lawsuit itself speaks to the larger issues of seller transparency within the United States housing market. 'The heart of the issue is the U.S. real estate market currently exists with a unique amount of transparency,' he said. 'So you and I, as a buyer and seller, can see all available listings, and that empowers us to shop on our own. There are a few companies that are looking to put the internet back in a box and hide inventory and force you to pay them. 'The lawsuit is about challenging that consumer benefit and that transparency.' Now, Zillow is trying to shift toward a 'super app' structure that allows buyers to be connected with any resources that they may need. That includes mortgage providers and rental properties as well as any other related services.

Australian defence force fails to meet recruitment targets but numbers improving
The Australian defence force has failed to meet its latest recruitment targets despite recording the highest recruitment and retention levels in more than a decade. The ADF enlisted 7,059 full-time personnel in the 2024-25 financial year, the highest annual intake in 15 years, but still fell more than 1,000 short of its target for that year. According to the Department of Defence's incoming government brief, released under freedom of information laws, the recruitment target for the last financial year was 8,105. The figures also show fewer than 10% of applicants to the ADF in the last financial year were hired, with some dropping out due to the drawn-out recruitment process and many not meeting its strict standards. Sign up: AU Breaking News email More than 75,000 people applied to join, while just 7,059 permanent roles were filled. The government has acknowledged some applicants had dropped out or found other work, and that its commercial contract with the recruitment company Adecco has had 'teething issues'. 'As we've been trying to streamline that recruitment process, there were some teething problems with our new recruitment partner,' said the minister for defence personnel, Matt Keogh. 'I have lent in very hard … to get them back on track with applicant care as well as making sure that in doing the assessment of medical and psych appointments that they are able to be accessed more promptly. 'This has now seen great improvement, we're a long way there, we've still got a little bit more to go.' As of 1 July, the full-time ADF workforce was at 61,189 people. The latest data, provided by the defence department, shows retention has also improved, with separation rates dropping to 7.9%, after sitting between 9% and 11% since 2012. The defence force has a target of 69,000 personnel by the early 2030s, to respond to rising geopolitical tensions. At Senate estimates in June 2024, the chief of defence told the hearing that on 1 May that year the ADF workforce was 4,400 personnel short, with the total workforce at 58,284 people. Despite the shortfall in reaching the recruitment goal for the last financial year, the government said recruitment was now on track to meet the 69,000 target. The government said some of that improvement had come from targeted social media campaigns for Australians aged between 17 and 24 in what Keogh called 'smarter' advertising. 'Doing that advertising in games, in computer games, utilising TikTok, making sure that we're focusing on having that advertising presented where our target age groups are so they are seeing those messages,' Keogh said. 'Advertising [is also] targeted at those key influencers of our potential enlistees, our young people – so people like parents and teachers.' So far just three New Zealanders have joined the ADF, with a further 70 in the pre-enlistment stage, meaning they could be undergoing fitness tests or waiting for security clearances. Applications opened up to the other Five Eyes nations – the US, the UK and Canada – on 1 January, and more than 500 people across the four countries have applied. The ADF recruited 185 personnel from overseas militaries through its lateral recruitment program in the last financial year. That program is for members of a foreign military who can address critical ADF skill shortages. Keogh also said the government's work to deliver the recommendations of the royal commission into defence and veterans' suicides was a factor in trying to attract people to the ADF. 'Delivering on the recommendations of the royal commission … is really important for improving people's perceptions of, and therefore also their willingness to join the Australian defence force,' he said. 'We're … conscious that we have more work to do in this area as well.' The royal commission handed down its report to the government in September, with 122 recommendations, including the establishment of a body to help defence personnel transition to civilian life and access support. The government agreed in principle to 104 recommendations and has established a taskforce to implement them.
