Why UK housebuilder Persimmon is 'not a total lemon'

And Persimmon highlighted its momentum had been maintained in the early part of the second half, with weekly sales of 188 in the five weeks since June 30, compared with 183 over the same period last year. It expressed confidence of delivering between 11,000 and 11,500 completions for the full year, rising to around 12,000 in 2026, although it cautioned that 'we are mindful of geopolitical events and challenging market conditions, including uncertainty in advance of the [Autumn] Budget.'
The update from Persimmon came after the Bank of England's Monetary Policy Committee voted last week to cut benchmark UK interest rates by a quarter point to 4%. The vote was held twice in order to achieve a definitive result.
Russ Mould, investment director at AJ Bell, said there were encouraging signs in the Persimmon update but pointed out 'some rather chunky exceptional items which mean earnings per share is actually down by 10%'.
Persimmon is one of seven housebuilders which have agreed to pay £100m into affordable housing programmes following an investigation by the Competition and Markets Authority into concerns the companies shared information on pricing, with its contribution resulting in a £15.2m hit to its income statement.

The parties have not admitted liability or wrongdoing for the conduct subject to investigation, the CMA has said. The watchdog has been consulting on a package of commitments from the housebuilders to address its concerns.
Mr Mould said: 'Results from Persimmon suggest the UK housebuilding sector is not a total lemon, and at their current low ebb, these stocks might pique the interest of contrarian, value investors. Completions were up at Persimmon, likewise average selling prices, which were 8% up on last year. Not too bad in what is perceived to be a stagnant housing market. All of that has fed through into an 11% rise in underlying operating pre-tax profit.
'However under the bonnet things don't look quite so rosy, thanks to some rather chunky exceptional items which mean earnings per share is actually down by 10%.'
Persimmon spent a further £30.7m on remediation costs on previously completed projects in the first half, taking total expenditure to more than £150m. It has now completed work on 41 of the 83 developments in the programme.
The company's chief executive, Dean Finch, said: 'I am pleased that we have continued to grow in the first half of the year despite challenging market conditions and with affordability still an important constraint. Our average sales price, sales, completions, planning approvals, active sites and forward order book are all up, many against industry trends, showing that our strategy including a focus on self-help has continued to deliver.'
Mr Finch added: "We are on course to deliver our previously guided range of 11,000-11,500 completions this year. While mindful of macroeconomic volatility we remain focused on driving further improvements to secure the medium-term growth ambitions we set out in March.
"Given our strong progress with building safety remediation, we anticipate being able to review our capital allocation policy when the programme of works is substantially complete."
The company announced its plan to pay an interim dividend of 20p per share, in line with last year.

BENGALURU, Aug 19 (Reuters) - The Bank of England will cut interest rates by a quarter-point once more this year and then again in early 2026 as a resilient economy generates persistent inflation, according to most economists in a Reuters poll who have largely not changed their outlook in the past month. Earlier this month the central bank cut Bank Rate by 25 basis points to 4.00% after a rare second round of voting, in a 5-4 split in the Monetary Policy Committee. Governor Andrew Bailey said easing should not happen "too quickly or by too much." An unexpected surge in inflation to 3.6% in June prompted the BoE to lift its forecast for it to peak at 4.0% this quarter. Data due on Wednesday are likely to show inflation, which the BoE targets at 2.0%, rose further in July to 3.7%. But economists in the poll still expect inflation to peak around current levels, suggesting most have not made changes to their forecasts during August, which tends to be a quiet month with many away on summer holidays. Fifty of 62 economists polled August 13-19 said the BoE will cut Bank Rate by 25 basis points once more this year, most likely at the November meeting which coincides with the bank's own forecasting round. Nine expected the central bank to remain on hold. Interest rate futures contracts are pricing in the next rate cut in early 2026. "Right now the Bank of England is really on a knife-edge in terms of whether it wants to cut interest rates further. We think the disinflationary momentum, particularly in the wage data, will be just about enough to tip the MPC into cutting rates in November. I wouldn't be surprised to see continued split votes - two-way votes, three-way votes," said Chris Hare, senior economist at HSBC. "The risk is we do ultimately get 4% inflation, coupled with the risk wage growth doesn't ease back in the way we expect. If we see indicators of inflation expectations being even more uncomfortably elevated than they are... it would increase the risks of the majority of the MPC opting to pause for the time being." Official data showed overall average weekly earnings, excluding bonuses, grew 5% in the three months to June. A rate of 3% is seen as consistent with the BoE's 2% inflation target. Britain's economy has also defied predictions of a slowdown. A surprise 0.3% expansion last quarter put Britain ahead of its G7 peers for the first half of the year. Forecasts suggest steady growth of 1.1% this year and 1.2% in 2026 - a pace broadly similar to last year. "What we're learning about the economy is that it has an underlying degree of resilience that people had not anticipated, and ultimately that feeds into our rates call as well," said Elliott Jordan-Doak, senior UK economist at Pantheon Macroeconomics, who expects the BoE to stay on hold until the end of next year. While a majority of 59 economists predicted another quarter-point cut in early 2026, there was no consensus on the rate path throughout next year, with a split on how many cuts would be delivered. "We think the neutral rate is higher," Jordan-Doak said, referring to the rate that neither stimulates nor restricts the economy. SETTING up home with a loved one is exciting but as well as picking out a new sofa, you'll need to manage bills and a household budget together. Young couples are turning their back on shared bank accounts and instead finding new ways to divvy up joint costs. 1 In the past, couples often set up a shared bank account which can then be used to pay for any joint expenses from food shopping to council tax. Both will have a debit card for the account and can pay in as well as withdraw cash. But over the last six years, the proportion of joint current accounts held by under-35s has steadily dropped from 18% to 14%, while the number of joint accounts grew overall from 12.4million to 13.9million, according to exclusive figures from credit agency Experian for The Sun. Joint bank accounts can be a convenient way to pay household bills, but they also financially link both partners in the eyes of lenders – meaning one person's bad money habits can damage the other's chances of getting credit. The other downside are potential issues over control. Dr Nisha Prakash, a lecturer in financial management from the University of East London, says: 'The younger generation values financial independence and autonomy. 'Typically, a joint account holder can withdraw the entire amount from a joint account without the other person's consent." Here's how you can fairly share household finances without a shared bank account. Make a budget Communication is key - talk about how much each person has to contribute towards bills and other expenses. Draw up a rough budget of how much total costs are expected to come in at each month. You will need to think about whether to include food shopping and other items in the costs. Consider if you are going to split bills equally or whether one person earning more is going to pay a higher proportion of costs. For example, if one person is earning 70% of the combined household income, decide whether they also cover 70% of costs. It's a good idea to agree these things at the outset to avoid disagreements. Divvy up bills One way of managing budgets is to share out the responsibility of bills between you. Vicky Reynal, author of Money on Your Mind: the Psychology behind your Financial Habits, says: 'With more dual-income households, couples are finding ways to coordinate finances as equals in ways that do not necessarily require a joint account. "For example, one pays the internet and the other the electricity.' This way you could take ownership of the service. For example, making sure you're on the best tariff as well as being the one to sort out any provider issues that may arise. You can try to split so that you'd both pay a similar amount each month in respective bills or have one transfer cash where there is a shortfall. Split fairly Apps such as Splitwise allow you to keep track of shared expenses. Each person can add an expense. For example a food shop or a bill they have paid. The app then keeps a running total and works out who owes what. You could do that at the start or end of each month, week or even daily depending on what suits your circumstances. Decide on savings goals Consider whether you want to set up a pot for savings for joint events such as holidays or Christmas. You should also consider getting an emergency fund together to cover joint and unexpected costs such as a broken boiler. This should be three to six months of your total outgoings, then it can act as a financial buffer in case either of you are suddenly out of a job. You can create 'jars' to save and spend from together through app-based savings provider HyperJar. It's easier to set up and not as formal as a joint bank account. You can also set up a joint savings account through most financial providers, and means you don't have to link all your income and outgoings to the account. Just look for the best interest rate so that your money works as hard as possible. If you have a one year savings goal, Cahoot Simple Saver pays 4.55% for a year and can be opened as a joint account. And remember to do with someone you trust, as one person can usually withdraw the entire amount. Joint account If you do decide to get a joint account together, make sure you pick the right bank and account type. Look for low fees, a high interest rate on cash kept in the account and easy access via an app and online. Remember to find out if both account holders are equally responsible for any overdraft. A three-account system can work well for couples. This is a joint account for shared expenses while each person keeps their own personal account. It's a good idea to review account statements together and use alerts so both parties know when the money leaves the account or when it gets credited. Remember that either party can withdraw the amount without consent, unless you specifically request dual approval. If you want to have a deep dive into your spending habits, go through your bank statement at the end of each month and give every purchase a rating of one, two or three. Mark with a 'one' any purchases that didn't make you feel good; give a 'two' rating to things that felt 'sort of good but indifferent'; and mark with 'three' any purchases that you would make all over again in a heartbeat. You'll be surprised by what you learn. Monitor your credit report From overdrafts to loans, credit cards, mobile phones and mortgages, it can be hard to keep track of your finances, and it can be all too simple to find yourself in the dark about how much debt you have in total. But this information forms your credit score, which is used by lenders to determine whether you'll be offered competitive rates and offers for financial products, or even whether you will even be accepted when you make an application.
