
Help with down payment now essential for many homebuyers: survey
Seven in 10 recent homebuyers say they could not have purchased their home without relying on family gifts, loans and other outside help, a Mortgage Professionals Canada survey published Thursday, found.
'Down payment assistance is no longer a backup plan — it's a requirement for many Canadians hoping to buy,' said Lauren van den Berg, president and CEO of Mortgage Professionals Canada, in a statement.
The survey comes as many Canadians find themselves priced out of the housing market despite a decline in home prices and a string of Bank of Canada interest rate cuts over the past year.
The report, which surveyed 2,000 Canadians, also found one in five homeowners who have an upcoming mortgage renewal feel anxious about what their new payments could look like.
A Royal LePage report published in February estimated 1.2 million mortgages are up for renewal this year. Around 85 per cent of those were secured when the Bank of Canada's key policy rate sunk to historically low levels — at or below one per cent — during the COVID-19 pandemic.
The Mortgage Professionals Canada survey found 68 per cent of borrowers said they prefer having a fixed-rate mortgage over a variable rate.
Meanwhile, the report shows variable-rate holders were nearly twice as likely as fixed-rate borrowers to make extra payments.

More than 70 per cent of homeowners also said they've either recently renovated or plan to renovate their homes, while a growing number say they would need to rely on rental income to help cover housing costs, the survey found.
It also added 34 per cent of Canadians were highly concerned about rising mortgage fraud, up from 29 per cent from a year ago.
Mortgage fraud 'artificially inflates home prices, and makes it more difficult for honest, hardworking Canadians who rely on legitimate income and savings to compete and enter the housing market,' said van den Berg.
She said the agency has urged the government to enable income verification that's safe, fast, and fair.

Canada's housing market is in ‘new normal.' It looks like the ‘old normal'
With the Bank of Canada holding interest rates again, economists and real estate experts say the housing market's 'new normal' may be looking more and more like the 'old normal' from before the COVID-19 pandemic. 'What we have now with more supply in the market, like more inventory, homes for sale, and this is what I would consider a little bit more — not everywhere in Canada — but generally speaking more return to the old normal before the pandemic,' said Robert Hogue, assistant chief economist at RBC. 'Actually, probably a lot more before the pandemic with a bit more time for buyers to make decisions.' Much of the original hesitation from buyers waiting to enter the market in early 2025 was due to the uncertainty of looming and implemented tariffs by the U.S., Hogue said. Story continues below advertisement 'What we've seen in recent months is a return to that recovery is still very kind of gentle, just more of a turning point taking place,' he said. 'Barring any major bad news on the trade front that would send more kind of ice cold water on expectations and confidence, we should see that recovery going forward.' Some mortgage brokers in Canada say despite concerns over U.S. tariffs and the economy, they're still seeing people entering the market. 'Every mortgage broker that I speak to is busy right now because house prices are high, interest rates aren't great but people are still buying,' said Hannah Martens, mortgage broker and president of the Canadian Mortgage Brokers Association Atlantic. 'I really do feel that even though we aren't in a perfect market right now, and I don't think there will ever be a perfect market, people, if they're ready, then should come into the market whenever they're ready.' Affordability remains a 'psychological' block Even with Canadians trying to buy their first or a new home, there are still barriers and affordability may be a key factor. We need them to pull the trigger,' said Mary Sialtsis, a licensed mortgage broker in Ontario. 'Maybe it does take the Bank of Canada to start dropping the prime lending rate because it is that psychological impact, because I do have buyer clients out there actively shopping right now, but they're not actually pulling the trigger and making an offer.' Sialtsis said what may be needed even more is an adjustment of expectations. Allegritti said some people appear to be realizing this. 'I think Canadians have adapted to this sort of, being roughly the new normal in terms of borrowing rates. Could they go down a little bit more, sure, but I don't think anyone is expecting them to reach those rock-bottom rates that we saw during COVID and that's a good thing,' said Allegritti, director of research and communications at Royal LePage. 'I think sometimes our perspective can be skewed because of this extreme that we experienced not too long ago and this feels now like the opposite extreme, but it really is a leveling off.'

Disappointment mixed with cautious optimism, resolve in Manitoba as Trump makes good on tariff threat
Manitoba business and labour leaders expressed disappointment Friday after U.S. President Donald Trump hiked his tariff on many Canadian goods to 35 per cent, bringing further economic uncertainty. They remained hopeful ongoing trade talks between the two countries will strike the right deal for Canada's economy. 'We were hoping to avoid this escalation in our current trade tensions with the U.S.,' said Winnipeg Chamber of Commerce president and CEO Loren Remillard. 'We remain confident, in time, we will find common ground with the U.S. administration. The most important thing is getting the right deal for Canada, not necessarily getting it done right now.' MIKE DEAL / FREE PRESS FILES The steel-producing city of Selkirk, just north of Winnipeg, is bracing for potential impacts. Trump increased the tariff (on imports not compliant with the Canada-U.S.-Mexico Agreement, or CUSMA) after a deal wasn't struck before a deadline he imposed. Manitoba Federation of Labour president Kevin Rebeck agreed no deal is better than a bad one for Canada. 'I think there are a lot more businesses that are watching this with great uncertainty and unease, and that's not good for anyone, but we can't let the U.S. just dictate a deal that's only good for them and hurts our economy,' he said. 'I'm glad our prime minister (Mark Carney) is working towards a deal that puts Canadians first.' Rebeck said tariffs are hurting both countries' economies, with about 200 Manitobans — largely in the steel sector and some in food production — on work-sharing measures or laid off. Alan Arcand, the Canadian Manufacturers & Exporters' chief economist, said the U.S. is Manitoba's No. 1 trading partner, with 80 per cent of the province's exports going to its southern neighbour. Manitoba's exports to the U.S. were down by 30 per cent between January and May, he said. 'That's definitely a huge problem for the Manitoba economy,' Arcand said. 'It's been a challenge the entire year, and increasing the tariff rate from 25 per cent to 35 per cent adds on to those difficulties.' Arcand said CME supports the federal government's decision to 'remain firm' and pursue a better deal. Canada's automotive, steel, aluminum, copper and softwood lumber industries have been most affected by the trade war, he said. In Manitoba, the advanced manufacturing sector could be among the most affected by the increased tariff, Remillard said. He said a vast majority of Manitoba's exporters is compliant with CUSMA and therefore will not be subject to the increased tariff, but a significant percentage will be impacted. Remillard said he expects eligible companies that haven't filled out the necessary paperwork will make a 'significant move' to become compliant in the coming days. He said Trump's changing trade policy has had a chilling effect on business. Arcand said it has been nearly impossible for businesses to plan. While some groups or politicians encouraged Ottawa to retaliate, Remillard said the Winnipeg Chamber of Commerce is hoping 'calmer approaches' by the federal government continue, and it doesn't take any action that will hurt Canadians. All levels of government should provide supports or resources to affected sectors to help them weather the storm, he said. Trump already applied 50 per cent tariffs on steel and aluminum imports. The move left the steel-producing city of Selkirk, just north of Winnipeg, bracing for potential impacts. 'You just can't do business at a 50 per cent tariff. It's just out of the question,' said Mayor Larry , who's been monitoring Brazil-based Gerdau SA's steel mill in Selkirk. 'Every time I go by there, I'm looking at the yard to see how many employees' cars are parked there, and how many trailers are there loaded with steel and ready to go. 'Of course, it's been very, very busy before this latest increase to the tariffs. We were seeing a lot of double trailers loaded with steel coming out of the mill.' Johannson said he saw some trailers — destination unknown — ready to go when he drove by Friday morning. 'We're seeing back and forth in there, and that's a good thing. Honestly, as mayor, I just can't see doing business with a 50 per cent tariff,' he said. 'Fifty per cent tariffs is not a fair rate. It's a ludicrous rate.' When Premier Wab Kinew visited the mill in March, he said the Manitoba government will source Canadian steel for all its infrastructure projects and relevant equipment purchases.
