As UAE real estate continues its momentum into 2025, new data from UAE-based real estate platform
The platform, analysed over 44 million search queries and 540 million property views in Q2 2025, offering one of the clearest windows yet into what's driving real estate decisions across the UAE.
Here are the key takeaways from the data:
1. Renters are choosing affordability over flash
With rising living costs, particularly in Dubai and Abu Dhabi, affordability has become a top concern for renters.
Convenience and access to amenities are also critical — with professionals, couples, and families searching for communities that balance value with location.

Skyloov's data underscores a growing behavioural divergence: 'Renters are prioritising access and affordability, while buyers are strategically looking for growth potential,' said Dr Abdulaziz Albwardi, chairman of the Board at Skyloov.
He added that data-driven platforms are now essential to understanding and responding to this shift: 'In a market as dynamic as the UAE, data is no longer a supporting tool — it's a strategic advantage.'
4. Ras Al Khaimah and Sharjah are emerging hotspots
Ras Al Khaimah and Sharjah's Al Nahda are rising in buyer interest, signalling broader investor confidence outside traditional centres. The appeal includes lower entry points, infrastructure development, and new lifestyle offerings in these emirates.
5. Data is redefining how people search and decide
With over half a billion property views in one quarter, Skyloov's platform illustrates just how digital and data-led the UAE real estate market has become.
As renters and buyers alike make sharper, value-conscious decisions, platforms that offer behavioural insights will shape where and how the next wave of real estate growth happens.

Global asset manager PGIM has linked up with Abu Dhabi Global Market Academy, the educational arm of the UAE capital's financial centre, to launch a new research hub focused on artificial intelligence and sustainable technology in real assets. The RealAssetX Abu Dhabi Innovation Centre will focus on three key areas: climate technologies, AI-driven decision-making for asset management, and breakthrough applications, including blockchain, smart infrastructure systems, and advanced materials. The real asset sector encompasses tangible assets, including real estate, infrastructure, land and natural resources. Set to open in September at the ADGM Academy offices, the centre comes amid the UAE's broader efforts to develop future-ready talent and integrate AI across strategic industries, including real estate, infrastructure and smart cities. The announcement follows a strategic partnership between PGIM, the $1.4 trillion global investment arm of Prudential Financial, and the Abu Dhabi Investment Office in December to support the centre's launch. PGIM opened its office in Abu Dhabi in September last year. RealAssetX, launched by PGIM Real Estate in 2023, uses proprietary data and partnerships with global universities and technology companies to develop tools for asset owners, operators and managers. 'We are creating a platform that will drive sustainable growth, unlock new value, and position the region at the forefront of deep tech and AI-driven transformation,' said Mohammed Abdulmalek, head of the Middle East at PGIM. The partnership will support innovation and position Abu Dhabi as a hub for smart infrastructure, added Mansoor Jaffar, chief executive of ADGM Academy and Research Centre. PGIM and ADGM Academy will jointly oversee the centre's strategy and operations, including research labs, ideation programmes, hackathons, pitch competitions, and accelerator initiatives delivered in collaboration with universities and technology providers. The launch aligns with the UAE's National AI Strategy 2031, which aims to position the country among the world's top AI nations by fostering public-private collaboration, developing local expertise, and upgrading infrastructure across key sectors such as education, health care, transportation and energy. In May, officials also unveiled plans for a new 5GW UAE-US AI Campus in Abu Dhabi during the US President Donald Trump's visit to the country. The campus will include 5GW of capacity for AI data centres in Abu Dhabi, providing a regional platform from which US hyperscalers will be able to offer latency-friendly services to nearly half of the global population living within 3,200km of the UAE, according to the US Department of Commerce and Wam. In May, Sheikh Mohammed bin Rashid, Prime Minister and Ruler of Dubai, also said that from January, the National Artificial Intelligence System will be an advisory member of the UAE Cabinet, the Ministerial Development Council and the boards of government firms and federal bodies. In 2017, the UAE became the first country in the world to have a Minister of State for Artificial Intelligence, and it also has a national AI strategy and an AI university.

This milestone not only underpins the country's place on the global architectural map but also reflects a broader narrative of urban ambition, national pride, and visionary transformation of its skyline. From the soaring Burj Khalifa in Dubai to the sleek Adnoc Headquarters in Abu Dhabi, the UAE is home to more than 30 completed supertall structures, the vast majority of which have been built in the last decade. This rapid vertical ascent is more than a race for height — it's a statement of purpose. As the CTBUH notes, the UAE has emerged as a global leader in marrying futuristic design with engineering prowess, constructing high-performance buildings that are not just taller but smarter, greener, and more resilient. At the heart of this vertical revolution is Dubai, now ranked fourth in the world among cities with the highest number of completed buildings over 150 metres in height. With over 250 skyscrapers surpassing that benchmark, Dubai's skyline is an extraordinary fusion of ambition and aesthetics. Dubai's ranking among the top four cities globally for skyscrapers over 150 metres places it just behind Hong Kong, Shenzhen, and New York—three cities that have long defined the art of vertical urbanism. Hong Kong leads the global list with over 550 high-rises, followed by Shenzhen with more than 380, and New York with over 320. While these cities owe their skylines to historical economic booms and geographic constraints, Dubai's story is one of deliberate and rapid reinvention. Abu Dhabi and Sharjah are also contributing to the UAE's upward trajectory. Abu Dhabi's skyline has matured significantly with the addition of civic, commercial, and residential towers that emphasise sustainability and design integrity. Sharjah is following suit with a new generation of high-rises that combine affordability with modern urban living. According to property pundits, the UAE's architectural achievements are not just feats of engineering—they are cultural symbols that articulate the country's openness to global capital, talent, and innovation.
