
How far NZ home prices have fallen since late 2021 - and who's rebounding
The national average now sits at $909,671, down from $1,047,132 at the height of the boom.
The latest quarterly data showed a 0.5% decline in value over the three months to the end of the July with prices largely flat compared to the same time last year.
Major centres including Auckland (-1.2%), Wellington (-2.3%) and Dunedin (-1.5%) saw further drops this quarter, but some cities bucked the trend, with Tauranga (1.7%), Queenstown (2.4%) and Invercargill (1.2%) posting modest gains.
Whangārei and Christchurch remained steady at 0% and 0.2% respectively.

QV national spokesperson Andrea Rush said the market continued to adjust to a softer economic climate with buyers weighing affordability, job security, and mortgage servicing costs before making a purchase.

"There's more activity occurring at the lower to mid-value end of the market, where first-home buyers and owner-occupiers remain the most engaged," she said.
"These buyers are being supported by relatively stable interest rates, improving access to finance, and a wide range of listings, particularly in larger urban centres."
Rush said market conditions continued to vary by location and property type.
Some regional centres were experiencing renewed value growth off the back of earlier declines and ongoing demand for affordable housing, she added.
"While national value levels have broadly stabilised, the recovery is uneven and fragile.
"Vendors in many areas are having to meet the market to achieve a sale, while some buyers remain hesitant due to broader economic uncertainty."
The next few months with the traditional spring uplift would be "pivotal" in determining a more decisive tilt towards recovery, Rush said.

Mercedes CEO worries the European car industry could collapse
Only a few years ago, Mercedes-Benz was going all-in on EVs in Europe. In 2021, it projected that by 2030 it would stop selling ICE cars, at least in some markets. Now, like many others, the situation has changed and the company has done a U-turn. Mercedes boss, Ola Källenius, is now saying that without ICE vehicles, the local automotive industry could 'collapse'. He warned that if the EU's sales ban on ICE cars remains for 2035, Europe's automotive industry may not survive. 'We need a reality check. Of course, we have to decarbonise but it has to be done in a technology-neutral way. We must not lose sight of our economy.' The Mercedes boss is also the president of the European Automobile Manufacturers' Association (ACEA). He predicts customers will rush to buy ICE-powered cars ahead of the deadline, which is now less than 10 years away. And that certainly won't help to mitigate climate change. Electric vehicles are nowhere near the 100 percent market share the EU so desires. So far this year, EVs accounted for 18 percent of total sales in EU and UK. ACEA data also shows that plug-in hybrids represented only 8.7 percent of total deliveries. Traditional hybrids made up 35 percent, but that figure includes mild hybrids. And these are simply more fuel efficient ICE powered vehicles. The EU's 2035 ban is not yet hard and fast legislation but is scheduled for review in the coming months. In March the European Commission (EC), the EU's executive arm, reaffirmed its commitment to 0g/km CO₂ emissions for new cars sold from the middle of the next decade. At the time, the EC said it may even impose an earlier date for the ban. While Mercedes is worried for European car makers in general, it has every right to be concerned for its own business. EV sales accounted for 8.4 percent of its global shipments in the first half of this year, down from almost 10 per cent a year ago. Even when including PHEVs, electrified models comprised just one-fifth of its total deliveries in the first six months of the year. Given strong opposition the EU is facing from car makers, there is hope the ban could be eased slightly. A sensible compromise may be to let new plug-in hybrids and possibly full hybrids continue to sell beyond 2034.

Major new build-to-rent development to ease Queenstown housing woes
A massive new housing development focused solely on a 'build-to-rent' model is expected to ease housing woes in Queenstown. Simplicity Living, an off-shoot to KiwiSaver provider Simplicity, has bought just over six hectares of land on Ladies Mile to build 600 build-to-rent homes and apartments. "As one of the most unaffordable and constrained housing locations in New Zealand, we prioritised bringing our high-quality, secure tenure build-to-rent housing solution to the region," manager director Shane Brealey said. It is one possible solution to a problem that plagues the district – houses that sit empty most of the year. The Queenstown Lakes District Council estimates around 6000 residential properties have been consented in the past five years – many are yet to be built. "That's more than a quarter of houses sitting empty every single night. It's absolutely nuts." The housing trust has already built some mixed-use properties in the town, but demand for long-term rentals is outstripping supply. "We currently have 1480 eligible households on our waiting list across Queenstown and Wanaka [and] 83% of those are Queenstown based," Scott said. "We can't help all of them straight away. We need more entry-level market rental properties." While in this case, KiwiSaver is used to help build capital for construction, the Government has pushed through a build-to-rent amendment bill to make it easier for foreign investment in the model. In the meantime, Lewers is aware while more rentals is one thing, there is also focus on infrastructure challenges that surround new developments. "We've still got to sort out the transport issues, we've still got to sort out the underground infrastructure," he said. "And look, the Government's also got to step up with schooling and health as well." He continued, "We know that mum and dad driving their kids to school in the morning contributes to the traffic. So, if we could have schools in the right spots, it obviously alleviates that."
