
DIFC and DLD unveil Dubai PropTech Hub to position emirate as a global real estate tech leader
DUBAI (ALETIHAD)Under the directives of His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai, Deputy Prime Minister, Minister of Defence, and Chairman of The Executive Council of Dubai, the DIFC Innovation Hub, home to the first and largest financial technology accelerator in the Middle East, Africa and South Asia (MEASA) region, and the Dubai Land Department (DLD), have joined forces to launch the Dubai PropTech Hub in the DIFC Innovation Hub.The region's first PropTech innovation hub will bring together the entire real estate value chain, offering a new model for collaboration, experimentation, and scalable innovation in one of the world's fastest-growing markets.Aimed at transforming the future of real estate through technology, the hub will support more than 200 PropTech start-ups and scale-ups, generate more than 3,000 jobs, attract over $300 million in investment by 2030, and foster innovation and collaboration within the industry. It will provide customised licensing options, purpose-built physical workspaces, and a full suite of support programmes designed to fast-track innovation from concept to commercialisation.Offering a comprehensive ecosystem, the Dubai PropTech Hub will provide access to advanced incubators, hands-on venture building, joint pilots, and a world-class regulatory and financial environment. Its offerings include bespoke initiatives such as early-stage start-up incubators and thought leadership programmes aimed at helping participants stay ahead of global PropTech trends.Governor of DIFC, His Excellency Essa Kazim, said, 'DIFC is proud to unveil the Dubai PropTech Hub and provide a world-class, financial and regulatory environment that supports real estate innovation. Laying the foundation for attracting more talent, this landmark initiative fast-tracks the expansion of the PropTech market in Dubai and positions the emirate as a global leader in real estate innovation. Furthermore, this initiative will build renewed momentum for investment, aligning with the Dubai Economic Agenda D33 and the Dubai Real Estate Sector Strategy 2033.'Director General of the Dubai Land Department, His Excellency Omar Hamad BuShehab, affirmed that this represents a pivotal step in achieving the objectives of the Dubai Real Estate Sector Strategy 2033 and further strengthening real estate excellence in the emirate. He said, 'This hub is a natural extension of the Real Estate Evolution Space Initiative - 'REES' launched by DLD to support the innovation ecosystem and anticipate the future of the sector by harnessing technology and artificial intelligence. By encouraging start-ups and providing advanced infrastructure and incubators, we are enhancing Dubai's global competitiveness and offering a smarter, more connected approach to real estate investment and development.'One of the key differentiators of the Dubai PropTech Hub is its multi-stakeholder collaboration model, bringing together regulators, developers, technology companies, investors, and service providers under one roof.Founding partners include world-class developers such as Binghatti, Majid Al Futtaim, Sobha Realty, Union Properties, and critical infrastructure providers like Transguard, who are already exploring AI-powered smart building and security applications via DIFC Innovation Hub-led pilots.
Through the Dubai PropTech Hub, DIFC aims to provide investors, residents, and global stakeholders with a more accessible, transparent, and tech-enabled property market.

His Highness Sheikh Mohammed Bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, attended the graduation of a new cohort of the Government Accelerators Diploma programme, which featured participants representing 12 federal entities, 18 local entities, and two semi-governmental entities. The programme put participants through 35 challenges across four core areas. Of the challenges, 21 were related to government efficiency and eliminating bureaucracy, 8 required participants to suggest solutions leading to enhanced quality of life, 3 touched on community services, and 3 tested participants on their overall awareness and knowledge dissemination capabilities. Government Accelerators, launched by Sheikh Mohammed represents a forward-looking operational model. The initiative brings together teams from the government, private, and academic sectors who work collaboratively to drive innovation, deliver exceptional services, exceed targets, save time, and overcome challenges. Since its launch in April 2019, the Government Accelerators Diploma has qualified 217 participants from more than 135 government, private, and semi-government entities. They worked on developing solutions and launching projects and initiatives addressing 121 challenges, ably supported by approximately 750 government staff members from the accelerator teams. The Government Accelerators Diploma, organised as part of national initiatives aimed at promoting the adoption of challenge-based talent development models across various spheres of government work, seeks to enhance national competencies in the government and semi-government sectors, train national talents on adopting accelerator methodologies and tools, and empower them with creative leadership skills so that they step up to champion the acceleration culture within their respective entities. Ambassadors Network The Government Accelerators Center at the Ministry of Cabinet Affairs announced the launch of the Government Accelerators Ambassadors Network aimed at enhancing engagement and solidifying knowledge exchange to grow the accelerators ecosystem across the UAE. The Government Accelerators Network represents an innovative platform designed to foster collaboration and knowledge-sharing among graduates of government accelerator programmes both inside and outside the country. It is a strategic step to expand the accelerators community and provide an interactive environment that brings graduates together to share best practices, celebrate successes, and support national initiatives. The network includes various knowledge tracks to showcase success stories from past cohorts. 'Accelerators Ambassadors' will be appointed from among distinguished graduates of the programme who will contribute to mentoring new cohorts and actively participate in developing the government ecosystem both locally and globally. Awards ceremony The Government Accelerators Center organised an awards ceremony recognising outstanding projects that emerged courtesy of the Government Accelerators Diploma programme. The event recognised three pioneering projects that stood out amongst ideas and concepts that emerged across five cohorts of the diploma programme. The most impactful and sustainable projects were feted, including the 'Traffic Speed Limit Reduction System,' the 'Hayat' organ donation initiative, and the 'Robotic Process Automation' project. Selected from amongst 86 submissions, these projects stood out for their significant and lasting impact, based on criteria such as sustainability, innovation, measurability, relevance to government challenges, and societal benefit. The 'Hayat' organ donation initiative, submitted by the Ministry of Health and Prevention as part of the third cohort, was recognised for its transformative role in raising public awareness and increasing participation in the national organ donation programme. The project aimed to boost organ donor registrations in Fujairah and achieved a 50% increase within 100 days through a comprehensive awareness campaign targeting universities, schools, government and religious institutions, along with strong engagement from community influencers. The 'Traffic Speed Limit Reduction System Based on Weather Conditions Using Artificial Intelligence,' submitted by the General Command of Abu Dhabi Police during the first cohort, was also recognised. The project is a smart system that uses AI to analyse meteorological data and traffic-related big data. It automatically adjusts speed limits through electronic signboards and sends alerts to drivers. The system contributed to a 100% reduction in severe accidents on some roads and improved traffic response time by 90%. The project received the 'Ongoing and Sustainable Project Award' based on criteria such as sustainability, scalability, innovation, the availability of measurable data, future development plans, and collaboration between entities. The 'Robotic Process Automation' project by the Dubai Electricity and Water Authority (DEWA) also earned pride of place during the event. It leverages artificial intelligence and robotic processing to automate operations and support human efforts. The project enhances DEWA's ability to deliver smart, sustainable solutions that address government challenges, improve productivity, streamline operations, and reduce costs. Since 2020, the project has saved an estimated Dhs24 million – equivalent to around 161,000 working hours annually.

Dubai real estate: Secondary property market soars 46% as villa demand outstrips supply
Dubai's real estate market has completed AED 260 billion worth of sales transactions in the first half of 2025, marking a 35 per cent increase compared to the same period in 2024, a new report finds. The secondary market has emerged as the standout performer, significantly outpacing the off-plan segment across key indicators. Secondary market dominates Dubai real estate Sales transaction value in the secondary market surged by 46 per cent year-on-year, whilst the off-plan segment recorded a 25 per cent increase. Average sales prices in the secondary market rose by 15 per cent, compared to just 5 per cent for off-plan properties. This trend reflects a shift in buyer demand towards ready, quality stock, driven primarily by the ongoing shortage of available villas and townhouses across Dubai. The Dubai Land Department (DLD) reported a 55 per cent increase in total villa and townhouse sales transaction value during the first six months of 2025, compared to a 22 per cent increase for apartments. 'We have seen a remarkable shift in buyer focus towards the secondary market. With fewer new villas and townhouses entering the market, many buyers are now willing to pay a premium for high-quality, renovated properties in prime communities. In the five to ten million dirham price bracket, we've seen a 50 per cent increase in sales volume in the first half of the year. Even more impressively, the ultra-luxury segment, above ten million dirhams, has recorded a 113 per cent increase in sales volume,' Lewis Allsopp, Chairman of Allsopp & Allsopp said. 'This level of activity is a clear sign of growing investor confidence and high-net-worth individuals choosing Dubai not just for lifestyle, but for long-term capital growth and return on investment. The secondary market is proving its strength, especially in the villa and townhouse space, where demand continues to outstrip supply,' he added. Allsopp & Allsopp data corroborated this trend, recording a 79 per cent rise in total transaction value for villas and townhouses, and a 30 per cent increase for apartments. Apartments accounted for 78 per cent of secondary market transactions by volume, with villas and townhouses making up 22 per cent. However, villas and townhouses significantly outperformed in terms of price growth and value contribution, reflecting strong buyer appetite for family homes and the limited supply available in the market. The demand has directly driven price increases, with Allsopp & Allsopp reporting a 49 per cent rise in the average sales price for villas and townhouses compared to H1 2024. Communities such as Jumeirah Golf Estates, Arabian Ranches, and Tilal Al Ghaf have led transaction activity, highlighting the enduring appeal of well-established neighbourhoods that offer privacy, space and lifestyle-led amenities. The shortage of newly built villas and townhouses has encouraged both investors and homeowners to renovate existing properties. These upgraded homes are achieving premium resale values, with turnkey, move-in ready properties becoming increasingly popular among both end users and investors seeking strong return on investment.

Dubai launches new scheme to help expats and Emiratis buy their first home
Dubai has introduced the First-Time Home Buyer Programme to make it easier and more affordable for residents, both expatriates and Emiratis, to purchase their first homes. The program offers priority access to new property launches, special pricing on units up to AED 5 million, and mortgage solutions tailored to buyers' needs, Dubai Media Office reported. Launched on Wednesday by the Dubai Land Department (DLD) and the Dubai Department of Economy and Tourism (DET), the initiative was unveiled in the presence of representatives from major banks and real estate developers. It supports Dubai's goal to increase homeownership and double the real estate sector's contribution to the economy by 2033. Designed for all nationalities and income levels, the program is open to applicants aged 18 and above who live in the UAE and do not currently own freehold residential property in Dubai. 'By lowering entry barriers to homeownership for Emiratis and expatriates alike, we are enhancing investor confidence, increasing market absorption rates, and reinforcing Dubai's global positioning as a city where personal aspirations and business ambitions converge,'His Excellency Helal Saeed Almarri, Director General of DET, said. His Excellency Omar Bu Shehab, Director General of DLD, noted that the programme aligns with the Dubai Real Estate Strategy 2033 and the Dubai Economic Agenda D33, aiming to make homeownership more accessible while encouraging long-term investment among residents. Participating banks include Commercial Bank of Dubai, Dubai Islamic Bank, Emirates NBD, Emirates Islamic, and Mashreq Bank, all offering mortgage products tailored for eligible first-time buyers. Meanwhile, leading real estate developers such as Azizi Developments, Beyond Developments, Binghatti Holding, DAMAC Properties, Danube Properties, Dubai Properties, Ellington Properties, Emaar Properties, Majid Al Futtaim Group, Meraas, Nakheel, Palma Holding, and Wasl have committed their support to the programme.
