High Disposable Income & Demand of Quality Living to Drive Luxury Homes Growth

Rising India's luxury housing segment
According to a joint report by CBRE-ASSOCHAM, India's luxury housing segment witnessed an 85% year-on-year (YoY) growth in the first half of 2025, with nearly 7,000 high-end residential units sold across the top seven cities. Leading the luxury surge, Delhi-NCR clocked sales of approximately 4,000 luxury units during January-June 2025, contributing 57% share to the total luxury segment. The region also recorded a threefold increase in sales compared to the same period last year, the report said.
With rising disposable incomes, the appetite for premium homes has grown wider. NRIs are returning with global benchmarks, professionals are upgrading their lifestyle; there's a clear shift toward real estate that delivers both comfort and capital appreciation. For many, a luxury home is no longer a milestone purchase-it's a strategic one.
Yukti Nagpal, Director, Gulshan Group, says, 'The concept of luxury has gone beyond mere possessions. With more disposable income and clearer expectations, buyers seek homes where they can experience comfort, convenience, and a certain ease in everyday living. Data from JLL showed, India's housing market is witnessing a decisive tilt toward premium homes, with properties priced above Rs 1 crore accounting for 62% of all residential sales during the first half of 2025. These homes are being snapped up not just in Delhi or Mumbai, but in tier 2 cities too. For this new class of affluent buyers, luxury housing is where aspiration meets asset-building.

Simultaneously, Tier-2 cities like Dehradun, Chandigarh, Jaipur, Indore, and Lucknow have become the new luxury hubs. As per MagicBricks, the average capital appreciation across Tier-II cities stands at 17.6%, outpacing the national capital's 11.10%. Driven by NRI investments, second-home aspirations, and retirement planning, luxury is now becoming a nationwide aspiration rooted in quality living and future-readiness.

A Delhi court recently directed a man to pay Rs 1.21 lakh to a private school in the city as the outstanding fee for his child. The Judge was hearing a suit filed by Bluebells International School, which was the defendant for the recovery of the school fee of one of its students. The school had argued that the parent, the plaintiff, was under a legal obligation to make timely and regular payments of the fees. 'Present suit has been filed on October 16, 2024, whereas the cause of action last arose upon the plaintiff on February 7, 2024, when the defendant made the last payment against the outstanding amount,' the court noted in its order dated July 23. 'In view of the foregoing reasons, the present suit is decreed in favour of the plaintiff and against the defendant. The plaintiff is held entitled to recover from the defendant a sum of Rs.1,21,418/- alongwith interest @ 10% per annum from the date of institution of the suit till the realisation of the suit amount,' said Civil Judge Yashu Khurana of Saket Court. It was also argued that the parent had not cleared the dues despite repeated requests and reminders. Stating that its financial situation was being jeopardised, the school also told the court that a legal notice dated May 31, 2024 was issued to the parent. The order comes at a time when the Delhi government has introduced a Bill to regulate fee hikes by private schools in the Assembly amid the ongoing Monsoon Session. The Bill, which has come in the backdrop of protests by parents against arbitrary hikes by private schools, imposes strict penalties on schools that hike fees in an arbitrary manner. Schools will face fines ranging from Rs 1 lakh to Rs 5 lakh for the first time offences and Rs 2 to 10 lakh for repeat violations. Repeat violations may also lead to a loss of the right to increase fees in the future.

Nearly 33,000 vacant positions existed in India's public sector banks (PSBs) as at the end of June, with these 12 lenders utilising more than 1 lakh contract and outsourced workers, according to data provided by the Finance Ministry to Parliament on Monday. As per a written reply in response to a question in the Lok Sabha, Minister of State for Finance Pankaj Chaudhary said that as on June 30, as many as 32,567 positions were vacant at state-owned banks across officers, clerks, and sub-staff. The split was as follows: 17,500 vacant officer positions, 12,861 clerks, and 2,206 sub-staff. 'The requirement of manpower in each PSB is determined by the respective PSB keeping in view various factors which include, interalia, business requirement, spread of activities, superannuation and other unplanned exits. Appointment of officers and staff is done accordingly by the PSBs and it varies from year to year based on their requirements,' Chaudhary said, adding that in the last five years, a total of 1.49 lakh staff had been recruited by PSBs, with another 48,570 employees in the process of being hired for 2025-26. To be sure, the vacant positions account for just over 4 per cent of the total manpower PSBs require. As at the end of the June quarter, PSBs had a requirement of 7.91 lakh, and had filled 7.58 lakh – or 95.9 per cent – of them. Interestingly, the number of staff required by PSBs has been steadily declining. From 7.9 lakh in 2020-21, the number of employees at India's state-owned banks declined in each of the next three years, according to data furnished by the Minister of State for Finance to the Rajya Sabha on July 22. In 2021-22, the number of PSB employees was down 1.6 per cent, and fell another 1.3 per cent in 2022-23, before posting another 1.6 per cent fall in 2023-24. The last financial year, 2024-25, saw a marginal increase of 0.4 per cent to 7.58 lakh. Over the aforementioned five-year period, only four PSBs reported an increase in the number of employees: Bank of Maharashtra (up 16 per cent), Punjab & Sind Bank (up 15 per cent), Central Bank of India (up 2 per cent), and Punjab National Bank (up 1 per cent). Leading the staff shedders was Indian Overseas Bank, whose headcount was down 11 per cent in 2024-25 compared to 2020-21. On the whole, the number of PSB employees was down 4 per cent in 2024-25, the finance ministry had told the Rajya Sabha on July 22. The decline in the number of PSB employees has occurred despite a rise in their business. In March 2024, the loans given by PSBs stood at Rs 85 lakh crore, up 38 per cent from March 2021 – the period during which these banks reduced the number of employees on their books in each of the three years and by a total of almost 35,000. Meanwhile, on Monday, Chaudhary told the Lok Sabha that PSBs utlitised the services of as many as 1.01 lakh outsourced or contractual workers as at the end of June. These staff, the Minister of State for Finance said, are used for non-core activities of banks such as housekeeping, security guards, and ATM guards, among others, and were in line with the Reserve Bank of India's guidelines. New Delhi: The report of the Comptroller and Auditor General (CAG) on the welfare of building and other construction workers has highlighted that Delhi performed poorly in ensuring welfare for such workers. The performance audit covered the period from 2019 to 2023 and just 7.3% of the workers renewed their registrations over the four years, far below the all-India average of 74%. It also noted serious lapses, including unreliable worker data and underutilisation of welfare funds. The performance audit, tabled in Delhi Assembly by chief minister Rekha Gupta, flagged duplicate and invalid registrations, absence of inspections and failure to implement key health and insurance benefits mandated under national schemes and Supreme Court directives. The report criticised Delhi govt for its dismal performance and said it did not maintain any reliable data relating to construction workers, pointing out that the Delhi Building and Other Construction Workers Welfare Board provided a complete database for only 1.9 lakh out of the registered 6.9 lakh workers. Out of 17 welfare schemes, benefits were extended under only 12 during the audit period. No expenditure was recorded for schemes on financial assistance for miscarriages, advances for house purchase or construction, loans or grants for the purchase of work-related tools and life insurance. As of March 2023, the board accumulated Rs 3,579.1 crore as cess, but there was a mismatch of Rs 204.9 crore in cess figures between district records and those of the board. Financial assistance of Rs 46.1 crore meant for the education of 58,998 children of construction workers for 2018-19 and 2019-20 was released only in March 2022. There were delays of up to 1,423 days in processing 134 out of 4,017 applications related to various schemes. Although central govt advised states in Oct 2018 to provide transit accommodation, labour sheds, mobile toilets and crèches for construction workers, no concrete steps were taken in Delhi. Further, no training was imparted beyond 2019-20, when 350 workers were trained. In June 2019, the board approved the implementation of the Centre's directive on revised compensation of Rs 4 lakh for accidental death and Rs 2 lakh for natural death. However, it continued to pay, respectively, Rs 2 lakh and Rs 1 lakh. The audit also flagged that workers were not covered under Ayushman Bharat/Pradhan Mantri Jan Arogya Yojana, which offers Rs 5 lakh as health insurance per family annually. Instead, workers were entitled to a maximum medical assistance of only ₹10,000.
