Dubai population on track to reach 4 million this year
According to Dubai Statistics Centre data, the emirate's population grew 51,295 during January to March 2025 as compared to 52,143 during the same period last year, reflecting Dubai and UAE's maintaining strong appeal for foreign professionals and millionaires.
At the end of the first quarter of 2025, Dubai's population stood at 3.914 million.
If the population continues at the current pace, it is expected that the population of the regional financial centre is set to reach 4 million landmark in the third quarter of this year.
In 2024, the emirate's population grew by over 169,000 to 3.825 million. It was the fastest increase in annual population rate since 2018.
The emirate's growing population will drive growth of multiple sectors mainly real estate, retail, food and beverages (F&B), travel and tourism, hospitality and many others.
Emirates NBD Research noted in its Global Investment Outlook 2025 that the UAE's non-oil economy is 'benefitting from growing population.'
'A key driver of economic growth for the UAE is its expanding population. A vibrant labour market, long-term resident visas, coupled with best-in-class infrastructure for corporates, encourage white-collar workers to shift to the UAE. This steady influx of residents boosts consumption across real estate, telecom, retail and hospitality, supporting sustainable economic growth,' said Maurice Gravier, group chief investment officer, Emirates NBD Research.
He added that the UAE's growing working-age population will be one of the main economic growth drivers and prosperity in the country.
According to Emirates NBD Research, Dubai's GDP grew 3.1 per cent in the first 9 months of 2024 as the total level of real GDP reached Dh339 billion, up from Dh329 billion estimated for the first 9 months of 2023.
According to the Global Investment Outlook 2025, the UAE is witnessing 'a growing affluent expat population' which accounts for a major portion of Dubai and UAE's population.

For the second quarter, revenue held steady at Dh1.50 billion compared to the same period last pressures on profitability, the company highlighted consistent execution and an adaptive approach to regional demand. The company attributed this to higher direct costs and a greater contribution from domestic and logistics segments with thinner margins than international for the half-year was Dh252 million, a 20% decline from last year, while Q2 EBITDA stood at Dh105 million, down from Dh135 million. EBIT totalled Dh77 million in H1 and Dh16 million in Q2, reflecting year-on-year drops of 45% and 66%, respectively. Excluding one-off items related to restructuring and acquisition costs, normalised EBIT for H1 was Dh95 reported a net profit of Dh7.9 million for H1 2025, sharply lower than the Dh49.5 million posted in H1 2024. Q2 posted a net loss of Dh9.3 million, versus a profit of Dh2.9 million last year. However, normalised net profit reached Dh33 million in H1, and Dh5.4 million in Q2, highlighting the underlying operational strength despite transitional company's Accelerate28 programme, introduced in Q1, is underway with more than 300 initiatives aimed at long-term margin improvement. ADQ, the Abu Dhabi-based sovereign investor focused on critical infrastructure and global supply chains, has acquired a 63.16% stake in Aramex, which is listed on the Dubai Financial Market (DFM). Following the market close on Thursday, Aramex had a market capitalisation of Dh4 the time of launching its takeover bid, ADQ acknowledged that Aramex's transformation would be complex and capital-intensive, likely requiring time to materialise and potentially limiting returns for shareholders in the short to medium term. Commenting on the acquisition, Mansour AlMulla, Deputy Group Chief Executive Officer at ADQ, had said, 'As the majority shareholder in Aramex, we plan to leverage our extensive track record of growing local companies into globally competitive market leaders for the benefit of Aramex and all its stakeholders.'

Dubai records 395 million journeys on public transport in first half of 2025
More than 395 million journeys were made on Dubai's expanding public transport network in the first half of 2025, a 9 per cent increase on the same period last year. The sharp rise comes as authorities invest heavily in public transport services to help keep pace with a sustained population boom, cut congestion and drive down emissions in support of key environmental goals. Dubai's population stood at 3.98 million on Sunday, according to the Dubai Statistics Centre's live population counter, up from 3.77 million on the same date last year. The latest public transport figures were shared on Sunday by Dubai's Roads and Transport Authority. They show about 3.95 million trips were made on public transport in the first six months of 2025, compared to 361.2 million in the corresponding period of last year. About 2.18 million journeys were made on average each day, up from 1.98 million daily trips in the first half of last year. 'The continued growth in public transport ridership reflects users' confidence in the system's efficiency and the quality of services provided across all modes,' said Mattar Al Tayer, director general of the Roads and Transport Authority. 'We remain committed to delivering safe, comfortable, and sustainable mobility solutions for every segment of society.' Public transport growth in numbers The Dubai Metro has maintained its position as the most popular mode of public transport for passengers in the emirate. The RTA said 143.9 million trips were made via Dubai Metro from January to the end of June, representing 36.5 per cent of all trips completed on public transport. A further 103.5 million rides were conducted through taxi – 26 per cent of all journeys – with 95.7 million journeys made on public buses. There were also 37.6 million shared mobility journeys – such as app-based vehicle services, hourly rentals and on-demand buses – as well as 9.7 million trips on marine transport and 4.9 million rides on the Dubai Tram. Dubai Metro expansion The surge in Dubai Metro passenger numbers comes as a major expansion of a rail network established in 2009 rapidly takes shape. The Blue Line is scheduled to open in September 2029, marking the 20th anniversary of the launch of Dubai Metro. The Dh20.5 billion project will include 14 new stations, connect with the existing Green and Red lines, and serve expanding neighbourhoods such as Mirdif, Dubai Silicon Oasis, Dubai Creek Harbour and Dubai International City. Meanwhile, Dubai is also continuing to invest in its fleet of buses under a concerted push to encourage people to leave their cars at home and commute by public transport to tackle traffic congestion. The RTA announced last week that 22 public bus sites, including 16 passenger stations and six depots, have been upgraded. Nine stations in Deira were revamped, alongside seven in Bur Dubai. These stations support 110 routes and handle up to 710 buses during peak hours. Renovations were made to waiting areas, facades and pavements, and new prayer areas were added. The RTA is looking to invest in its bus fleet to meet European low-emission standards, which would be a first for the Middle East and North Africa region. The authority recently signed a contract to add 637 new buses between 2025 and 2026, including 40 fully electric, zero-emission buses from Zhongtong, custom-built for the Gulf region. Dubai also recently signed a preliminary agreement with a Chinese autonomous driving company, to start pilot trials of driverless vehicles in the emirate by the end of the year. The partnership aims to pave the way for the full commercial roll-out of autonomous taxis by 2026, in line with Dubai's goal to convert 25 per cent of all trips to self-driving transport modes by 2030.

New law on public land will boost Dubai's status as an investable city, experts say
Dubai will become more appealing to investors and developers thanks to a new law focusing on the allocation of public land, property experts say. Sheikh Mohammed bin Rashid, Vice President and Ruler of Dubai, issued the new law on Monday to align the allocation of public land with the Dubai 2040 Urban Master Plan, the state news agency Wam reported. The ruling has been welcomed by property experts in the city who believe it will boost Dubai's profile by offering clarity on public land processes. 'This law reinforces the structured planning framework investors prioritise when allocating capital to urban markets,' said Farooq Syed, chief executive of Springfield Properties. "It strengthens Dubai's position as a globally investable city anchored by transparent governance and long-term growth planning.' By removing ambiguity from public land processes, the law increases predictability for developers and investors, he said, adding that it also ensures that infrastructure and services in future urban communities are planned in tandem with residential and commercial growth. 'Centralising oversight around verifiable public need enhances operational efficiency and improves the predictability of development pipelines,' said Mr Syed. 'Such clarity is critical for maintaining Dubai's appeal to institutional and private investors alike.' The new law addresses the urgent need to co-ordinate residential development, transport, health care, and education facilities across the city's rapidly expanding urban footprint, he added. The Dubai Urban Master Plan 2040 estimates the city's population will rise to 5.8 million by 2040. Currently, the Dubai Statistics Centre estimates the population to be 3.8 million. The new law also strengthens Dubai's continuing pivot towards intentional, sustainable growth, aligning with global governance standards seen in cities such as Singapore and Copenhagen, where land allocation is directly tied to strategic objectives and public service delivery, added Mr Syed. Efficiency in action The ruling will lead to more effective and efficient use of land, according to another expert. "By aligning with the Dubai 2040 Urban Master Plan, this could enhance urban development and planning, thus reducing waste and mismatches in land use," said Mario Volpi, head of brokerage at Novvi Properties. "Overall, this law appears to be a strategic move towards modernising land governance in Dubai, aimed at enhancing operations and aligning with the long-term urban development goals. It's another change in the way Dubai does things that is aimed at improving efficiency and making Dubai the destination of choice for visitors and residents alike."
