
The Best Hotel Chains For 2025, According To A New Report
Looking for the best hotel chains in the U.S. and Canada? A highly anticipated annual report from J.D. Power reveals which brands are rising to the top in 2025—and what travelers really care about right now. J.D. Power is a trusted consumer research company that also ranks the best airlines, airports, rental car companies and more.
In its 2025 North America Hotel Guest Satisfaction Index Study, J.D. Power evaluates the performance of 102 hotel brands based on factors like food and beverage, guest rooms, facilities, staff service, value for price and more. Using the feedback from more than 39,000 guests, the chains are then ranked across nine key market segments—from luxury to economy extended stay.
Compare this year's list to 2024 and 2023, when I also reported on the top hotel chains and emerging trends.
'J.D. Power's hotel research emphasizes the voice of the customer. That allows hoteliers to target performance improvement initiatives that can help increase guest satisfaction,' Andrea Stokes, hospitality practice lead at J.D. Power. 'All this improves the bottom line. It also allows consumers to make an informed choice about which hotels and brands are doing well in delivering guest satisfaction.'
One of the biggest trends this year? Despite record-high room rates—averaging $158.67 a night—hotel guests across North America say they're getting more value for their money.
Even in the budget categories, travelers are feeling better about what they're getting for the price. Perceived value is up across all hotel segments, from economy to luxury.
And the good news—hotel rates aren't expected to keep increasing. 'We're at an important inflection point in the travel marketplace where several years of record-high hotel demand and the pace of room rate increases is starting to slow,' says Stokes.
Another big trend, according to the report: Guest satisfaction with hotel rooms is improving. Hotels are upgrading decor, furniture and bathrooms—and guests are noticing.
'Across many hotel segments, study results show improvement in guest satisfaction with guest rooms, which declined during the pandemic a few years ago,' says Stokes.
Since the pandemic, J.D. Power has been advising hotel chains and hotel operators to re-start or initiate capital investments and renovations that have the greatest impact on guest satisfaction. 'Even less expensive investments, like upgrading in-room televisions to smart TVs with streaming capabilities or adding more accessible USB outlets, can make the hotel room feel modern and refreshed,' says Stokes.
Another interesting find: Guests who use a brand's mobile app report significantly higher satisfaction—68 points higher, on average—than those who don't. The Top Hotel Chains For 2025
The J.D. Power report also ranks the top hotel brands in various segments based on guest satisfaction—and certain strengths stand out. 'The hotel brands with the highest overall guest satisfaction scores exceed segment competitors in guest satisfaction with guest rooms, staff service, the hotel facility and connectivity,' says Stokes.
There are some familiar names on the 2025 list. 'Some brands continue to hover at or around the top of the list. In this year's study, in the nine categories, we have five brands that have consecutive wins,' says Stokes. 'Many different brands are performing well when it comes to delivering guest satisfaction, but some continue to excel more than others year after year.'
Five brands earned repeat wins in their segments. Hyatt House leads the Upscale Extended Stay Hotels list for the fourth consecutive year. In the Upper Midscale/Midscale Extended Stay Hotels, Home2 Suites by Hilton tops the list for the third year in a row. Midscale's winner is Tru by Hilton for a third consecutive year. In the Economy division, Microtel by Wyndham takes the top spot for a second year. Finally, in Economy Extended Stay, WoodSpring Suites is the winner for the third year in a row.
In the Luxury division, the top three hotel brands this year are the same as last year, just in a different order. Coming in at the top of the list is Ritz Carlton, followed by Waldorf Astoria at number two. Last year's winner—The Luxury Collection—lands in the number three spot.
For Upper Upscale, Omni comes out on top, rising from the fifth spot last year. Hard Rock Hotels is at number two. Last year's winner, Margaritaville Hotels & Resorts, is in the third spot.
In the Upscale category, Drury Hotels is the winner (last year, Drury was classified as an Upper Midscale and won that division). This year, the top brand in the Upper Midscale division is Hampton by Hilton.

Sustainability Compliance: What Does It Mean For Lease Accounting?

Previously, they were a nice-to-have, but they are now a must-do for many. Stakeholders and partners, including investors, credit rating agencies, lenders, regulators and policymakers, are inquiring about companies' environmental, social and governance (ESG) accounting efforts. At the same time, increased scrutiny from the SEC is helping drive further investments in accurate and transparent sustainability reporting. All this means that sustainability efforts must now be a key element of corporate strategy. One aspect of ESG that's often not discussed is leases. But they are gaining more focus with ASC 842, which stipulates that all 12-plus-month leases should be noted as assets on balance sheets. ESG accounting requires a broad set of data to be compiled and reported on. Lease accounting and ASC 842 can play a large role in this process. How Sustainability Initiatives Impact Financial Reporting Companies are increasingly integrating sustainability efforts into their financial reporting. They are tracking and reporting on carbon costs and savings with financial-grade precision, ensuring that their ESG-related transactions are accurately reflected in their finances. This adds complexity to the reporting process. Many organizations are establishing new processes and collaborating with their partners to compile this data. At the same time, the SEC's focus on ESG reporting signals a shift toward more oversight and accountability. Companies must demonstrate the accuracy and completeness of their ESG disclosures to ensure that they meet regulatory requirements. This means they must have a thorough understanding of the relevant accounting standards and the ability to apply them effectively. Accounting teams must be well-versed in ESG matters and collaborate to ensure that all ESG-related transactions are properly accounted for and reported, including their company's leases. A Deeper Dive Into The Role Of Leases In Sustainability Reporting Leases are rarely discussed when companies first consider ESG efforts and progress. However, they can play a crucial role in presenting a company's sustainability commitments comprehensively and accurately. Energy service agreements (ESAs) can help in tying lease accounting to environmental efforts. These agreements are perfect examples of how ESG goals can now be better integrated into corporate operations and financial outcomes. They are financial and off-balance sheet financing solutions designed to facilitate the delivery of energy-saving services on a specific property. Typically, companies engage a vendor to help reduce their energy costs, and in return, share a portion of the resulting cost savings with the vendor. Under an ESA, the vendor may replace a company's existing energy infrastructure with environmentally sustainable equipment, retaining title to the equipment located at the company's premises. Payments to the vendor are generally based on the company's actual cost savings, making these agreements attractive from both an environmental and financial perspective. However, the unique structure of ESAs introduces specific accounting considerations that need to be addressed under ASC 842. Navigating The Complexity Of ASC 842 And Lease Accounting Established in 2016, ASC 842 is the lease accounting standard in the U.S. that focuses on fostering greater transparency between investors and companies. Lease accounting, the process by which a company records the financial impacts of its leasing activities, requires companies to prepare their financial statements in accordance with current U.S. GAAP guidance. With an ESA, ASC 842 requires companies to determine whether their contract includes an embedded lease. If it is, it must be shown in the company's financial reporting. If there is an embedded lease, the company must then determine whether the payments in the contract are required or flexible. If payments are required, the company must include them in its lease asset and liability measurement, which will impact its financial statements. Flexible payments are less of a big deal. Best Practices For Accounting Teams In ESG Integration To navigate the ever-evolving and always complex world of sustainability reporting, companies must first establish robust internal controls and processes. This includes regular audits, comprehensive documentation and clear communication with stakeholders. Proactively addressing potential issues and maintaining transparency helps companies build trust with investors and regulators, mitigating the risk of regulatory penalties and reputational damage. However, this is just the first step in establishing the right processes for ESG accounting. To better integrate ESG considerations into their financial reporting, accounting teams should adopt the following additional best practices: • Staying abreast of the latest developments in ESG reporting standards and regulatory requirements is crucial. This includes ongoing education and training to ensure that team members are equipped with the necessary knowledge and skills. • Collaborating with other corporate functions, such as sustainability and compliance, is also essential. By working together, teams can develop a cohesive approach to ESG reporting, ensuring that all relevant data is captured and accurately reflected in the financial statements. • Leveraging technology, such as specialized software for ESG data collection and analysis, can streamline the reporting process and enhance data accuracy. Future Trends In ESG Lease Accounting ESG efforts will continue to grow in importance, and we'll likely see this shape the future of lease accounting, including a few key trends. One is the continued adoption of advanced technologies like blockchain and artificial intelligence to enhance the transparency and accuracy of ESG reporting. I believe these technologies will continue to grow in popularity as they provide deeper insights into ESG performance via real-time visibility into data. Another trend to watch is the introduction of new regulations and standards aimed at promoting greater accountability and consistency in ESG reporting. Companies will need to stay ahead of these changes, adapting their reporting processes to align with the evolving regulatory landscape. Through proactive engagement with stakeholders and the continuous improvement of their reporting processes, companies can position themselves for success in the evolving landscape of ESG accounting. Can a bank close your account without warning? Here's what to do if it happens.
We rely on our bank accounts to pay bills and manage finances, but your bank can close it -- whether it's a checking, savings, or even credit card -- at any moment without warning. It can be a financial headache, but there are steps you can take to try to resolve it or avoid it from happening again. Bankrate's Greg McBride explains that banks have the right to close accounts based on their discretion and policies. There are various reasons it might happen, he said. "It could be long periods of inactivity, having a zero balance in the account, or even a negative balance," McBride said. "If you've had excessive overdrafts, even suspicious or fraudulent activity, that could be cause for sudden account closure." McBride says banks generally consider an account inactive if there has been little to no activity over several years. Negative balances from fees caused by frequent overdrafts can also trigger closure. Additionally if your bank suspects you're either a victim of fraud or engaging in fraud, it can close your account, he said. If the closure is due to suspected fraud or unpaid balances, your bank may report it to something called ChexSystems, McBride said. It's like a credit report, and banks use it in their application process, so it could impact your ability to open an account somewhere else. But also like a credit report, you are entitled to a free copy of your ChexSystems report annually, and you do have the right to dispute it. When a bank closes your account, you will receive any remaining balances, according to Bankrate. You'll want to be sure you know how the bank will get you your funds. It's also important to know that any scheduled transactions or direct deposits will fail, which could result in late fees or missing income. If a bank closes your account it's important to act quickly: If you feel your account was wrongly closed, you can file a complaint with a federal agency like the Consumer Financial Protection Bureau or the Office of the Comptroller's Customers Assistance Group. McBride said you can avoid account closure by being proactive and maintaining account activity, avoiding transactions banks might consider high-risk like online gambling, and staying in communication with your bank about any planned large deposits or other significant financial changes.
