
Axis-REIT lodges RM3bil Sukuk programme for expansion
In a Bursa Malaysia filing today, Axis-REIT said that the Sukuk Programme, based on the Shariah principle of Wakalah Bi Al-Istithmar, allows for the issuance of Senior Islamic Medium Term Notes (Senior Sukuk) and Subordinated Perpetual Islamic Notes (Perpetual Sukuk).
"The proceeds to be raised from the Sukuk issuance will be used to, among others, support Axis-REIT's capital and development expenditure, working capital requirements, refinancing its existing or future Islamic financing, as well as other general corporate purposes," it said.
Leong Kit May, chief executive officer and executive director of Axis REIT Managers Bhd, the manager of Axis-REIT, said, "We have secured our maiden credit ratings from RAM Ratings Services Bhd, which recognises Axis-REIT's resilient fundamentals and steady growth trajectory over the years.
"The Sukuk Programme forms a key part of our prudent capital management strategy as it allows us to diversify our funding sources and optimise financing costs in a disciplined manner," she said.
RAM Ratings has assigned long-term ratings of AA2(s) for the Senior Sukuk and A1(s) for the Perpetual Sukuk, both with a stable outlook, reflecting Axis-REIT's strong credit profile and proven operating track record.
This also marks a significant milestone for Axis-REIT as it is the first time it has received inaugural credit ratings based on its corporate credit strength.

[UPDATED] Govt allocates RM3mil for Intan to become regional centre of excellence
PUTRAJAYA: The government has allocated RM3 million to strengthen the National Institute of Public Administration (Intan) as a centre of excellence for public service in the Asian region and globally. Prime Minister Datuk Seri Anwar Ibrahim said this includes a research and development (R&D) fund of RM1 million to enhance the capacity and capability of public officers in service delivery, particularly in new focus areas such as artificial intelligence, blockchain, and post-quantum cryptography (PQC). Another RM1 million in R&D funding will be allocated to boost Intan's capability as a reference centre in governance and best values, human capital development, organisational management, service delivery, and best practices in public–private collaboration. The remaining RM1 million will support R&D for the publication and implementation of the Intan Country Report, similar to the Organisation for Economic Cooperation and Development (OECD) and World Bank Reports, for the nation's public service. Anwar also announced that the APEL.Q @ Intan initiative, which was approved under the 2025 Budget, will continue in 2026 with an allocation of RM1.5 million.

Axis-REIT completes first RM300mil senior sukuk issuance
KUALA LUMPUR: Axis Real Estate Investment Trust (REIT) Managers Bhd, a wholly owned subsidiary of RHB Trustees Bhd, has completed its first issuance of RM300 million senior Islamic medium term notes (senior sukuk) under its RM3 billion Islamic notes issuance programme. The company said in a filing with Bursa Malaysia today that the senior sukuk is rated AA2(s) by RAM Rating Services Bhd and has a tenure of 10 years with a fixed profit rate of 4.0 per cent per annum, payable semi-annually in arrears. With this senior sukuk issuance, Axis-REIT's fixed rate financing will be expected to increase from 48 per cent to 65 per cent. "Proceeds raised from the senior sukuk will be utilised to finance capital expenditure including development expenditure, working capital requirements, general corporate purposes and refinancing of existing Islamic financings or future Islamic financing of Axis-REIT," the company said. Commenting on the milestone, Axis REIT chief executive officer and executive director Leong Kit May said this issuance marks a significant step in diversifying its funding sources and supporting its growth ambitions. "The proceeds will serve as a war chest for us to seize strategic opportunities, acquire income-accretive assets and further strengthen our balance sheet for long-term sustainability," she said.

Johor Plantations issues RM200m sustainability sukuk
JOHOR Plantations Group Bhd (JPG) has issued its inaugural sustainability sukuk wakalah-IMTN worth RM200 million under its RM3 billion sukuk wakalah programmes. The 10-year notes, carrying a 3.70% periodic distribution rate, were oversubscribed by 4.93 times, reflecting strong investor confidence. Proceeds will fund shariah-compliant capital expenditure for JPG's integrated sustainable palm oil complex. Maybank IB is the principal adviser, with CIMB IB and Maybank IB as joint lead arrangers.
