Dubai real estate transactions reach AED431 billion in H1 2025

Dubai's real estate sector recorded strong performance in the first half of 2025, with over 125,000 transactions valued at AED431 billion — a 25 per cent increase compared to the same period last year.
According to the Dubai Land Department, the total number of real estate procedures, including sales, leases and other transactions, exceeded 1.3 million, reflecting continued demand and investor interest.
The investment segment attracted nearly 95,000 investors, including 59,000 first-time entrants, who completed over 118,000 investments worth AED326 billion. UAE residents accounted for 45 per cent of new investors.
Women invested AED73.2 billion across 34,792 transactions by 30,487 female investors. This highlights the growing influence of women in shaping Dubai's real estate landscape and advancing economic diversity.
GCC investors contributed AED22.56 billion, Arab investors AED28.4 billion and foreign investors AED228.35 billion.
Top-performing areas by transaction volume included Al Barsha South Fourth (10,469 transactions), Al Yalayis 1 (7,595) and Wadi Al Safa 5 (7,178). In terms of transaction value, Dubai Marina led with AED25.1 billion, followed by Business Bay (AED22.5 billion), Burj Khalifa (AED17.1 billion) and Palm Jumeirah (AED16.96 billion).
The figures align with Dubai's broader economic objectives under the Dubai Economic Agenda D33 and Real Estate Strategy 2033, which aim to attract investment and support long-term growth.

ADQ completes acquisition of majority stake in Aramex

ADQ, an active sovereign investor focused on critical infrastructure and global supply chains, announced on Tuesday that it has completed its acquisition of logistics provider Aramex. Adq said in a statement that the voluntary tender offer for Aramex, submitted by its wholly owned indirect subsidiary Q Logistics Holding LLC, has become unconditional. ADQ will now become the majority shareholder in Aramex, with an ownership of 63.16 per cent of shares when combined with the shareholding held by AD Ports Group, in which ADQ holds a majority stake. This follows the receipt of all required antitrust and foreign direct investment regulatory approvals, as well as statutory exemptions and waivers from relevant governmental authorities within and outside the UAE, along with the satisfaction (or waiver) of all other conditions to the offer. The acquisition of a controlling stake in Aramex strengthens ADQ's position in the services layer of the logistics ecosystem, which includes express delivery, freight forwarding, third-party logistics, and warehousing. These functions are critical to enabling seamless trade flows and linking transport infrastructure to end users. With operations in over 65 countries, a leading trucking network in the GCC, and 800,000 sqm of global warehousing, Aramex brings scale, capabilities, and geographic reach. Its integration into ADQ's portfolio accelerates the development of a fully integrated, multimodal logistics platform that supports regional trade and economic growth. Mansour AlMulla, Deputy Group Chief Executive Officer of ADQ, commented: 'ADQ's majority shareholding in Aramex marks a strategic step toward advancing our vision to build a globally integrated logistics platform anchored in the UAE. The payment of consideration to Aramex Shareholders is to take place on July 25, and Aramex Shares will be registered in the name of Q Logistics Holding LLC the same day.

This week, we speak to Elvira Jain, Founder of Maison Ellyse, a luxury PR agency based in the UAE. Welcome to the Emirates Woman weekly series 'How I got my job as…' where we speak to some incredible entrepreneurs and businesswomen both based in the UAE and globally to find out about their career paths that led them to where they are now; what their daily routines look like; the advice they'd give to those starting out; and the hurdles they've had to overcome. Having moved to Dubai many years ago, Jain established herself as an entrepreneur in the region, to finally opening her own PR agency with luxury clients. To delve, into her journey further, Emirates Woman sat down with to see how her journey began. What was your favourite subject at school? Maths, Chemistry and Geography. However, Geography is what pushed me to be a model and travel the world , and math to open a business. What was your first job? I started modeling at 16 years old and it lasted for the next 14 years. What brought you to Dubai? I came On a model contract with MMG models and after have traveled and worked in so many countries around the world I really loved Dubai , and also having a great model portoflio with so many magazine editorials, covers ,campaigns from around, i was getting very good campaigns with all the high-end fashion houses like Gucci ,Dior and more in Dubai so I stayed here. What inspired you to enter the space and launch your brand? Maison Ellyse came as a result of all the contacts ,connections that I build it since I was 16 years old . That's why our motto is 'build timeless connections and legacies 'We focus on PR, strategies, media, content creators and celebrities. But not only , we are very result driven. And we like to guide as well and share connections or ideas for business growth and development if is needed ,so we really check individually what a business needs and help in all . Maybe is big said ,but there is nothing that we can not do or achieve. Talk us through the concept? Maison Ellyse is a luxury PR agency based in Dubai with A360 degree approach for a brand to succeed. We work on all Gcc region ,but not only . We have our partners and connections in Europe. Also, the USA as we just recently placed some of our brands in showrooms in Los Angeles and Farfetch . Our connections is our strength and is what makes us stand out in the market. What are the key elements of your role? I overview everything, build and sustain connections and jump in where is needed to support the team. My daily routine if I am home and not traveling is wake up ,prepare my old son for school ,play with my small one , then go to office ,meetings , doing Pilates two to three times a week and evening spend time with the kids and family. What advice do you have for anyone looking to follow in the same footsteps? Just focus and be sure what you want to. Do and achieve and go towards it. Tell us more about the services? We do organic media relations and PR, interviews, celebrities ,influencers ,collaborations between brands to maximise awareness ,pr plans and strategies to spread maximum awareness in the region for the brands to grow . We focus on F&B , fashion , hotels , Wellness, beauty & aesthetic clinics. From brands such as Zieda Clinic to Ladërach, our clients portfolio is growing by the day. The bank recorded KD 52 million in net profits, at a growth rate of 5%, compared with the same period last year, while Profit Before Tax (PBT) reached KD 60 Million at a growth rate of 18%, and the earnings per share increased to 11 fils. Commenting on the financial results, Boubyan Bank's Chairman, Mr. Abdulaziz Abdullah Dakheel Al-Shaya, stated: 'Boubyan Bank's H1-2025 results reflect our ongoing success and demonstrate the resilience and robustness of the bank's operational business model, which proved its adaptability amid the accelerating challenges and changes in the economic environment.' Outstanding Financial and Operational Performance Al-Shaya highlighted the key financial indicators recorded during H1, where the bank's assets grew to KD 10 billion at a growth rate of 12% compared with last year, while the bank's financing portfolio grew by 11% to reach KD 7.5 billion, and operating profit grew by 10% to KD 67 million, whereas the bank's market share of local financing increased to 12.5%. He went on to add: 'These results directly reflect the progress achieved in the implementation of 'Boubyan 2028' Strategy, which focuses on 4 key pillars, namely: well-planned expansion domestically and regionally, offering innovative digital banking solutions, improving the efficiency of operations, and reinforcing the concepts of comprehensive sustainability.' 'The results further highlight the soundness of the strategy adopted by the bank, which focuses on continued success and maintaining sustained performance levels, thus reinforcing the bank's status as one of the most prominent Islamic banks in the region that keeps up with the expectations of customers and shareholders.', he added. Al-Shaya pointed out: 'We are confidently looking forward to the continued implementation of our strategy, which places our customers at the heart of our attention, as we continue to focus on innovation, ongoing enhancement of our banking services, and exploring more chances for growth and diversification of income sources. 'We continued our solid performance with positive results across all indicators, which reflects the resilience of our business model and the efficiency of our operational policies. Al-Majed elaborated: 'During H1 of this year, Boubyan Bank successfully completed the issuance of senior unsecured sukuk of USD 500 million with a 5-year maturity as part of its USD 3 billion sukuk issuance program. The issuance witnessed an exceptional demand with subscription requests exceeding USD 2 billion, i.e., oversubscribed by more than 4x the targeted subscription.' He added: 'This huge demand by regional and international investors reflect the confidence of global markets in the creditworthiness of Boubyan Bank, and reinforces the diversification of our funding base, while supporting the regional and international expansion plans of the bank, and contributing to strengthening our liquidity ratios and creditworthiness of the bank in line with CBK's instructions.' Al-Majed added: 'As part of the bank's efforts to improve corporate banking services, the bank offered an integrated package of unique services, tailored specifically to cater for the needs of customers in the Kuwaiti market. Such services represent a quality addition to boost the abilities of companies and help them with the management of liquidity and capital with high efficiency amid a very competitive and evolving business environment. These services include: Payments Host-to-Host service, merchant and supply chain services, smart liquidity management solutions, and treasury management solutions, in addition to virtual accounts, real-time reports and smart cash-management dashboards.'
