35-acre Wicklow forestry holding sells for in excess of guide before auction

A c. 35.6-acre forestry holding in south Wicklow that had been guided at €220,000 sold for in excess of that price before it went to auction.
Located in Rosnastraw, 4km from Tinahely, the parcel of forestry land features extensive road frontage onto the R748, the property is currently growing a crop of mature timber, comprising mainly Sitka spruce and Scots pine and a small quantity of oak, with the Scots pine planted in 2000 and the remainder in 1994.
The sale of the property was handled by Quinn Property managing director David Quinn, who described 'solid interest' in the property, adding that most interest was local, but there was 'also some interest from a number of parties based in Dublin and north Wicklow'.
When asked about the ultimate sale price, Mr Quinn did not give an exact price but said that it was 'in excess of the guide'.

The Ashdown Park Hotel in Gorey is the place to be on Friday, September 19, when the auction of a landmark large Wexford holding will take place, with a simultaneous online auction. The property going under the hammer is a 233-acre farm at Ballyrory, approximately 10km north of Gorey along the L6204 that links Gorey with Tinahely. The sale is being handled by Gorey-based auctioneer David Quinn of Quinn Properties. He says there has been plenty of activity already in the run-up to the auction date. 'A number of people have looked at it over last weekend,' says Mr Quinn. Some of the quality lands on the 233-acre farm for auction at Ballyrory, Gorey, Co Wexford. The presence of a derelict house on the property will serve to heighten interest in the farm, which is 4km from Hollyfort village and 7km from Tinahely. 'It is an exceptional farm,' he says, 'all in one block with extensive road frontage… set within picturesque parkland landscape with a large number of mature deciduous trees and panoramic views of the surrounding countryside.' The farm will be offered in the following lots: Lot 1 consists of 77 acres, including the derelict house and a collection of outbuildings; Lot 2 includes 74.6 acres. (Guide price for Lots 1 and 2 is €12,000 to €14,000/acre); Lot 3 is 81.3 acres. (Guide price is €6,000 to €7,000/acre); Lot 4 is the entire holding. There's a workshop, a modern cattle pen and crush, a slatted shed (with rubber mats and 12 pens with wide feeding passage), a five-span round-roof shed with lean-to slatted tank, and numerous derelict stone outbuildings. 'The lands are level in nature,' Mr Quinn says. 'They're of mixed quality… 150 acres of excellent quality land with free-draining soil. "It's currently in grass but certainly suitable for tillage.' A further 80 acres of heavier land suitable for summer grazing is complimented by a 5.5-acre parcel of mature forestry. With an overall price guide of €2,500,000, this will be an auction to track for certain.

With the hopes of attracting an estimated 450,000-plus visitors per year, the new project includes a gondola lift spanning the River Tawe to Kilvey Hill. As well as this, upon arrival at Kilvey Hill, thrill-seekers can enjoy a sky swing, zipline and luge tracks. Visitors can also expect a hilltop restaurant, mountain biking trails, picnic spots, walking paths, a children's play area, and an array of new green spaces. Headed by Skyline Enterprises, the tourism company previously revealed that its board had approved a budget of £35million for the project. This will mark the company's first European development. Council approves land sale and pledges support Swansea Council's cabinet approved the land sale and pledged its financial support in a private meeting last month. "The council's financial commitment to support the scheme remains unchanged, subject to the conclusion of financial negotiations. Inside multi-million pound upgrade for popular Scots tourist attraction New Zealand-based Skyline Enterprises has revealed that work is already underway as it plans to start relocating reptiles. This relocation work was approved as part of the planning application. "A strict protocol is to be followed if an issue is found to ensure the best possible outcome. "This work has been approved as part of the planning conditions, and no licence is required." Not everyone is in favour of the project Plans for this new project were first revealed in 2017, with public consultation events taking place in 2023. Advertisement The application was approved in March this year by the council's planning committee, however, so far, has been met with around 560 letters of objection. Objectors have raised concerns over increased traffic, the visual impact of the project, a potential impact on private water supplies, and fears over what would happen if the scheme didn't deliver on its expectations. However, the committee report said the cumulative benefits of the proposal would outweigh "significant harm" arising from landscape and visual impacts. Planning agent John Hurley explained that beyond the development attracting a substantial number of visitors, it will also create jobs, and improve access to the hill. Advertisement He also added that the development will result in a net biodiversity gain due to replacement tree planting and woodland management. A 124-acre Wexford farm coming up for online auction on Tuesday, September 2, has something to offer a wide range of parties. The property is at Killisk. With the Ballagh village 3km away, it's 15km east of Enniscorthy and 20km north of Wexford town. The holding is presented in five separate lots. Lot 1 is physically separate from the other lots, which are just 600m away, and consists of 25.6 acres of land. 'It's currently in grass,' says selling agent David Quinn of Gorey-based auctioneers Quinn Property. It's of excellent quality and has potential sand deposits Lot 2 is a 7.7-acre parcel containing a derelict farmhouse, as well as some outbuildings. The latter includes a two-span round-roof shed, a five-span shed with lean-to and other stone outbuildings in poor repair. Lot 3 consists of 53 acres of grassland, and Lot 4 consists of 14.7 acres of grassland. The holding in Wexford is presented in five separate lots. In both of these cases, the land hasn't been farmed intensively in a number of years and improvement work is required to bring them back up to a high standard. Lot 5 is 23 acres of rough grazing requiring drainage and reseeding and may be suitable for forestry. Lot 1 is guiding €12,000-€15,000/acre. Lots 2, 3, and 4 are guiding €10,000-€12,000/acre, and Lot 5 is €7,000- €8,000/acre.
