(LDA) official. Moreover, the LDA is preparing to launch a series of residential projects in Gomti Nagar, Aishbagh and Basant Kunj. The scale and configuration of these projects will be based on responses to an online demand survey that remains open until July 31, 2025.
Designs are being revised to prioritise better cross-ventilation and reduce dependency on air conditioning. Floor plans will include larger kitchens, washrooms and balconies, and more structured green zones will be included in each housing complex.
LDA chairperson and divisional commissioner Roshan Jacob recently reviewed these housing proposals and directed officials to make the designs more functional and resident-friendly.
According to LDA vice-chairperson Prathamesh Kumar, the identified plots include 4.5 acres in Viraj Khand (Gomti Nagar), 3.5 acres near Rapti Apartments (Gomti Nagar Extension), 4.65 acres on Mill Road (Aishbagh), and 3.7 acres in Sector-J (Basant Kunj), all with access to schools, hospitals and public transport. The upcoming units will offer 2BHK and 3BHK options with improved layouts, provision for natural airflow, and dedicated drying spaces. Each site will include common facilities like lifts, parking, water systems, gym, pool, yoga space, children's play area and clubhouse. Officials have been instructed to keep the pricing below current private-sector rates and to increase the tree cover.
Site plans for Varun Vihar (Agra Expressway) and Naimish Nagar (Sitapur Road) were also reviewed, with instructions to incorporate mixed-use elements—residential, commercial, and logistics—to align with regional growth.

LDA to sell vacant shops on first-come-first-served basis
Lucknow: After multiple failed auctions, the Lucknow Development Authority is preparing to sell its long-vacant commercial units on a first-come-first-serve basis. The proposal will be placed before the board for approval in its meeting in Aug. Over 100 shops built under various housing schemes have remained unsold for nearly 15 years. Despite repeated auction attempts, buyers stayed away, citing high prices and the shabby condition of the structures. Markets developed in several LDA schemes across the city have struggled to attract commercial activity. An LDA official said the direct-sale model aims to revive these spaces and reduce the unsold inventory. This will also help the authority generate revenue. Further, LDA is set to revise the layout and land use of over 40 plots in seven housing schemes. These plots were earmarked for facilities like police stations, post offices, fire stations and community centres. Since these spaces remained unclaimed, they will now be opened for residential and commercial use. The Varun Vihar Housing Scheme is projected at Rs 7471.93 crore while the Naimisharanya Town Plan is estimated at Rs 4785.34 crore. Apartment construction in Virajkhand and Gomti Nagar Extension are each expected to cost Rs 50 crore. Other residential projects include apartments at Aishbagh Mill Road also estimated at Rs 50 crore. A Mango Theme Park is planned at Basant Kunj with a budget of Rs 7.5 crore. The integrated divisional office has an estimated cost of Rs 50 crore.

‘New building bylaws to boost UP growth, ease urban dev'

A private agency presented the revised bylaws, explaining key provisions and practical implementation. A demonstration of the Fast Pass System, developed to ensure swift digital approvals of building maps, was also shown. The system aims to improve efficiency under the new framework, according to an LDA press release. Architects said the revised rules would speed up development while promoting structured urban expansion. Developers and investors said the new norms were likely to improve the ease of doing business. LDA plans Rs 431crore integrated divisional office in Gomtinagar
Lucknow: The Lucknow Development Authority (LDA) has proposed the construction of an integrated divisional office near Samta Mulak Chauraha in Gomtinagar. The project, modelled on similar facilities in Varanasi and Gorakhpur, is expected to cost around Rs 431 crore. A detailed project report (DPR), which includes the proposed transfer of land currently under the irrigation department, has been submitted to the housing department for approval. LDA was entrusted with preparing the DPR, conducting surveys, and assessing the current status of departmental offices. The aim is to bring major administrative offices under one roof to streamline inter-departmental coordination and improve service delivery. In a survey of 63 departments, 54 divisional-level departments were found suitable for relocation to the proposed eight-storey building, which will feature double basement parking for around 900 cars. The proposed site, currently owned by the irrigation department, was originally allotted to the UP-State Haj Committee in 2009 and has remained vacant for the past 14 years. Of the total cost, the govt is expected to provide Rs 50 crore as seed capital. LDA will contribute Rs 25 crore, while the remaining amount will be mobilised through the monetisation of existing departmental office properties and surplus govt land. Three office sites marked for relocation could generate Rs 63.5 crore through monetisation. Additional land parcels identified by the district administration and the revenue department are expected to contribute Rs 466 crore. Some Nazul land is estimated to yield another Rs 24 crore. According to LDA officials, "The proposal has been forwarded to the state govt. Approval is being sought from the Council of Ministers through the state-level committee, along with administrative and financial clearance for the seed capital and cancellation of the previous land allotment."
