
Real estate tycoon blames Fed boss Jerome Powell for housing market 'crisis'
A real estate tycoon has hit out at Federal Reserve chair Jerome Powell for the challenges facing the housing market.
Grant Cardone claimed that Powell, who leads the committee that sets interest rates, has caused a 'housing crisis.'
The CEO of Cardone Capital told Fox Business that Powell 'has done more damage to the middle class and to housing in this country than any other single Fed or any decision that has ever been made out of Washington, D.C.'
Cardone blamed high interest rates - which the Fed has set in an attempt to tame years of sky-high inflation - as the reason Americans are struggling to afford homes.
'That's why you have 500,000 more homes listed than buyers for those homes,' he told the outlet.
'When the rates come down, prices will also come down with it because you'll have more supply in the marketplace and supply is what controls prices.'
The Fed's benchmark rate strongly influences mortgage rates, currently around 7 percent, so when it is higher it makes home ownership more expensive.
The Fed has kept its benchmark rate steady between 4.25 and 4.5 percent since December.
At the last rate-setting meeting in May, Powell warned that Trump's tariffs had raised the risks of higher inflation and unemployment, and therefore the central bank could not cut rates.
'If the large increases in tariffs that have been announced are sustained, they're likely to generate a rise in inflation, a slowdown in economic growth and an increase in unemployment,' Powell explained.
Rising prices and more unemployment threatens the Fed's dual mandate to keep prices in check while ensuring a healthy labor market.
However, high rates have 'frozen' the housing market as those on cheaper mortgage deals are not willing to move and refinance at a higher rate, which would add hundreds of dollars to their monthly payments.
Further to this, mounting insurance premiums and growing fears about a possible recession are putting buyers off.
Now an astonishing one in seven buyers are bailing on deals at the last minute, leaving more supply than demand in the market and putting downward pressure on prices.
Cardone told Fox Business that if the Fed lowered interest rates it would 'stimulate' activity in the market which would in turn boost the economy.
'When you have a high supply but no demand because rates are too high, you don't have buyers coming in to reach those homes [so] the prices stay up,' he said.

Buyers are pulling out of home sales as the market remains 'frozen'
'If you want homes to move in this country, we need investors back into the marketplace and we need buyers back in the marketplace able to get a low interest rate,' Cardone continued.
The Fed has been under pressure from the White House to cut rates, with Trump even threatening to fire Powell from his position earlier this year.
Trump later backtracked, but has continued to lay the responsibility for bad economic news at the Fed leader's feet.
Last week Trump blamed a poor jobs report on high interest rates, and once again publicly called on Powell to cut.
Private payrolls increased by only 37,000 jobs last month, a far cry from analyst projections and the worst private job hiring slump since March 2023.
Economists polled by Reuters had forecast private employment increasing 110,000 following a previously reported gain of 62,000 in April.

'He is unbelievable!!! Europe has lowered NINE TIMES!'
The European Central Bank has only cut interest rates seven times, with its latest slashing coming in mid-April.

Culver's announces new chicken sandwich lineup
Culver's is diving beak-first into this summer's fast food wars — by launching three revamped chicken sandwiches just in time for this summer's fast food wars. The Wisconsin-based restaurant chain is debuting new Crispy Chicken, Spicy Crispy Chicken, and Grilled Chicken Sandwich recipes on June 16. The sandwiches feature an 'improved' chicken fillet with crunchier pickles, mayo, lettuce, tomato, and all-new toasted buns. The items were inspired by research and guest feedback. Each recipe was part of a multi-year development process to create new chicken sandwiches. Culver's will be celebrating its arrival by giving away free chicken sandwiches to the first 100 customers at each location on launch day. 'We know the love our guests have for chicken, so we wanted to give them new chicken sandwich options that are undeniably delicious,' said Kasey McDonald, Culver's head of culinary. The chain's new crispy and grilled chicken sandwiches will be available at all 1,000-plus restaurants. They cost between about $7.59 and $7.69 per sandwich, a partial factor as to why Culver's is one of the most overpriced fast food chains in America. Several restaurant chains have already introduced new items that are strikingly similar to one another. Chipotle is continuing to offer its limited-time Honey Chicken, which debuted around the same time as a short-lived KFC meal. McDonald's also showed off their competitive side by introducing a new lemonade at participating US locations. The beverage rolled out shortly after Chick-fil-A and Wendy's added new drinks to their menus. Burger King is also offering various specials and plans to offer deals in honor of Father's Day and National Onion Rings Day. Other fast-food chains that are competitively celebrating the summer season include Dunkin' and Sonic Drive-In.

Krispy Kreme sells off remaining stake in beloved dessert chain
Krispy Kreme has officially cut ties with Insomnia Cookies to help pay off its debt. The donut empire announced the sale of its remaining stakes in the chain back to the company and other shareholders on Tuesday for $75 million. The funds will be used to pay off Krispy Kreme's rising debt costs , which currently sit at around $1 billion. 'We continue to take swift, decisive action to de-leverage our balance sheet and drive sustainable, profitable growth,' said Krispy Kreme CEO, Josh Charlesworth. Charlesworth confirmed the stake sale would also help Krispy Kreme focus on successful US expansion and international franchise growth. Krispy Kreme has been experiencing financial difficulties and suffered a $33.4 million loss in net sales during the first quarter of this year. However, over 14,000 locations are running worldwide, and the chain has not announced plans for closures. Insomnia Cookies has been rapidly expanding since it was founded in a dorm room in 2003. Currently, it has over 300 stores, with the majority located in the US. Krispy Kreme acquired a majority stake in Insomnia Cookies for $175 million back in 2018. This deal helped Insomnia Cookies continue its global expansion while tripling its revenue. The chain also previously entered a partnership with McDonald's, and planned to roll out donuts at all US locations by 2026. More than 2,400 McDonald's restaurants were selling Krispy Kreme donuts before the businesses paused its collaboration last month. It also discontinued its dividend paying to shareholders, which is expected to help the company save $6 million a year. Despite its struggles, the chain has not announced plans to explore the idea of private ownership. Various chains have been searching for buyers over the last couple of years. Roark Capital equity firm finalized a $1 billion acquisition deal with Dave's Hot Chicken earlier this month. Jersey Mike's founder, Peter Cancro, became one of the world's richest people after Blackstone purchased the sandwich chain for $8 billion. Restaurants are not the only businesses being sold off to other companies and shareholders. Big Lots was saved in December by a last minute $495 million acquisition deal with Variety Wholesalers.

AI chatbots need more books to learn from. These libraries are opening their stacks
Everything ever said on the internet was just the start of teaching artificial intelligence about humanity. Tech companies are now tapping into an older repository of knowledge: the library stacks. Nearly one million books published as early as the 15th century — and in 254 languages — are part of a Harvard University collection being released to AI researchers Thursday. Also coming soon are troves of old newspapers and government documents held by Boston's public library. Cracking open the vaults to centuries-old tomes could be a data bonanza for tech companies battling lawsuits from living novelists, visual artistsand others whose creative works have been scooped up without their consent to train AI chatbots. 'It is a prudent decision to start with public domain data because that's less controversial right now than content that's still under copyright,' said Burton Davis, a deputy general counsel at Microsoft. Davis said libraries also hold 'significant amounts of interesting cultural, historical and language data' that's missing from the past few decades of online commentary that AI chatbots have mostly learned from. Supported by 'unrestricted gifts' from Microsoft and ChatGPT maker OpenAI, the Harvard-based Institutional Data Initiative is working with libraries around the world on how to make their historic collections AI-ready in a way that also benefits libraries and the communities they serve. 'We're trying to move some of the power from this current AI moment back to these institutions,' said Aristana Scourtas, who manages research at Harvard Law School's Library Innovation Lab. 'Librarians have always been the stewards of data and the stewards of information.' Harvard's newly released dataset, Institutional Books 1.0, contains more than 394 million scanned pages of paper. One of the earlier works is from the 1400s — a Korean painter's handwritten thoughts about cultivating flowers and trees. The largest concentration of works is from the 19th century, on subjects such as literature, philosophy, law and agriculture, all of it meticulously preserved and organized by generations of librarians. It promises to be a boon for AI developers trying to improve the accuracy and reliability of their systems. 'A lot of the data that's been used in AI training has not come from original sources,' said the data initiative's executive director, Greg Leppert, who is also chief technologist at Harvard's Berkman Klein Center for Internet & Society. This book collection goes "all the way back to the physical copy that was scanned by the institutions that actually collected those items,' he said. Before ChatGPT sparked a commercial AI frenzy, most AI researchers didn't think much about the provenance of the passages of text they pulled from Wikipedia, from social media forums like Reddit and sometimes from deep repositories of pirated books. They just needed lots of what computer scientists call tokens — units of data, each of which can represent a piece of a word. Harvard's new AI training collection has an estimated 242 billion tokens, an amount that's hard for humans to fathom but it's still just a drop of what's being fed into the most advanced AI systems. Facebook parent company Meta, for instance, has said the latest version of its AI large language model was trained on more than 30 trillion tokens pulled from text, images and videos. Meta is also battling a lawsuit from comedian Sarah Silverman and other published authors who accuse the company of stealing their books from 'shadow libraries' of pirated works. Now, with some reservations, the real libraries are standing up. OpenAI, which is also fighting a string of copyright lawsuits, donated $50 million this year to a group of research institutions including Oxford University 's 400-year-old Bodleian Library, which is digitizing rare texts and using AI to help transcribe them. When the company first reached out to the Boston Public Library, one of the biggest in the U.S., the library made clear that any information it digitized would be for everyone, said Jessica Chapel, its chief of digital and online services. 'OpenAI had this interest in massive amounts of training data. We have an interest in massive amounts of digital objects. So this is kind of just a case that things are aligning,' Chapel said. Digitization is expensive. It's been painstaking work, for instance, for Boston's library to scan and curate dozens of New England's French-language newspapers that were widely read in the late 19th and early 20th century by Canadian immigrant communities from Quebec. Now that such text is of use as training data, it helps bankroll projects that librarians want to do anyway. 'We've been very clear that, 'Hey, we're a public library,'" Chapel said. 'Our collections are held for public use, and anything we digitized as part of this project will be made public.' Harvard's collection was already digitized starting in 2006 for another tech giant, Google, in its controversial project to create a searchable online library of more than 20 million books. Google spent years beating back legal challenges from authors to its online book library, which included many newer and copyrighted works. It was finally settled in 2016 when the U.S. Supreme Court let stand lower court rulings that rejected copyright infringement claims. Now, for the first time, Google has worked with Harvard to retrieve public domain volumes from Google Books and clear the way for their release to AI developers. Copyright protections in the U.S. typically last for 95 years, and longer for sound recordings. How useful all of this will be for the next generation of AI tools remains to be seen as the data gets shared Thursday on the Hugging Face platform, which hosts datasets and open-source AI models that anyone can download. The book collection is more linguistically diverse than typical AI data sources. Fewer than half the volumes are in English, though European languages still dominate, particularly German, French, Italian, Spanish and Latin. A book collection steeped in 19th century thought could also be 'immensely critical' for the tech industry's efforts to build AI agents that can plan and reason as well as humans, Leppert said. 'At a university, you have a lot of pedagogy around what it means to reason,' Leppert said. 'You have a lot of scientific information about how to run processes and how to run analyses.' At the same time, there's also plenty of outdated data, from debunked scientific and medical theories to racist narratives. 'When you're dealing with such a large data set, there are some tricky issues around harmful content and language," said Kristi Mukk, a coordinator at Harvard's Library Innovation Lab who said the initiative is trying to provide guidance about mitigating the risks of using the data, to 'help them make their own informed decisions and use AI responsibly.' ———— The Associated Press and OpenAI have a licensing and technology agreement that allows OpenAI access to part of AP's text archives.
