Titijaya inks deal for RM554mil transit-oriented development project in Cheras

KUALA LUMPUR: Titijaya Land Bhd's unit, Titijaya Development (Pulau Pinang) Sdn Bhd, has partnered with Mines Heights Development Sdn Bhd to develop a mixed-use, transit-oriented project in Taman Connaught, Cheras.
The project, with a projected gross development value (GDV) of RM554.3 million, will be built on a 1.21-hectare plot owned by Mines Heights, based on approved plans and any subsequent authority-cleared variations.
Under the agreement, Titijaya will pay Mines Heights an entitlement equivalent to 16.5 per cent of the project's net GDV, or not less than RM90 million. The payment will be settled 80 per cent in cash and 20 per cent in property lots.
The entitlement value was determined on a willing-buyer, willing-seller basis after reviewing development returns, land suitability and accessibility, its transit-oriented development (ToD) potential and recent nearby land transactions.
Titijaya Group Managing Director Datuk Lim Poh Yit noted that the project's proximity to the Taman Connaught MRT station will boost its appeal to residents and businesses by offering seamless connectivity across Kuala Lumpur.
He added that demand for strategically located ToD projects is rising across the Klang Valley, especially among city workers and young graduates.
"Besides playing to our strengths in urban lifestyle development, TOD projects also typically deliver higher productivity and lower carbon footprints, aligning with our commitment to environmental, social and governance in real estate development," he said in a statement.
Lim said the new project builds on Titijaya's track record with its flagship integrated ToD in KL Sentral, Riveria City. The first phase, The Riv, was completed last year and fully sold.
"With our new ToD project in Taman Connaught, we aim to replicate our success and deliver another vibrant blend of urban living and work experiences," he added.

The group's revenue of RM309.8mil contributed to a profit after tax and minority interests (PATMI) of RM27.1mil in the quarter under review. This came on the back of some of the group's projects, which had achieved completion or were nearing completion last year. The group's township developments are expected to continue delivering steady contributions ahead. For the first half of 2025, LBS achieved a cumulative revenue of RM639mil, predominantly from the property development segment which contributed 95.5% of the total revenue. Consequently, LBS delivered a PATMI of RM55.3mil. Moving forward, LBS' sales performance remains creditable with total property sales and bookings of RM690.20mil and RM401.11mil respectively as of Aug 19. Klang Valley remains as the primary growth driver, led by its top performing township, LBS Alam Perdana, which registered the highest sales growth. Over the medium to long term, the group's performance is expected to be further enhanced through the development rights agreement which was signed with Kwasa Land Sdn Bhd and its subsidiaries to develop 192.32 acres in Kwasa Damansara. Carrying a gross development value of approximately RM8.30bil, the premium residential development will be executed in phases over 14 years, significantly entrenching LBS' presence in the Klang Valley. LBS group executive chairman Tan Sri Ir Dr Lim Hock San remarked, 'We are currently in a transition phase, preparing for the next wave of launches under our '8 x 8 Strategy' alongside the transformative Kwasa Damansara Township. The IPO price is fixed at 20 sen per share, giving the company a market capitalisation of RM186.9mil upon listing, based on an enlarged issued share capital of 934.4 million shares. Managing director Lim Cheng Ten said that the proceeds would enable the company to expand its fleet by at least 36 units and acquire medium and high-voltage equipment to support this expansion over the next three years.
