Ajitesh emphasized how AI is easing the journey for a buyer. From chatbots and virtual tours to predictive pricing and real time updates, technology is giving buyers more control. 'Real estate is a pay first, use later model, which naturally creates anxiety,' he said. 'We're using technology to reduce that anxiety by offering transparency through drone videos, quality reports, and digital processes to build trust and accountability.' He also advocated for a 'One Nation, One License' model. Such a policy, he argued, would enable credible developers to scale across states without red tape—boosting competition, innovation, quality, and affordability for buyers.
On the regulatory front, Ajitesh discussed Floor Space Index (FSI), explaining that while higher FSI allows denser growth, a blanket approach isn't ideal. FSI regulations must align with local infrastructure, population, and the city needs to promote sustainable urban development. Finally, he called Mumbai unmatched in scale, capital, and opportunity. Eaton Technologies picks up 1.50 lakh sq ft in Pune through 10-year lease pact
Agencies Representative Image Eaton Technologies, the Indian arm of global intelligent power management company Eaton Corporation, has picked up over 150,000 sq ft office space in an information technology park in Pune's Baner area through a long-term lease spanning 10 years. The deal involves an estimated rental outflow of over Rs 250 crore over the entire term and Eaton also holds the option to lease an additional 47,000 sq ft within the same complex. The company is planning to set up its Global Capability Center (GCC) here. The deal is part of a growing wave of large office space commitments by multinational corporations in India, reinforcing the country's status as a key hub for GCCs. Strong talent availability, competitive costs and modern infrastructure continue to draw global firms expanding their operational footprint here. The space, comprising office space across three floors at Aditya Shagun Infinity IT Park, has been leased from Astrope Properties at a starting monthly rent of Rs 1.65 crore, or Rs 110 per sq ft, with an annual escalation of 4.5%. The lease, registered on August 3, carries a five-year lock-in period and provides 150 four-wheeler and 150 two-wheeler parking slots. The company has paid a security deposit of Rs 9.9 crore at the time of registration, showed documents accessed through realty data analytics firm CRE Matrix. The lease commences on July 15, with rent kicking in across three phases including 120 days from commencement for phase 1, December 1 for phase 2, and January 15 for phase 3. Fit-out rent has been fixed at Rs 2,400 per sq ft per month of chargeable area, while common area maintenance (CAM) charges are set at Rs 14.75 per sq ft per experts say this transaction adds to Pune's position as a preferred location for GCCs in sectors such as technology, engineering, and financial to real estate consultants, the western corridor of Pune, covering Baner, Balewadi, and Hinjewadi, has witnessed a surge in large, pre-committed office deals over the last 18 email queries to Eaton Technologies and Astrope Properties remained unanswered until the time of going to press. India's commercial office market has witnessed a landmark year in fiscal year 2025, with office leasing hitting record levels. According to rating agency ICRA, the momentum is expected to sustain in 2026, driven by sustained demand from key sectors such as GCCs, Banking, Financial Services and Insurance (BFSI) institutions, flexible workspace operators, and domestic Information Technology-Business Process Outsourcing (IT-BPM) firms. The net absorption of commercial office space across the top six cities, Bengaluru, Chennai, Delhi-NCR, Hyderabad, Mumbai Metropolitan Region (MMR), and Pune, reached a record high of 65 million sq ft in FY2025, a growth of 14% year-on-year. This surge in demand surpassed the 58 million sq ft of supply for the year, indicating a strong pace of growth.

Gems & jewellery exporters raise fears of job loss due to US tariffs
India's gems and jewellery exporters, citing high dependency on the US market, have expressed fears of job losses as steep 50 per cent tariffs would make Indian exports uncompetitive, the Gem and Jewellery Export Promotion Council (GJEPC) said in a statement on Monday. The exporters said that the US tariffs would have far-reaching repercussions across the economy—'disrupting critical supply chains, stalling exports, and threatening thousands of jobs'—as the US is the sector's single largest market, accounting for over $10 billion in exports, nearly 30 per cent of the industry's total global trade. 'A blanket tariff of this magnitude is severely devastating for the sector. There is significant dependency on the US market, as 85 per cent of exports from SEEPZ Special Economic Zone (SEZ), which provides 50,000 jobs, are directed there,' the GJEPC said in a statement. This assumes significance as the sector has witnessed only marginal growth over the years. Exports across all the previous five years remained within the range of $35 billion to $40 billion, except for FY2020–2021 when exports plunged to $26.61 billion due to the COVID-19 pandemic. According to a National Council of Applied Economic Research (NCAER) survey, in 2019 there were a total of 9.89 lakh units and 42.89 lakh workers in the gems and jewellery sector in India. The sector, with total exports of around $38.11 billion, accounted for 8.45 per cent of India's merchandise exports in 2022–23 and is among the top five leading foreign exchange earners for the country, the GJEPC said. 'In FY2022–2023, exports of gems and jewellery decreased by (-) 2.94 per cent to $38.11 billion from $39.26 billion in FY2021–22,' the GJEPC said. Exporters said that competing manufacturing hubs such as Turkey, Vietnam and Thailand continue to enjoy significantly lower tariffs of 15 per cent, 20 per cent and 19 per cent respectively, making Indian products relatively less competitive in the US market. 'This imbalance, if unaddressed, could erode India's long-standing position as a key supplier to the US,' exporters said. 'We are also concerned about the possibility of trade rerouting through low-tariff destinations such as Mexico, Canada, Turkey, UAE, or Oman—undermining the spirit of legitimate trade and impacting transparency,' the GJEPC said. The exporters asked the government to introduce a targeted scheme on the lines of Duty Drawback or a reimbursement scheme, covering approximately 25–50 per cent of the new tariffs imposed on gems and jewellery exports to the US from August to December 2025. 'This initiative aims to partially offset the impact of the new tariff structure, mitigate financial strain on exporters, reduce the risk of order cancellations, and help maintain India's market share in an increasingly competitive and price-sensitive global market,' the exporters said. With respect to working capital facilities sanctioned, lending institutions may be permitted to allow a deferment of interest for six months, from August 1, 2025 to January 1, 2026, as was done during the COVID-19 period, the GJEPC said. By allowing reverse job work to SEZs, the SEZ units would be able to utilise their machinery and engage their labour for the manufacture and supply of jewellery in the domestic tariff area (DTA), which could be a lifeline during this crisis. The duty should be on the value of duty foregone on the duty-free inputs used by the SEZ unit in manufacturing jewellery for the DTA,' the exporters said. ZS leases 50,000 sq ft new office in Hyderabad
NEW DELHI: Global management consulting and technology firm ZS on Monday announced the opening of a new office in Hyderabad , a move aimed at expanding its service capabilities for healthcare and life sciences Global Capability Centres (GCCs) in India. The 50,000 sq ft facility, located at Raheja IT Park in HITEC City , will accommodate about 550-600 employees, the company said in a statement. The new office, part of the company's strategy to increase innovation and service capabilities for healthcare and life sciences GCCs in India, will better position ZS to deliver customised, differentiated, high-impact solutions for global GC partners, it added. ZS Regional Managing Principal Mohit Sood said that the strategic expansion has been done within a year of the company establishing its presence in the city. ZS supports both new and established GCCs by building foundations, designing operating models, and enabling technology-driven transformation, often utilising its proprietary AI platforms.
