Australia's best suburbs to live ranked in new lifestyle study
And the lifestyle is so attractive that these areas have also been declared some of the best areas to own a home due to a long track record of consistent and above average growth in prices.
Much of this growth has historically occurred at the start of interest rate cutting cycles, with top lifestyle areas often leading the first charge upward in prices and other areas later playing catch up.
The Warringah region of Sydney's northern beaches reigned supreme among the areas deemed to have the best mix of accessibility, family friendly settings, nature, beaches, home value growth and more.
The region, which includes Dee Why, Collaroy, Freshwater, North Manly and 23 other suburbs, was ranked the location with the best lifestyle offering in the country, according to quantity surveyor group MCG's latest Four-Pillar Lifestyle Index.
The eastern suburbs-south, which includes Coogee, Clovelly, Maroubra and La Perouse, also scored highly nationally. The city region was deemed the fifth best place in Australia to live.
There were also much more affordable locations in and around Sydney that scored well for lifestyle.
Wollongong's northern suburbs – which include Thirroul, Austinmer and Coalcliff – along with Wollongong-West were deemed the top NSW lifestyle locations outside Sydney.
Median prices in these areas range from $820,000 to $1.5 million.
The Index analysed every suburb across Australia using SuburbTrends data based on its 'intrinsic liveability' and the attributes considered most popular in Australia.
This included coastal amenity, green assets, metropolitan access and community depth, with each pillar weighted equally and run against historic property price metrics.
MCG Quantity Surveyors director Mike Mortlock said the purpose of the research was to guide Australians on the best markets to own a home over the long term.
'We looked at factors that are always in demand,' he said. 'They're attributes that help markets outperform over the long haul. We know buyers will pay a premium to have them.
'All the pillars we looked at were attributes that real estate agents have historically highlighted as the most pertinent points for home buyers, what they consider the most suitable for them.'
Mr Mortlock said it was far more important in real estate to consider the long-term factors pushing at a market because most people stayed in the same homes for at least 10 to 15 years.
'When we buy a home, and we're looking at it from an investment point of view and trying to consider what it will be worth in future, the key question to ask yourself is who will buy this down the track?
'Who will it appeal to in 20 years? What you don't want is a property or location that will only appeal to a (landlord/investor). For buyers like that, it's all about numbers. Owner occupiers on the other hand buy with emotion and that's who you need to appeal to.
'The markets that have proved to have more consistent growth have lifestyle components baked in.'
Northern beaches agent Tim Cullen of McGrath-Manly said it was the property offering in the area that actually made it stand out.
'It seems the secret is out,' he said. 'It is a more expensive area, but it's actually one of the more affordable places in Sydney to live close to the beach.
'We find people who move here as renters tend to stay and will buy in the area. Most people stay in their homes 20-30 years.'
Mortgage Choice-Dee Why James Algar said the northern beaches offered a lifestyle few other areas could match.
'People love the beaches,' he said. 'There is a great sense of community and many have grown up here so its home. The outdoor lifestyle is also a major drawcard. And it's close enough to the CBD to commute to work but far enough removed from the hustle and bustle of the city.'
Allambie Heights resident Hamish Rollason said he wasn't surprised the Warringah area ranked as the best lifestyle location in the country.
'The northern beaches has an edge over some of the other really nice places to live,' he said. 'There are so many more parks and on any given day you just take your pick of beach.
'There's also lots of great places to eat and it's accessible. You can get to work easily.'
Mr Rollason added that it came with a big catch. His family are currently selling their three-bedroom house at 2 Larissa Rd to upsize to a new home and expect competition to be tough.
'With more rate cuts probably coming, we're expecting a groundswell of buyers. We're hoping if we buy soon we won't get caught in a situation of prices rising too quickly.'

Inside the hidden Queensland suburb rated as the best spot for homeowners
Danny and Amy Neilsen arrived in Mudgeeraba only two months before it was named Queensland's best lifestyle suburb for homeowners. With a two-year-old and a four-week old baby, the couple searched up and down the Gold Coast to find the right home for their growing family. 'We were probably looking for a good 8 months,' Mr Neilsen said. 'Which was pretty difficult — going through those processes and the weekend open homes while juggling a toddler, because they usually coincide with naptime.' When the pair found a home they could afford, they didn't yet realise the benefits of the suburb. A new report form the MCG Quantity Surveyors found the Mudgeeraba-Bonogin area to be the best property market in Southeast Queensland for lifestyle and growth. Using info from SuburbTrends, the suburbs were ranked by a mix of beach access, natural environment, urban amenities and family-friendliness. Mudgeeraba-Bonogin was one of four Gold Coast suburbs in the top ten list, along with five Sunshine Coast suburbs and just one Brisbane suburb. 'We had no idea it was so beautiful and friendly out here, but now that we do know we kind of want to spread the word a bit,' Ms Neilsen said. 'The moment we moved in, all our neighbours knocked on our door and said 'anything you need, let us know' – which we've never really had before.' The couple bought a three-bedroom home in the area for a little over $1m, with homes typically selling for around $1.295 million. Ms Neilsen said many of the homes they had seen were heritage and helped give the area a modern village feel. 'People have been here for 45 years in our street,' she said. 'You feel like you're secluded from all the business of some of the more dense suburbs,' Mr Neilsen said. '[But] we have accessibility to the beach [and] work in 15 minutes.' Raine & Horne agent Jasmin Turpin, who grew up in the area, said the suburb was becoming 'highly desirable' for new families, as older residents moved out into smaller homes. 'I think it's picked up in most recent years as a hidden area,' she said. 'It's getting a bit older now so there are a lot of homes that need renovating, but it enables those first home buyers to get in there [and] do it up how they feel.' Ray White Broadbeach agent Lisa Bourne said the area's 'unique lifestyle blend' was why prices were beginning to quickly rise in the area as it was being discovered. 'As a local agent and Bonogin acreage owner, I have seen Bonogin and Mudgeeraba go from 'Where's that?' to 'I've got to live here!'', she said. Now, the Neilsens are just a short walk away from the town and its events, like the Mudgeeraba Show and the Gold Coast Car Show. 'We pack the pram and go into town on a Saturday morning and enjoy a good breakfast,' Mr Neilsen said. 'It was definitely a challenge, and it's taken us a few years to save up for what we needed to get in, but we did feel we locked out with this one.'

How first homebuyer landed top lifestyle for less
Junnel Sinajon may not have been born in Townsville but he is now a confirmed local, building his first house in the NQ capital and proudly declaring his allegiance to the Cowboys and the Maroons. Dr Sinajon came to Townsville about 10 years ago and fell in love with the community and lifestyle. 'I came from a tropical country, The Philippines, and Townsville has similar weather to back home,' he said. 'I finished a degree in nursing at JCU and went back to become a medical practitioner. 'I got some job offers from the Gold Coast, Brisbane and even Coffs Harbour in NSW but I wanted to stay in Townsville. 'It's very relaxing here and the lifestyle is good.' Dr Sinajon said he loved that Townsville had most of the services and amenities of a big city and a multicultural community. 'You can connect to people from all different backgrounds,' he said. 'I'm the kind of person who goes out to restaurants, pubs and clubs, and Townsville has so much to offer in that aspect. 'You can enjoy the Strand, walk and have a coffee in front of the beach and even go to Magnetic Island easily.' Dr Sinajon said he was now also a proud NQ Cowboys and Maroons supporter. 'When I was working at Townsville hospital, everyone would wear maroon for State of Origin,' he said. 'I didn't really understand the game … but I knew Queensland was the best.' The new MCG Four-Pillar Lifestyle Index confirmed Dr Sinajon's estimation of Townsville being a lifestyle gem, ranking the NQ region as the sixth best property market in the country for lifestyle and potential price growth. Townsville also had the lowest median house price on the list. Dr Sinajon has taken advantage of Townsville's affordable property market, buying a block of land at the Somers & Hervey estate in Rasmussen and engaging the local Keir Constructions to build his new home. 'We compared other estates but Somers & Hervey really captured our attention,' he said. 'As soon as we found a lot, we paid a deposit. 'The slab has just been poured – it's very exciting.'

Melbourne house prices: The suburbs booming after rate cuts
House prices have jumped at least $10,000 in 150 Melbourne suburbs since interest rates were cut in February and another clip on Tuesday could fuel a further surge. But, in an unexpected twist there are even more suburbs that have yet to respond to the two reductions, with expectations it could take at least two more for a wholesale boom to kick off in the city. Economists are blaming Melbourne's 'laggard' response on the state of the Victorian economy, which is being described as recovering from 'trauma', and following a pattern last seen during a rate cutting cycle after the Global Financial Crisis and during the nation's 1990s and 1980s recession years. But the suburbs that are booming are doing so well that they're dragging the overall city's median house values up with them. PropTrack data shows one of the biggest winners since the Reserve Bank's February cut is Canterbury's lofty $3.5m median house price, up an eye-watering $385,000 in five months. Bittern on the Mornington Peninsula's $1.18m typical house now costs $210,000 more than it did in February, while Gembrook has surged into the million-dollar club — up from $910,000 to $1,049,800. Units in some areas are also responding with Sunshine's typical flat gaining $54,500 to reach $458,000 since February, while townhouses have helped add $112,500 to Hampton East's now $975,000 typical cost. The PropTrack data shows they're among the 173 suburbs have recorded gains since the February 19 rate cut, though some were fractional with as little as a 0.06 per cent improvement. Respected AMP Capital economist Shane Oliver said on the surface, Melbourne's response to the rate cuts so far was 'surprising' — but likely reflected a market that was 'still a bit shaky' as a result of a poorer performing economy than other states. 'We are starting to see some movement, but it's consistent with Melbourne being a bit of a laggard,' Mr Oliver said. Key reasons included the Victorian economy being ranked as among the poorest performing in the nation by AMP Capital, the Victorian government's implementation of additional property taxes which had contributed to diverting investor attention, and because homebuyers were so far largely resisting the fear of missing out permeating many other cities. Mr Oliver said Victoria's response to rate cuts so far was closer to those during times of economic trauma and recession, such as the late 1980s, the 1990s and after the Global Financial Crisis. 'When you have more economic trauma, that's when you see a slower response to rate cuts,' he said. 'But, historically the lower rates will win out eventually.' PropTrack senior economist Anne Flaherty said the slow response despite nation-leading population growth was a 'pretty big warning sign' about the state's property tax settings — one of the key things differentiating it from other major capitals where prices have surged. 'Those areas that are outperforming are those that are feeling stronger owner occupier demand,' Ms Flaherty said. 'A lot of the top ten are desirable areas and would appeal to people on above-average incomes. 'But what this data really clearly shows is that property prices in Melbourne are moving at different speeds in different areas.' However, the economist noted she was still anticipating a 'strong recovery in most suburbs' and further rate cuts, including one that PropTrack is anticipating will be announced this Tuesday, will be key to that growth. Ms Flaherty said worsening unemployment data would be key to confirming the cut, particularly notable in Victoria where the figures are higher than other states. 'It could be more risky to not cut at this point,' she said. Property Home Base buyer's agent Julie DeBondt-Barker said Melbourne's slow uptake could also reflect that 'buyers are not feeling the FOMO'. With seemingly limited fear of missing out on home opportunities, Ms DeBondt-Barker said it wasn't uncommon for many to be turning down homes even after six months of searching. 'They are still being fairly discerning, they still feel there 'will be another one',' she said. 'They are worried that interest rates will go down, but also that they will go up again. So there's still big-picture thinking and nervousness. They might be able to spend $1.2m, but they only want to spend $900,000.' However, the advocate warned investors and especially those from other states were not of the same view. Real Estate Institute of Victoria interim chief executive Jacob Caine said the data suggested Melbourne homebuyers were waiting for further cuts before they made a move. 'The reality is that despite two interest rate cuts so far this year, the cuts haven't been big or frequent enough to genuinely stimulate wholesale growth across metropolitan Melbourne,' Mr Caine said. 'The past two have demonstrated that buyers and sellers are looking for more from a cut to the cost of living and debt servicing before they test the market or put their hand up at auctions.'
