
LBS posts strong FY2025 start, earnings surge on robust sales, demand
The people-first property developer reported a 15 per cent quarter-on-quarter revenue increase in Q1 FY2025 to RM329.2 million, up from RM287.1 million in the preceding quarter. This was driven by active construction progress across key developments, particularly in the Klang Valley, which contributed over 86 per cent of total revenue.
Major contributors included flagship projects such as KITA @ Cybersouth, LBS Alam Perdana, Prestige Residence, and the Idaman series.
The group also saw its pre-tax profit more than double to RM32.5 million from RM15.8 million in the previous quarter.
Commenting on the results and outlook, executive chairman Tan Sri Dr Lim Hock San said the group recorded RM281.2 million in sales and RM256 million in bookings during the quarter.
"This performance is driven by the robust demand for the state-of-the-art light and medium factories in our Alam Perdana Industrial Park, further boosted by Cameron Centrum, following the successful launch of Centrum Iris, its second precinct and largest mixed development, earlier this year," he said in a statement.
Lim said that the strong uptake in both these projects reflects the strong market confidence in the developments and reinforces the group's strategy of delivering market-driven projects that cater to real demand.
Guided by its 8 x 8 Strategy, LBS plans to launch projects worth RM8 billion in total gross development value (GDV) over the next three years. With 3,793 acres of land landbank and RM1.61 billion in unbilled sales, the group is well-positioned for sustainable growth.
"This, combined with our sizeable 3,793 acres of land landbank and RM1.61 billion in unbilled sales, means we are well positioned for sustainable growth, providing clear visibility of our future revenue and earnings.
"Moreover, we are exploring opportunities to expand our presence in Melaka with our recent MOU (memorandum of understanding) to develop a mixed-use industrial development project with an estimated GDV exceeding RM7 billion," Lim said.
"We are excited about the potential growth opportunities and looking ahead, we maintain a cautiously optimistic outlook and will continue to respond with agility to evolving market demands while building on our strengths to drive sustainable growth," he said.
The board has proposed a final single-tier dividend of 1.10 sen per share in respect of the financial year ended Dec 31, 2024, subject to shareholder approval at the upcoming 25th AGM on June 26, 2025.
Upon approval, the total dividend payout for 2024, including a first interim single-tier dividend of 1.00 sen per ordinary share and a special single-tier dividend of 2.60 sen per ordinary share, is 4.70 sen per ordinary share or RM73.2 million in total.
This represents a 30 per cent payout ratio, in line with the group's dividend policy.

Titijaya inks deal for RM554mil transit-oriented development project in Cheras
KUALA LUMPUR: Titijaya Land Bhd's unit, Titijaya Development (Pulau Pinang) Sdn Bhd, has partnered with Mines Heights Development Sdn Bhd to develop a mixed-use, transit-oriented project in Taman Connaught, Cheras. The project, with a projected gross development value (GDV) of RM554.3 million, will be built on a 1.21-hectare plot owned by Mines Heights, based on approved plans and any subsequent authority-cleared variations. Under the agreement, Titijaya will pay Mines Heights an entitlement equivalent to 16.5 per cent of the project's net GDV, or not less than RM90 million. The payment will be settled 80 per cent in cash and 20 per cent in property lots. The entitlement value was determined on a willing-buyer, willing-seller basis after reviewing development returns, land suitability and accessibility, its transit-oriented development (ToD) potential and recent nearby land transactions. Titijaya Group Managing Director Datuk Lim Poh Yit noted that the project's proximity to the Taman Connaught MRT station will boost its appeal to residents and businesses by offering seamless connectivity across Kuala Lumpur. He added that demand for strategically located ToD projects is rising across the Klang Valley, especially among city workers and young graduates. "Besides playing to our strengths in urban lifestyle development, TOD projects also typically deliver higher productivity and lower carbon footprints, aligning with our commitment to environmental, social and governance in real estate development," he said in a statement. Lim said the new project builds on Titijaya's track record with its flagship integrated ToD in KL Sentral, Riveria City. The first phase, The Riv, was completed last year and fully sold. "With our new ToD project in Taman Connaught, we aim to replicate our success and deliver another vibrant blend of urban living and work experiences," he added.

LBS posts RM55.3 million Patmi in 1H FY2025
PETALING JAYA: LBS Bina Group Berhad, a property developer, today announced its unaudited financial results for the second quarter ended June 30, 2025, which delivered a resilient performance amidst the Group's efforts to lay a solid foundation for its next wave of growth. The Group's revenue of RM309.8 million contributed to a profit after tax and minority interests (PATMI) of RM27.1 million in the quarter under review. This came on the back of some of the Group's projects, which had achieved completion or were nearing completion last year. The Group's township developments are expected to continue delivering steady contributions ahead. For the first half of 2025, LBS achieved a cumulative revenue of RM639.0 million, predominantly from the property development segment which contributed 95.5% of the total revenue. Consequently, LBS delivered a PATMI of RM55.3 million. Moving forward, LBS' sales performance remains creditable with total property sales and bookings of RM690.20 million and RM401.11 million respectively as of Aug 19, 2025. Klang Valley remains as the primary growth driver, led by its top performing township, LBS Alam Perdana, which registered the highest sales growth. Over the medium to long term, the Group's performance is expected to be further enhanced through the development rights agreement which was signed with Kwasa Land Sdn Bhd and its subsidiaries to develop 192.32 acres in Kwasa Damansara. Carrying a gross development value of approximately RM8.30 billion, the premium residential development will be executed in phases over 14 years, significantly entrenching LBS' presence in the Klang Valley.
