
One major capital city holds the affordability edge - but for how long?
Fresh figures from property research group Cotality show Melbourne's median house price is now $803,424, after posting a 0.4 per cent rise in July.
Prices have climbed 1.2 per cent over the past three months and 0.5 per cent over the year, delivering a total return of 4.3 per cent for homeowners.
Nationally, the median dwelling value has reached $844,000, a 0.6 per cent gain last month and a 3.7 per cent rise over the past year.
The lift in prices follows the Reserve Bank's February interest rate cut, which has boosted buyers' borrowing power and helped reignite activity across the housing market.
Cotality head of research Eliza Owen said the rate cut had "taken home values about 3 per cent higher through the year to date, or the equivalent of another $25,000 being added to the median dwelling value in Australia".
Gains are now being recorded in every capital city, reflecting a broad-based recovery.
Darwin was the standout performer in July with a 2.2 per cent monthly jump, still holding the crown as the nation's most affordable market.
"When it comes to Darwin, it's a low price point, but it's also got strong gross rent yields," Ms Owen said. "Investors are seeing an opportunity not just for short-term capital growth but for solid rental returns."
While Perth (up 0.9 per cent), Brisbane and Adelaide (each up 0.7 per cent) posted stronger growth than Melbourne, the city's steady gains come amid challenging affordability conditions.
Economists warn that while lower interest rates are drawing more buyers into the market, high prices and deposit hurdles continue to lock out many first-home buyers, especially with cost-of-living pressures eroding household savings.
A shortage of homes for sale is adding further upward pressure to prices. Listings remain almost 20 per cent below the five-year average, while auction clearance rates remain robust, signalling strong competition among buyers.
Finding opportunities under the median price
For those looking to buy below the median price, there are still pockets of opportunity.
In the west, suburbs like St Albans, Deer Park, and Ardeer offer family homes with strong transport links.
Similarly, the north provides great value in suburbs like Thomastown and Lalor, which boast good city access and growing infrastructure.
For buyers willing to look beyond the city, regional centers continue to offer strong value.
Bendigo, Ballarat, and Geelong provide a mix of affordable housing, growing infrastructure, and community amenities.
With improved rail links and an increase in flexible work arrangements, many buyers are finding they can achieve their homeownership goals in regional Victoria without sacrificing their careers.

Undervalued Melbourne suburbs set for major property boom
Melbourne is 'tremendously undervalued' and overdue for a boom, with new research showing which suburbs could be set for some of the biggest jumps. Experts are tipping this year's third Reserve Bank rate cut could finally be the one to turn the city's housing fortunes around, and areas like St Kilda East, Noble Park and Doreen are poised to get the best boost. The analysis from SuburbData tracked demand-to-supply ratios, price gaps with neighbouring suburbs, as well as the difference between house and unit prices to pinpoint postcodes primed for the next growth spurt. St Kilda East leads the pack, with typical house values a staggering $348,000 cheaper than nearby bayside postcodes. Noble Park and Doreen are also trading at steep discounts compared to their neighbours, despite strong transport, shopping and schooling options. SuburbData director Jeremy Sheppard said knowing where value lay in Melbourne's market was critical. 'Melbourne is tremendously undervalued … homes have become such an enormous investment … families need to be cannier about where they buy,' Mr Sheppard said. He added that undervalued suburbs were often those priced below neighbouring areas without clear geographic disadvantages, where growth had been lacklustre while nearby markets surged, and where buyer demand was now starting to outweigh supply. 'When buyers find better value for money in a market, that's when you get a feeding frenzy,' Mr Sheppard said. 'It may take a while till you get any growth on your investment in an overvalued suburb … buying at the peak of a fast moving market could even mean, in extreme cases, that prices soon fall.' Prominent Bayside real estate director Gary Peer said the median price in St Kilda East was 'heavily influenced by apartment sales'. 'St Kilda East is absolutely prolific when it comes to apartments, historically it's been a hotspot for investors,' Mr Peer said. 'But over the past few years, many investors have exited the market for a variety of reasons. 'The rapid rise in interest rates was a big one — though we're now starting to get some relief. Land tax has also bitten hard.' The Gary Peer Real Estate boss said the result of that investor exodus has been a shift in the buyer pool, and coupled with high numbers of sales it had led to softer price growth in the suburb. 'Compared to five years ago, prices in St Kilda East haven't climbed the way we might have expected,' Mr Peer said 'In some cases they've stayed flat or even gone backwards — and that's rare in Melbourne.' He noted that the suburb was still a 'premier address' and 'as affordable as St Kilda East is likely to be for years'. Whitefox chief executive and The Block judge Marty Fox said the relative affordability, especially the six-figure gap between St Kilda East and neighbouring areas, wouldn't last long. 'Historically, these kinds of disparities don't survive long once buyers start connecting the dots on lifestyle, transport, and amenity,' Mr Fox said. 'Once demand tips, you can see 10-15 per cent lifts inside a year, especially if there's a catalyst like infrastructure upgrades, a rate cut, or just the media finally catching on.' Melbourne's fundamentals are also likely to help drive prices up in undervalued areas. 'You've got population growth back at pace, rental supply at record lows, and construction costs pushing replacement values higher,' Mr Fox said. 'The gap between what buyers think property is worth and what it should be worth is the widest I've seen in years, and that's an opportunity for those who aren't scared to act before the crowd catches on.' Tuesday's interest rate cut, while important, was not the only factor in a boost to home values. 'Cheaper money acts like lighter fluid on buyer intent, but the spark will be confidence,' Mr Fox said. ‘Gucci mansion' seller drops $17m on luxe waterfront home

Melbourne auction market braces for major shift after rate cut
An interest-rate cut earlier this week has been tipped to start giving Melbourne's auction market a lift as soon as this weekend. But property experts believe it will be a looming change to Australia's First Home Guarantee that will have first-home buyers in particular looking to make a move as soon as possible. Tuesday's 0.25 percentage point rate cut by the Reserve Bank added about $20,000 to the borrowing capacity of a typical homebuyer, while also boosting confidence with the prospect of smaller mortgage costs once they settle their purchase. It's good news of the owners of the 887 Victorian homes set to go under the hammer this week, according to PropTrack, following a 68 per cent clearance rate last week. PropTrack senior economist Eleanor Creagh said the latest rate cut was likely to give some buyers a modest confidence boost. 'That being said, the impact of rate cuts on auction activity tends to build gradually rather than at once, as buyers factor the change into their finances and bidding strategies,' Ms Creagh said. However, Real Estate Institute of Victoria director and Compton Green Inner West director Adrian Butera said Melbourne homebuyers had been very active this winter, which he attributed to buyers already taking interest rate cuts into account. 'We are seeing more buyers come through real estate, maybe 15 to 20 per cent more – that's an estimate – but that is also maybe down to a lack of stock,' Mr Butera said. Melbourne-based buyer's advocate Emily Wallace said in addition to rate cuts boosting buyer confidence, many young purchasers were now hoping to secure a home before Christmas. From January 1, the federal government's Home Guarantee Scheme will become open to all Australian first-home buyers with a 5 per cent deposit, regardless of their income. Under the scheme, which is currently means-tested and accepts a limited number of buyers, the federal government guarantees up to 15 per cent of a home loan's value. From next year the program's price cap for people wanting to buy in Melbourne and some of regional Victoria is set to rise from $800,000 to $950,000 per home, as well as removing income thresholds. Ms Wallace said many buyers felt with this change on top of interest rate cuts, homes priced below $950,000 would 'be even more competitive' from next year. 'So I think there's a sentiment of, 'Let's get in now,' she said. 'I think, anything that lowers barriers for other buyers to come into the market, you'd want to get in before that.'
